Quinton Deep Cleaning for Terraces, Semis and Townhouses
A Quinton deep clean often starts in the front rooms. The greasy traffic deposit that greys the outside of the glass on Hagley Road West also arrives through letterboxes, trickle vents and open front windows, and it settles on sills, curtain poles, radiator tops and the upper edges of front room doors. Because the deposit is oily, a dry cloth moves it about instead of taking it off.
Past those front rooms, B32 gives us three quite different jobs. A Victorian terrace near Christ Church is narrow and deep, with painted timber sills and a small rear kitchen tacked on. A Ridgacre semi has bays, more rooms and usually a conservatory off the back. A council-built townhouse stacks three floors and two flights of stairs above one bathroom that does all the work. We plan and price each of those separately.

Carriageway film, townhouse stairs and estate bathrooms in B32
Three things drive a Quinton deep clean. The first is the carriageway. Front bedrooms and front reception rooms near the Expressway junction collect a fine oily deposit that ordinary weekly cleaning smears without lifting, and it shows first on white gloss sills, painted reveals and internal uPVC trim. The second is extraction, or the lack of it. Bathrooms in the three-storey townhouses sit in the middle of the plan behind one tired fan, and because the supply here is soft Elan Valley water, what grows in grout and sealant is mould, with no hard deposit to speak of. The third is the kitchen: Ridgacre hobs, hoods and filters that have not come apart since they were fitted.
- Front rooms facing Hagley Road West and the Expressway, where the soiling is oily and smears under a dry cloth
- White gloss sills, painted reveals and internal uPVC trim, which show that film long before the walls do
- Townhouse bathrooms buried in the middle of a three-storey plan behind a single weak extractor fan
- A soft Elan Valley supply, so sealant and grout here grow mould and do not fur up
- Ridgacre kitchens with an original hob, hood and filter that have never been dismantled
Top of the stairwell first, degreaser on the road-facing rooms
We start at the top of the property and work dry before anything wet, which in a townhouse means two flights of stairwell, the balustrade and the tops of every door frame before a cloth goes near a surface. Front rooms then get a degreaser in place of glass spray, since road film has to be broken down before it will wipe away cleanly. Kitchens and bathrooms are degreased and sanitised with real dwell time on grout and sealant. Painted timber sills on the Christ Church terraces are cleaned pH-neutral, and no steam goes near old paintwork.
- Dry work taken down through the stairwell first, which in a three-storey townhouse is most of the surface in the house
- Degreaser, never glass spray, on front room sills, reveals and internal glass close to the carriageway
- Dwell time on grout and sealant instead of hard scrubbing, because mould is the issue and descaler is beside the point
- Oven, hob, hood and filter taken apart and degreased, which is the bulk of a Ridgacre kitchen
More detail on the equipment and the order of work: deep cleaning across Birmingham.
Three plans, three different deep cleans
A deep clean in B32 usually comes about for one of three reasons. Sale or probate on the Ridgacre estate, where a semi is being emptied after decades of one ownership and the kitchen has not been stripped in all that time. A landlord resetting an ex-council terrace or townhouse between lets. Or a household on the village core terraces wanting a spring reset with the front rooms named as the priority. Quinton is roughly eighteen minutes from our Selly Oak B29 base. At the Christ Church end there is no driveway to unload on, so we work off the pavement and carry the kit in.
Condition and stair count, not bedrooms, set a Quinton quote
Condition drives the number here far more than bedroom count does. A three-storey townhouse carries more stair, landing and balustrade than its floor area suggests, and every bit of that is hand work. A Ridgacre semi with a bay, a rear conservatory and an original hob takes longer than the same square footage laid out flat. Rooms on an A-road frontage add time as well, because the film has to be degreased and a wipe will not shift it. Beyond that it is the familiar list: how many bathrooms there are, how far mould has travelled into the sealant, what state the oven is in, and whether carpets are being extracted on the same visit. Photographs on WhatsApp get you a fixed price.
Every spring, and twice a year where the house fronts the Expressway
Once or twice a year suits most Quinton households, and spring is the more useful of the two slots. Properties on the Hagley Road West and Expressway frontages are the ones that genuinely warrant twice, because the front rooms load up again over a winter of shut windows and heavy traffic. Ex-council terraces and townhouses being let tend to get one deep clean at each changeover instead, which on its own is usually enough.
Absolutely brilliant service. Adefem was professional, job well done. Everything was left beautifully clean, and I was genuinely impressed.

Frequently asked questions
Yes, and it is the part we plan the visit around on an A-road frontage. Sills, reveals, internal glass, radiator tops and curtain poles get a degreaser first so the oily deposit lifts and does not spread. It will start returning, which is why back rooms in the same house need far less attention than the front ones.
Mould, almost always. Birmingham draws soft water from the Elan Valley, so a B32 bathroom does not fur up the way one in the south of England does. What you actually have is soap scum on the screen and mould in the grout and sealant, and those need the right chemistry and some patience. A descaler would achieve nothing.
Yes, and it is usually the dirtiest part of the property. Two flights, the balustrade and the high wall above the stairs all get done, working top down with poles and a step platform. Nobody cleans that wall themselves, so on a first visit it makes more visible difference than the kitchen does.
Five to eight hours in reasonable condition, and a full day where the oven and the extractor have been left for years. A three-storey townhouse of similar floor area usually runs longer because of the stairwell. You get a time estimate alongside the fixed price.
No. Around the old village core we park where we can on the street and carry equipment in from the pavement. It is worth telling us if the road is tight at school times so we can pick a slot that does not have us blocking anybody in.
