Deep Cleaning for Harborne Villas, Terraces and Semis

Deep cleaning in Harborne is rarely a rescue. These are houses people look after, so the job tends to be a proper annual reset, or a clean around an event: a villa on War Lane changing hands after thirty years with one owner, a family moving in before the furniture does, or a kitchen extension that has just come out of the builders’ hands and left fine plaster dust on every picture rail in the house.

The second thing shaping it here is the size and the detail of the housing. A bay-fronted Victorian villa off the High Street has three floors, deep skirtings, panelled doors, cornice runs, sash boxes and shutter recesses, and every one of those is hand work that no machine helps with. The 1930s semis towards Quinton and the newer infill near Harborne Park Road are quicker and far more conventional, and we price the two very differently.

Reach, joinery and three floors of dust

What builds up in a Harborne house comes down mostly to reach. Ceilings in these villas are high enough that cornices, picture rails and the tops of tall doors sit outside the range of anything a household actually owns, so they collect years of dust while the rooms beneath them are cleaned every fortnight. Bathrooms retrofitted into old box rooms and half-landings tend to have weak extraction and a window nobody opens between October and March, which grows mould in the grout and the sealant. Kitchens in rear extensions carry a greasy film across the hood and the wall behind the hob. Birmingham runs on soft Elan Valley water, so none of that is scale.

  • High cornices, picture rails and the tops of tall doors, out of reach of anything kept in the house
  • Bathrooms fitted into old box rooms and half-landings, with weak extraction and mould in the grout and sealant
  • Sash boxes, shutter recesses and deep window reveals that hold dust no vacuum nozzle ever touches
  • Soft Elan Valley water, so a B17 bathroom shows soap scum and mould, with little or no limescale
  • Fine plaster dust settling through the whole house after the rear extensions and loft conversions Harborne is full of

From the top landing down to the front door

We work top down and dry first, and in a three-storey villa that means starting on the top landing and finishing at the front door, because anything dislodged from a second-floor cornice lands on the stairs below it. The kitchen then comes apart: extractor filter out and into a degreasing soak, hood and the outside of the canopy degreased, oven interior and door glass, the gap beside the cooker. Bathrooms are taken back to the grout line with dwell time, never force. Original tiled hall floors and stripped boards are cleaned pH-neutral, and steam goes nowhere near an old finish.

  • Started on the top landing and worked down through three floors, so nothing gets cleaned twice
  • Extractor filter taken down and soaked in degreaser, never just wiped in place above the hob
  • Grout and sealant given dwell time, because what we are lifting here is mould, not scale
  • pH-neutral on original hall tiling and stripped boards, with no steam anywhere near an old finish

When a B17 house needs a deep clean

Three situations tend to call for one. A villa off Lordswood Road or Court Oak Road changing hands after decades with one family in it. A house coming out of building work, which in Harborne is more or less constant: rear extensions, loft conversions and reconfigured kitchens. And a straightforward annual reset before Christmas, so December dates in B17 are worth securing early. We are ten minutes away through Selly Oak, so a full-day job here can begin at 8am on your doorstep. Parking is on-street across the villa roads and genuinely difficult near the High Street, so we unload and then move the van.

Joinery, not bedrooms, sets a Harborne villa quote

Bedroom count is a poor guide in Harborne, because two four-bedroom houses can be a day apart in detail. What moves the price is joinery: panelled doors, deep skirtings, cornice runs, sash boxes and shutters are all hand surfaces and there is a lot of them. Then the oven and extractor, the number of bathrooms and how far mould has gone into the sealant, whether there are original floors that need careful handling, and whether a cellar or a converted loft is in scope. Post-building dust is its own line, because fine plaster dust needs two passes and the second one is not optional. Photographs on WhatsApp get you a fixed price.

Once a year, or split by floor in a larger villa

Once a year suits most Harborne households, and the natural slots are spring or the run-up to Christmas. Larger villas with three floors in daily use can split it, taking the top floor and bedrooms in spring and the kitchen, reception rooms and hall in November. A house coming out of an extension or a loft conversion needs one when the trades finish, whenever the last one happened to be. In between, the fortnightly clean does the holding.

Frequently asked questions

After the decorators, not after the builders. Fine plaster dust migrates through a whole Harborne house and settles on cornices and picture rails two floors from the work, and it keeps falling for days. We allow two passes for it, because the first one lifts the bulk and the second, once the dust has stopped falling, gets what has settled since.

No. Birmingham is supplied with soft Elan Valley water, so scale is not what you are looking at. It is mould growing in silicone and grout that never fully dries, which is common in the bathrooms squeezed into old box rooms in these houses. Surface growth cleans off with dwell time. Where it has grown through the silicone, the sealant needs replacing, and we will say which of the two you have.

Yes, and on a three-storey villa that is where we start, so it never gets squeezed at the end of the day. Attic and second-floor rooms are often half storage, so anything you can clear off the floor beforehand gets properly cleaned rather than cleaned around.

Yes, pH-neutral and by hand, with no steam and nothing left standing wet in the joints. Strong alkaline cleaner dulls a waxed or oiled board and loosens the bedding under old tile. If a floor has gone past cleaning and needs sanding or re-waxing, that is a restorer’s job and we will tell you at the quote.

Before the photographs if you are only doing it once, because the kitchen and bathrooms are what the listing shots live or die on. Doing both is common on a Harborne sale: a full reset before marketing, then a lighter clean once the house is empty and the buyer wants it handed over properly. We can quote the pair together.
