Our story
Adefem exists to do one straightforward thing properly: clean the inside and the outside of buildings across Birmingham, to a method that does not change from job to job and a price agreed before the work starts. Most households end up juggling one firm for the windows, another for the carpets and a third for the gutters, and getting a different answer from each about what is actually wrong with the house. We would rather be the one number you call for all of it.
We are a service-area business, and that changes what you should expect. There is no shop and no reception. We work out of a base in Selly Oak, B29, and everything happens at your property, so please ring rather than dropping in: the registered office is published in full in the footer and on the public register, but there is nothing there for a customer to come to. The money a shopfront would cost goes into the van, the water tanks and the equipment instead, and the phone is answered by somebody who will either be doing your job or booking it.
The nine services split into two halves. The exterior work, windows, gutters, conservatories, patios and driveways, is equipment-led: purified water, poles, a gutter vacuum and a rotary flat-surface cleaner. The skill in it is choosing the right pressure and the right method for what the building is actually made of, because that is where the damage happens in this trade. The interior work, deep cleaning, regular domestic cleaning, commercial cleaning, end of tenancy and carpets, is about method and thoroughness: the same order every time, the awkward things checked rather than skipped. We are set up to do both, which is why one visit can take in the glass, the gutters and the conservatory roof instead of three separate appointments.
Adefem Concepts Solutions Ltd. is registered in England and Wales, company number 16899886, incorporated on 9 December 2025, and its sole director is Adekunle Charles Akinrinlola. That is a name you can put to the company, and it is on the public register alongside everything else here, so none of it has to be taken on trust. So we are new, and we would rather tell you that than let stock photography and a vague phrase imply otherwise. Being new means we have no long history to point at. It also means every job matters to us more than it would to a firm with a full order book, and that we have no reason to talk you into work you do not need. We carry insurance for the work we do, and the current certificate goes out by email to anyone who asks for it before we start, which is a reasonable thing to ask of any cleaning firm.
There are jobs we turn down. We are cleaners, not roofers, not gardeners and not a repair company. If your guttering needs replacing rather than clearing, or your paving needs relaying rather than washing, you will hear that from us and we will not charge you for a clean that solves nothing. Tell us what the property is, what is wrong with it and when you need it done, and you will get a straight answer, including “that is not worth paying for” when that is the right one.

How we actually do the work
Method matters more than product in this trade. Most of what goes wrong on a cleaning job is not a failure to shift the dirt, it is damage done while shifting it. These are the rules we work to and the reasoning behind each, including what each one costs you in return.
Exterior glass and frames are cleaned with filtered, deionised water through a reach-and-wash pole, from the ground, up to three storeys. Two reasons. Pure water has had the dissolved minerals taken out of it, so it lifts dirt and then dries without leaving a mark, which means the glass is never towelled off and old putty lines, seals and painted timber are left alone. And nothing leans on the building. Ladder feet mark render and crush planting, ladder tops distort guttering and scuff fascias, and neither is a mark you can quietly clean off afterwards. The trade-off is real: a pole cannot get to a window sitting behind a conservatory roof or deep in an enclosed courtyard, and where that is the case we will tell you rather than pretend the elevation is finished.
Gutters are cleared with a pole-mounted vacuum from ground level, and then we put a camera up on the pole and look at what is left. That second part is the point. A gutter scooped at from the top of a ladder looks clear from the pavement whether it is or not, and leaves are only the visible part of the problem: it is the silt, roof grit and moss lying in the bottom of the channel that holds water and rots the fascia behind it. We also flush the downpipes, because a spotless gutter draining into a blocked downpipe still overflows. Anything we find wrong, cracked sections, a dropped fall, loose or missing brackets, gets photographed and shown to you, so you can judge it rather than take our word for it.
