Edgbaston Carpet Cleaning for Period Stairs, Wool and Communal Runs

Communal stair carpet in a converted house is the one nobody living in the building ever takes responsibility for. Every resident, every visitor and every delivery uses it, and in Edgbaston a good deal of what they bring in is grit off a gravel drive and leaf debris off an estate path. Managing agents tend to book it annually, sometimes ahead of a flat going on the market, when a tired stair is the first thing a buyer walks up.

The private side is a different animal. Large period rooms with wool carpet, and stair runs climbing three storeys with half-landings and returns at every level. There is also a specifically local caution. A lot of these carpets are laid straight onto original boards with no underlay worth the name, so over-wetting can put water into a timber floor you would rather keep.

Wool carpets and communal stairs in B15 houses and blocks

Fibre and traffic drive this in Edgbaston, and both push in the same direction. Wool is common in these houses, and wool holds soil beautifully but dislikes heavy moisture and alkaline chemistry, so the method has to be turned down from full strength. Grit is the other issue. Gravel drives, estate paths and unsealed side entries mean sharp particles get walked into pile, where they cut fibres as well as dirtying them, and that damage is permanent. On a three-storey stair the whole building funnels onto one run. In an office or consulting room on the Hagley Road, the floor has to be walkable again the next morning.

  • Communal stair runs in converted houses, carrying every resident, visitor and delivery in the whole building
  • Grit walked in off gravel drives and estate paths, which cuts wool pile with every step
  • Wool carpet in large period rooms, wanting lower moisture and gentler chemistry than a synthetic rental carpet
  • Carpet laid straight onto original boards, where over-wetting puts water into a timber floor worth protecting
  • Office and consulting-room floors on the Hagley Road that have to be walked on again the following morning

Dry vacuum for gravel grit, then a fibre test before extraction

Dry vacuuming comes first and it is not a formality, because grit off a gravel drive turns to abrasive mud the moment water reaches it. Fibre and colour fastness are tested next, which matters on wool and on older dyed carpet in a period room. Pre-spray is given real dwell time and agitated in. On stairs we use a hand tool and treat each flight, half-landing and return as its own section, with no wand dragged round a corner. Moisture is deliberately restrained where carpet sits directly on boards, with extra extraction passes instead of extra water.

  • Colour fastness and fibre tested before anything else, because wool and older dyes behave nothing like synthetic rental carpet
  • A hand tool on stairs, with each flight, half-landing and return on a three-storey run worked as its own section
  • Moisture kept deliberately low where carpet is laid directly onto original boards, with extra extraction passes to compensate
  • Extra extraction passes on communal stairs and office floors, so they dry as quickly as possible

Stairs, blocks and wool in B15

Communal work comes through the agents managing the conversions around Five Ways, Islington Row and the Hagley Road, and it can sit alongside the communal cleaning rota. Private work across the estate roads tends to mean stairs, landing and drawing room together in one visit. Offices can be booked for a Friday, giving the floor until Monday to dry. One local advantage worth knowing: drying is genuinely easier in a large period room with tall sashes and good airflow than in a small internal flat, so we schedule the harder-drying jobs for warmer, drier weeks where we can.

Flights, not flats, drive a communal stair quote in Edgbaston

Pricing is per room and per flight of stairs, with a minimum charge, because setting up takes the same time whichever it is. On a three-storey house that means three flights on the quote, and it is the flights rather than the flat count that drive a communal quote: a block of six flats over three floors is priced on the stair. Wool and delicate period carpet takes longer and costs more, and we would rather say that than rush it. Where a stair nosing has been walked bare by an entire building, we point it out at the quote, because wear does not come back and cleaning it will not change that.

Communal stairs yearly or twice yearly, private rooms every twelve to eighteen months

A communal stair in a converted house wants doing annually as a minimum, and twice a year once a building has six or more flats on it. Large private rooms sit comfortably at twelve to eighteen months, dropping to annual with dogs in the house. Corporate lets get done at every check-out where the lease requires it. Offices and consulting rooms along the Hagley Road do best on a full extraction twice a year.

Frequently asked questions

Yes to both. We invoice the agent or freeholder as a building job so it goes through the service charge. Where a stair cannot be taken out of use, which is most of them, we extract hard with as little water as possible and work one section at a time, so residents can still get up and down with care while it dries.

By adjusting the method. Wool wants neutral chemistry, controlled moisture and thorough extraction, never a strong alkaline pre-spray, which is what causes browning and dye movement on the natural fibre carpet that is common in these houses. We test in a corner first. Where a carpet is old and hand-dyed, we flag it if we think the risk is not worth taking.

No, and it is the thing we watch most carefully in an Edgbaston house. Where there is little or no underlay, water that goes past the backing ends up in the timber, and a Victorian pine floor that gets wet cups and stains. We use more extraction passes and less water, and we check underneath at the edges before committing to a whole room.

Usually for the flat of each tread, less often for the nosings, and you hear which before you book. There is a real difference between soiling, which extraction lifts extremely well, and wear, where a building’s traffic has walked the pile off the front edge of every tread. Wear does not return. On a communal stair a new runner is sometimes a better spend than a clean.

Usually, yes. A large period room with the sashes open normally dries in a few hours; allow most of a day in cold, damp weather. A small internal flat in a conversion with one window takes longer. If you need a room back quickly we will bring air movers, and you know that before we start.
