Carpet Cleaning in Winson Green Voids and Block Corridors
Carpet cleaning in Winson Green is bought the way everything else here is bought: by an organisation, against a date. A voids team wants the flooring in an empty property presentable before an inspection. A managing agent wants the corridor carpet in a block extracted before it starts to look like a corridor nobody maintains. Residents can book directly as well, at the same rates, but on the estates most corridor and void carpet is the providers’ and agents’ to manage, so this page starts with them.
The local variable is grit. On the estates there is no path, garden or porch between the pavement and the front door to lose any of it on, so fine, hard street grit arrives at the entrance mat and travels straight along the corridor. Hard grit in a pile does not merely look dirty: it cuts fibre every time somebody walks over it, so communal carpet here wears out faster than identical carpet would in a quiet suburban block.

Worn or merely dirty: the question on every B18 void carpet
The real question on a void is whether the carpet is dirty or finished. A social let that has run ten or fifteen years often has contract carpet with the pile walked flat along the traffic line, and extraction lifts an enormous amount of soiling without giving any of that back. Providers get far better value knowing which of the two they are looking at before they commit, and frequently the answer is that this one should be replaced and the next three are worth cleaning. In the communal areas the picture is different: that carpet is usually newer, the problem really is grit and traffic soiling, and extraction does precisely what it is supposed to.
- Void properties needing the flooring presentable for an inspection and a re-let date already in the diary
- Communal corridor and lobby carpet in blocks, taking street grit straight off the pavement with nothing in between
- Ten and fifteen year old contract carpet in long social lets, where the real question is cleaning against replacement
- Newer apartment blocks, where the flooring is mostly hard and the corridor carpet is the main job
- Residents booking a single room or a flight of stairs themselves and invoiced directly, not through a landlord
Grit out dry first, then extraction worked in halves along corridors
Dry vacuuming first and thoroughly, which matters more here than in most places because what sits in these carpets is sharp dry grit, and wetting that before it is lifted out turns it to mud down at the base of the pile. A pre-spray follows, given proper dwell time and agitated in, which is where most of the result on a heavily soiled corridor is actually won. Individual marks get their own chemistry. Then extraction, and along a communal corridor we work in halves so residents always have a dry route past their own door. Drying is the constraint in a block with no through draught, so we bring air movers instead of leaving it wet and hoping.
- Worked in halves along a communal corridor, so every resident keeps a dry way past their own front door
- Air movers used on communal areas, because a block corridor has no through ventilation to dry it naturally
- Colour-fastness tested before anything wet goes down, which genuinely matters on cheap contract carpet
- A straight answer on worn against dirty before a provider spends anything on a void carpet
More detail on the equipment and the order of work: our carpet cleaning method.
Voids, block corridors and worn contract carpet
Carpet work here sits mainly on the estates and inside the blocks, since on the Victorian terraces a good deal of the ground floor is hard flooring anyway. Corridor work is best booked alongside the communal clean so the block is opened up once. Void carpets are usually done with the rest of the void clean, and they go last so nothing is walked back over them. In the newer apartment blocks the flooring is mostly hard, so the carpet work there is in the corridors.
Rooms, flights and corridor length: pricing carpet work in B18
The unit of pricing is the room and the flight of stairs, with a minimum charge attached, because unloading and setting up costs the same hour whether one room gets done or four. That pushes a void towards doing the whole property in one attendance, which is the sensible order anyway. Communal corridors are priced per block by length and by frequency, and taking them on a schedule costs less per visit than calling us out once a year after the carpet has already gone. What never carries a charge is the advice: where a void carpet is worn out, not just soiled, we say so before you commit, because paying to extract a carpet you will replace in six months is paying twice.
Once per void, and twice a year for busy block corridors
Void carpets are done once at each tenancy end, which is rare for any one property and constant across a portfolio. Communal corridors do best twice a year in a block on a busy road, and once a year further back where less grit reaches the door. Households booking directly sit on the ordinary twelve to eighteen months, shorter with pets or small children in the flat.
The carpets looks clean and beautiful, very professional and polite. I would recommend this company

Frequently asked questions
Clean it if it is only soiled; replace it if the pile has been walked flat. Send us photographs of the traffic line and the doorways and we will tell you which it is before any money is committed. Soiling comes out extremely well. Wear does not: where the pile has been walked flat or through over a long tenancy, extraction makes it a clean worn carpet. Across a portfolio the answer usually varies property by property, and replacing one while cleaning three is often better value than cleaning all four.
Yes, and closing a corridor is not really an option anyway. We work one half of the width at a time so there is always a dry route past every front door, then come back for the other half once the first has dried. We put signage out while we work. Residents can come and go throughout, which is the only workable way to do an occupied block.
Usually a few hours with air movers running; allow most of a day in cold, damp weather. An internal corridor has no window and no through draught, so left alone it stays damp far longer than a room in a house. That is why corridor work is booked for a morning, so the air movers have the rest of the day to finish it.
Mostly not. The flooring in those blocks is nearly all hard, so what the flats need after completion is a final clean, not extraction. Where a communal corridor has been carpeted it is worth putting on a schedule from the first year, because the grit arrives long before the carpet looks like it needs anything.
Yes. There is a minimum charge, because the setup takes the same time either way, so one room on its own is the least efficient way to buy it. A room plus the stairs and landing usually costs very little more than the room alone and is the combination that usually makes most sense. We invoice you directly, whoever your landlord happens to be.