A conservatory roof is glass or polycarbonate held in aluminium or uPVC and sealed with rubber gaskets and silicone. A pressure washer will clean it, and it will also drive water past those seals, lift the gasket edges and, on polycarbonate, scar the surface so that it holds dirt worse afterwards than it did before. So we use low pressure, a dedicated cleaner, a soft brush along the panels and glazing bars, and a pure water rinse. It takes considerably longer than blasting it, and that is the real cost of the method. The alternative is a clean roof this month and a leak next winter.
Hard landscaping is where most of the damage in this trade happens, because a pressure washer does not know what it is pointed at. Concrete and block paving take a rotary flat-surface cleaner at working pressure and come up evenly, without the tiger stripes a hand lance leaves behind. Indian sandstone, porcelain, old brick and anything tarmac will not: too much pressure pits the face of soft stone, strips the surface off tarmac, and blows the jointing sand out of block paving so the weeds come straight back through the open joints. We work out the surface first, drop the pressure or switch to a soft-wash treatment where the surface needs it, and where block paving joints have lost their sand, re-sanding is quoted separately so the joints are not left open.
Carpets are pre-sprayed, agitated so the solution reaches the base of the pile rather than sitting on the tips, then flushed and extracted with hot water under pressure. The extraction is the part that matters, because it is what takes the loosened soil and the detergent back out again. A carpet left with detergent in it re-soils quickly and can look worse in a month than it did before it was cleaned. Done properly it leaves the carpet damp rather than wet, usually walkable in a few hours with the windows open, longer on thick underlay or a cold day. Anyone offering a deep clean with no drying time at all is describing a shallower process.
Birmingham city’s supply comes from the Elan Valley in mid Wales, and it is soft, so scale is rarely the issue in a city kitchen or bathroom. Sutton Coldfield, Boldmere and the Sandwell and Dudley towns, West Bromwich, Smethwick, Bearwood, Oldbury, Rowley Regis, Blackheath, Cradley Heath, Tipton, Halesowen and Stourbridge, are on South Staffs Water, which is hard, so descaling taps, screens and showerheads is part of the job there. On soft water what does build up is soap film, since soft water lathers freely and more soap ends up as a dull residue on the screen and the tiles, along with body oils, cooking grease on hobs, extractors and the tops of units, and black mould in shower grout and along silicone, which here is a ventilation and damp problem rather than a mineral one. So what earns its place in the van is degreaser, a proper mould treatment, a descaler for the hard-water towns, and enough dwell time to let each one work.
We cover 60 named areas across Birmingham and the West Midlands from the Selly Oak base. The inner ring, Selly Park, Bournville, Stirchley, Harborne, Edgbaston, Cotteridge, Northfield, Kings Norton and Moseley, is ten or fifteen minutes away, so there we can usually offer a slot within the week. Further out, Sutton Coldfield, Solihull, Shirley, Stourbridge, Halesowen, West Bromwich, Tipton and the Black Country generally, we work on scheduled days, so booking in those areas may mean waiting for the next day we are over that way, and it is worth booking ahead. Give us your postcode when you call and we will tell you which days we are near you, and the full list is on the areas we serve page.
On the public record
We are a young company, so nothing here rests on reputation we have not earned yet. It rests on the register instead. Every line below is filed at Companies House and takes one click to confirm.
Two things worth saying plainly about that list. There is a named person on it, Adekunle Charles Akinrinlola, rather than a company hiding behind “our team”, and if a job goes wrong that is who answers for it. And the address is the registered office exactly as it is filed, not a virtual office or a mailbox, which is worth checking on any company you are about to let into your home.
Please do not turn up at it expecting a shop. We are a service-area business: the work happens at your property, we come to you, and there is nothing at the office for a customer to visit. Call or message first and we will come to you.
The reviews on this site are real ones left on Google: 4.6 out of 5 from 12 of them. The quotes shown elsewhere on the site are a selection, so the link goes to the full listing rather than to a page of our choosing, and that includes the critical review as well as the good ones. Deliberately, none of it is repeated in this page’s structured data: a business is not permitted to mark up reviews collected on another platform as its own rating, so we do not.
