Deep Cleaning Bartley Green Kitchens, Bathrooms and Re-lets

Bartley Green is post-war almost end to end, and the deep cleans here land on 1950s to 1970s terraced and semi-detached houses. We take a compact municipal kitchen and a single bathroom back as far as the fabric will allow, and where a house has gone a long while between thorough cleans that is a slower, less predictable job than an annual reset in a well kept one.

The person paying is usually not the person living there. Much of B32 is rented, from the council and from private landlords, so a deep clean here is often ordered by a landlord ahead of a re-let, by a managing agent, or by a contractor clearing a void. Tenants and owner-occupiers can book too, one room at a time if that suits, and we quote a kitchen on its own as a proper job.

Where grease and mould hide in a post-war B32 house

Demand for deep cleaning in B32 comes from the age and the condition of the stock more than from unusual use. A 1960s terrace here has a narrow galley kitchen, an extractor that was cheap when it went in, and one bathroom, often with tired sealant round the bath. Ventilation is weak, so mould grows into the grout lines and down inside the silicone instead of sitting on the surface where a cloth would reach it. The water arrives soft from the Elan Valley, so nothing we lift off a hob or a shower screen in Bartley Green is scale: it is cooking grease, soap film and body oils. Where a house has gone a decade untouched, the first clean is a day rather than a morning.

  • Narrow galley kitchens on the 1950s to 1970s terraces, with grease across the hob surround, the tiles and the wall behind the cooker
  • One bathroom per house, poorly ventilated, where mould has grown down into the sealant itself
  • Voids being turned round between tenancies, where the incoming household is owed a proper clean start
  • Soft Elan Valley supply, so what dulls a Bartley Green shower screen is soap film and body oil and never limescale
  • Owner-occupiers who want just the kitchen done, which we are happy to price as a standalone visit

Taking a galley kitchen apart, cooker wall first

Top down and dry first, then the kitchen comes apart, because in a small B32 kitchen the wall behind the cooker and the narrow gap beside it hold more grease than every worktop put together. The extractor filter is taken out and dropped into a degreasing soak. The bathroom is worked back to the grout line, and the sealant is given time for the treatment to work. On the denser estates we cannot bring the van to the door, so equipment is walked in through the shared entry and that time is written into the booking so it never eats into the end of the day.

  • The cooker wall and the gap beside it treated as named items, since that is where a small post-war kitchen stores its grease
  • Extractor filter lifted out and soaked, not wiped while it hangs above the hob
  • Dwell time on bathroom silicone, because ten years of growth inside sealant does not surrender to a single pass
  • Kit carried in on foot where the estate layout puts the parking a walk away from the front door

Void turnarounds and one-room deep cleans in B32

This work sits on the post-war estates spread across Bartley Green and it arrives in two shapes. Either a property standing empty between tenancies, which is the easiest version of the job because there is nothing to work around and we can open every window and run the full day, or an occupied house where a household has decided the kitchen has beaten them and wants that one room dealt with. We are about fifteen minutes out from our Selly Oak base, so a same-week slot on a void is normally possible. Getting parked near the top of Adams Hill is more awkward than the cleaning itself.

What decides whether a Bartley Green deep clean is a morning or a day

We price a Bartley Green deep clean on condition, not bedroom count, and between a kept house and a long-neglected one that gap is wide. A two-bedroom terrace that has been kept reasonably is a half-day job. The identical house after ten years is a full day, and it is the oven and the bathroom sealant that decide which of the two you have. Walking equipment in from the end of a shared entry adds real time, so it goes into the fixed figure from the start. A couple of pictures, the oven and the bath, sent over WhatsApp are enough for us to hold a figure.

At every re-let, or once a year if you own the house

In B32 many rented properties get a deep clean at re-let and at no other point, which works out at once every two or three years. If you own and live here, once a year covers it, and spring suits it best because the windows can stay open while treated sealant dries out. A kitchen-only visit every six months is the cheaper way to stop a house sliding back to where it started.

Frequently asked questions

Almost certainly not, and neglected properties are where a deep clean shows the biggest difference. Not everything comes back, though. Grease, soap film and surface mould all go. Enamel that has been scoured through, vinyl worn at the door threshold and sealant that has gone black all the way through are condition rather than dirt, and we will point at those before you pay us.

Yes, and empty properties are the ones we can price most accurately. There is nothing to work around, so a two-bedroom terrace can be done in a single visit and handed over the same day. Let us know the re-let date and we will book you in a day or two ahead of it. We invoice you or the agent directly.

Yes. It is a sensible request and there is nothing wrong with it. A kitchen deep clean covers the oven inside and the door glass, the hob, the extractor and its filter, cupboards inside and out, the tiles and the wall behind the cooker. Buying that one room properly beats spreading the same money thinly across a whole house.

Some of it will. Growth sitting on the surface of grout and silicone lifts with treatment and dwell time. Where it has grown right through old sealant, no cleaning reaches it and the silicone has to be cut out and replaced, which is a repair, not a clean. In a rented house replacing it is the landlord’s responsibility, and we will point out which of the two you have before taking any money.

Only by the time it adds, never as a surcharge, and it helps to know when you book instead of discovering it on the morning. Several estates here have shared entries and no vehicle access to the door, so machines and product come in by hand. Mention it on the phone and the slot is booked long enough to absorb it.
