Carpet Cleaning Hockley Corridors, Stairs and Studio Floors

Carpet cleaning in the Jewellery Quarter is mostly communal and commercial. A corridor serving fifteen apartments takes every resident, every delivery and every suitcase, and unlike a hallway in a house it never gets a quiet day. Office and studio floors in the conversions and in the Big Peg are usually carpet tiles carrying desk chairs and daily footfall. Inside the flats, carpet is usually in the bedrooms and on internal stairs, since many Quarter apartments have board or vinyl in the living space.

The constraints are different as well. A communal corridor is the only route to every front door, so it cannot simply be shut for four hours. We work it in sections and keep a dry side open, usually mid-morning on a weekday once most residents have left. Drying is the other issue, because an internal corridor has no windows and no through draught at all, so we bring air movers.

Street grit walked straight in with nothing to stop it

What soils a Hockley carpet is grit and street dirt walked straight in off a paved city pavement, with no garden path or lawn in between to take it off a shoe first. Entrance matting in these buildings is often too short to catch much, so the first ten metres of corridor absorbs the lot. In offices and studios the wear is chair castors and spilled coffee in a concentrated strip. In a working jewellery premises there is one more factor: rouge and polishing compound tracked out of the workshop, a fine red iron oxide in a greasy carrier that behaves like a dye once it is walked into a pale pile.

  • Communal corridors and stairs carrying every resident, delivery and suitcase in the building, with no rest day
  • Entrance matting too short to take street grit off shoes before it reaches the corridor carpet
  • Office and studio carpet tiles in the conversions and the Big Peg, worn in strips by chair castors and footfall
  • Red rouge and polishing compound tracked out of jewellery workshops, which stains as well as soils
  • Apartment bedrooms, lounges and internal stairs, cleaned room by room

Corridors in halves, stairs with a hand tool

Dry vacuuming first and thoroughly, because most of what sits in a city corridor carpet is grit, and wetting grit turns it into mud in the pile. Then a pre-spray with real dwell time, agitated in, and individual treatment for each stain. Extraction follows. In a corridor we work in sections and keep one side walkable throughout, and stairs are done with a hand tool instead of a dragged wand. Air movers go in afterwards, because an internal corridor or a windowless lobby has no natural ventilation to dry it out.

  • Worked in sections with a dry route kept open, since the corridor is the only way to every flat
  • Air movers used as standard, because internal corridors and lobbies have no windows to open
  • Rouge and polishing compound treated as a stain with its own chemistry, not as general soiling
  • Carpet tiles cleaned in place, with worn-out tiles identified so the building can swap them out

Corridors, studios and access in a Quarter block

The communal work sits in the converted workshop blocks and newer developments off Warstone Lane, Vyse Street, Hylton Street and Branston Street, booked by the agent or the residents’ committee. The commercial side is offices and studios around the Big Peg, Frederick Street and Caroline Street. Visits run within our published hours, and an 8am start usually clears an office or studio floor before the working day gets going. We plan the unload before we plan the clean, because getting a machine and a tank from a legal parking space up to a fourth-floor corridor is the part that eats the time.

Area, flights and the time it takes to get kit upstairs

Communal and commercial work is priced by area and by flights of stairs, with a minimum charge, because setting up in a Quarter building takes as long as the cleaning does on a small job. Doing the entrance, the stairs and the corridors on every floor in one visit is far better value than a floor at a time, and it is the only way a building ends up looking consistent. Carpet inside a flat is priced by room. Extraction lifts an enormous amount of soiling, but a corridor carpet walked flat down its centre line is worn, not dirty, and no cleaning brings back pile that has gone.

Twice a year in a busy corridor, rouge treated as it happens

A communal corridor in a busy block wants extraction twice a year, with regular vacuuming in between. Offices and studios do well annually, or twice a year where there is client footfall. Carpet inside a flat sits on twelve to eighteen months, or at each changeover in a let. A working jewellery premises is the exception: if rouge is being walked onto the carpet, get it treated as it happens, without waiting for a schedule to come round.

Frequently asked questions

We clean it in sections and keep one side walkable the whole time, so you can always reach your door. It is done during the day, residents get a note beforehand, and the carpet is touch-dry within a few hours because we run air movers in a corridor that has no windows.

Usually yes, and it costs a fraction of replacing them. The exception is the strip by the door and the patches under chairs, where tiles simply wear out. We will point out which ones are finished so you can swap in spares from the cupboard instead of paying us to clean something that will still look tired afterwards.

Often, yes: a big improvement, sometimes fully, and it depends almost entirely on how long it has been sitting there. Rouge is a fine red iron oxide in a greasy carrier, so on a light pile it behaves like a dye and needs its own treatment, separate from the general pre-spray. Caught fresh it lifts well. Two years into a cream carpet, expect improvement, not removal.

Yes. It usually takes a few hours with air movers running; allow most of a day in cold, damp weather. We bring them as standard for Quarter work, because an internal corridor, a lift lobby or a basement studio has no through ventilation whatsoever, and a carpet left damp in that position starts to smell within a day. We do not rely on you opening a window that is not there.

The block does, through the service charge, arranged by the managing agent or the residents’ committee. It is not something one leaseholder can usefully commission alone. If you are on a committee collecting quotes, we can price the entrance, the stairs and every corridor floor as a single job on one invoice.
