Hot water extraction for carpets, stairs and upholstery

We clean carpets across Birmingham and the West Midlands for three main reasons: family homes that need a reset, rented properties between tenancies, and offices with heavy footfall. In rented homes the job is often driven by a tenancy agreement that requires professional carpet cleaning at the end of the term.

Stair carpets take more traffic than anything else in a house and show it first, followed by living room carpets in family homes. In shared houses the wear is dramatic. A Selly Oak stair carpet after a year of heavy use can look beyond saving, and usually it is not.

We clean carpets by hot-water extraction. The carpet is vacuumed dry first, a pre-spray is left to loosen the soil and worked through the pile, and then hot water is run through and pulled straight back out with the dirt in it. Stairs and the lanes through living rooms and hallways take the most wear. Before we start we tell you which stains are likely to shift and roughly how long the carpet will take to dry.

Why carpet cleaning is important

  • Appearance: Grey traffic lanes on stairs, landings and doorways lift once the grit is rinsed out of the pile.
  • Dust and allergens: Extraction pulls out the fine dust held low in the pile that a vacuum leaves behind.
  • Carpet life: Grit at the base of the pile cuts the fibres as people walk on it, so rinsing it out slows the wear.
  • Odours: Pet, food and smoke smells treated at the source in the backing first; any deodorising follows that, it does not replace it.

How we do it

  1. 01We check the carpet and test firstFibre type and backing determine the method. We test in an inconspicuous corner for colour fastness before doing anything to the middle of your living room.
  2. 02Thorough dry vacuumingMost of what is in a carpet is dry soil. Removing it properly before any water goes down is what separates a good result from a bad one, wetting dry soil turns it into mud in the pile.
  3. 03Pre-treatment and agitationA pre-spray is applied and given time to break down grease and soiling, then agitated into the pile. This dwell time does most of the actual work.
  4. 04Stains treated individuallyDifferent stains need different chemistry. Pet accidents, red wine, tea, ink and grease are not interchangeable and we treat them separately from the general clean.
  5. 05Hot water extractionHot water and solution are injected into the pile under pressure and immediately extracted along with the suspended soil. It is the method most carpet manufacturers recommend in their care instructions.
  6. 06Groomed and driedThe pile is groomed to dry evenly. Drying usually takes a few hours; allow most of a day in cold, damp weather, and we tell you how to speed it up.

What sets the price of carpet cleaning

Priced by room and by the number of stairs, with a minimum charge for a single small room, because the setup time is the same whether we clean one room or four. Getting several rooms done in one visit is significantly better value per room.

Heavy soiling, pet contamination and extensive stain work add to the price, and we would rather see photos first than quote blind and revise it on the doorstep. Some limits hold whatever the method: hot water extraction lifts an enormous amount, but a carpet with worn-through pile, permanent dye damage from bleach, or years of ground-in traffic wear will improve without looking new. We will tell you which one you have before you spend money on it.

Frequently asked questions

Usually a few hours; allow most of a day in cold, damp weather. Opening windows and running the heating speeds it up considerably. We extract as much moisture as possible rather than leaving carpets saturated.

Most, but not all. Fresh spills and general soiling come out well. Permanent dye damage from bleach, worn-through pile and some old set stains will improve rather than disappear. We will look and tell you what to expect before you commit.

Yes. The products we use are safe once dry, and we are happy to use eco-friendly and non-toxic options, just tell us when you book. We would suggest keeping pets and children off the carpet until it is dry, mainly because walking on damp carpet re-soils it.

Yes, in most cases, and pet contamination is treated separately from general cleaning. Odour usually comes from urine that has soaked into the backing or underlay, so surface cleaning alone will not fix it: it needs treating at depth, and severe cases may need the underlay replaced.

We move what is reasonable, chairs, small tables, light items. Heavy wardrobes, beds and full bookcases we clean around rather than risk damage to the item or the floor. If you can clear a room beforehand you get a more complete clean.

Check your tenancy agreement, because many specifically require professional carpet cleaning at the end of the term. If yours does, we will include it with your end of tenancy clean and can confirm the work was done.

Hot water and cleaning solution injected into the carpet pile under pressure and immediately vacuumed back out with the suspended dirt. It is sometimes called steam cleaning, and it is the method most carpet manufacturers specify in their own care instructions.
