Brandwood End Carpet Cleaning for Through Lounges, Halls and Stairs

Carpet in a Brandwood End semi is usually fitted, usually everywhere except the kitchen and bathroom, and frequently older than the household admits. Because these are houses people buy and stay in, the carpet is often one that went down when the children were small and has had nothing but a vacuum since. When the pile is sound that is a satisfying job. When it is not, you hear so before anybody spends anything.

The second sort is pre-sale. Hot water extraction through the reception, the hall, the stairs and the landing makes a visible difference to a house going on the market, and it is best booked as the last job before the photographs.

Through lounges and turning stairs take the wear in a B14 semi

The layout concentrates all the wear. Most of these semis have had the front and back reception knocked into one long room, so a single carpet runs the whole depth of the house and absorbs traffic that two rooms used to share. The hall and the turning stair take everything else. What gets walked onto it is local: the grass verges and the cemetery paths stay soft underfoot for months, and the mud that comes off a dog there is fine, dark and works well down into the pile. Autumn adds leaf grit through the back door. None of that is exotic, but it is why a hall carpet here ages faster than the bedrooms above it.

  • Knocked-through receptions carrying one continuous carpet the full depth of the house
  • Halls and turning stairs absorbing every journey between the front door, the garden and upstairs
  • Fine wet mud off the grass verges and the cemetery paths, mostly arriving on a dog
  • Long ownership, so a first professional clean is often lifting fifteen or twenty years of soil
  • Pre-sale bookings where reception, hall, stairs and landing are done together ahead of photographs

A long dry pass to lift park grit before any water

The dry pass comes first and it is a long one, because most of what is in a Brandwood End hall carpet is grit and dried park mud, and putting water onto that before lifting it turns it into slurry at the base of the pile. Colour fastness gets checked in a corner. Pre-spray is then given real dwell time, individual marks are treated one at a time with whatever each needs, and extraction follows, with a hand tool on the stairs so the nosings are properly worked. We set the house up to dry front to back and give you a realistic drying time.

  • A long dry vacuum before any water, so dried park mud leaves as grit and is never wetted into the pile
  • Pre-spray left to do its work, which achieves more than the machine does
  • Stairs taken tread by tread with a hand tool, nosings included
  • A straight answer on wear against soiling before you spend, particularly on a carpet down for twenty years

More detail on the equipment and the order of work: how we do carpet cleaning, step by step.

The whole ground floor, or the route through it

Two kinds of job come up here. One is steady upkeep, best timed for January or the fortnight before Christmas, and the other is pre-sale work. A single room can be booked on its own, subject to the minimum, and Brandwood End is about eighteen minutes from Selly Oak, so a slot within the week is usually possible. Practically these houses help: a driveway means the machine sits at the door, and a knocked-through reception means no dragging hoses between three separate rooms.

Per room, per flight and a minimum: planning a Brandwood End booking

Charging is per room and per flight with a minimum, because setting up takes as long for one bedroom as for a whole floor. In these houses the ground floor and the stairs together usually make the most of a visit, since that is where the soiling actually is. A knocked-through reception is priced as the two rooms it used to be, and we say that at the quote rather than after the work. Pet contamination and a long list of individual marks add time and therefore money. What you are never charged for is optimism: a carpet worn through on the stair nosings will come up clean, not new.

Twelve to eighteen months, and last in the queue before a sale

Twelve to eighteen months suits most households here, and twelve where a dog is on the park every day through winter. A carpet that has never been cleaned is worth doing whenever you get round to it, whatever the season. Before a sale, book the extraction after any decorating and after the furniture has been thinned out, so it is genuinely the last thing done and nobody walks a ladder across it the following morning.

Frequently asked questions

Two, and we say so at the quote so the bill does not change afterwards. It is a single space but it is the floor area of two rooms and it takes the time of two rooms, so pricing it as one would mean either a bad job or a bill that changes on the day. That room, the hall and the stairs make a sensible single booking, since that is where the soiling sits anyway.

That depends on wear against soiling, and we look and tell you which before you spend a penny. Soiling comes out extremely well, even after two decades. Wear does not: once the pile has flattened and gone on the stair nosings and along the hall route, that is fibre loss and no machine restores it. If it is the second, you will hear that from us and can put the money towards new carpet.

No, but treat it as annual maintenance, not a cure. The reason it grinds in here is that the mud off the park paths is fine and wet and travels well into the pile before anybody notices. A long runner down the hall over winter, taken up and washed, keeps most of it off the fitted carpet underneath, which does more than booking us twice a year would.

At the very end, after any decorating and any outside work, so nobody walks across a freshly extracted floor with wet boots or a ladder. Leave the furniture off it for the rest of that day, and book it close enough to the photographs that it is the final job.

Usually within a few hours with the house open front and back; allow most of a day in cold, damp weather. A knocked-through reception has windows on both elevations, so a through draught helps, and a morning slot gives you the whole afternoon for it.
