End of Tenancy Cleaning in Quinton Terraces, Townhouses and Flats

Quinton’s lets are spread through mostly owner-occupied streets, with plenty of right-to-buy houses now let privately, so changeovers come through the whole calendar instead of in a June to August wave. That works in your favour: a booking can usually be taken within the week.

The lettings that do exist sit in fairly predictable places: ex-council terraces and townhouses now in private hands and let out, the flats above the shop units on Hagley Road West, and the occasional Ridgacre semi let by an owner who moved on rather than sold. The standard does not change with the address. We clean against the checklist a clerk fills in on the day, since that sheet, and not your own impression of the place, is what a deposit argument turns on.

Where a Quinton check-out tends to go wrong

Check-outs in Quinton fail in a few predictable ways. Ovens first, as everywhere, and the ex-council kitchens often have a freestanding cooker that has never been pulled out. Then the stairs: a three-storey townhouse has two flights, three landings and a great deal more skirting and balustrade than a clerk expects to photograph, and departing tenants almost never touch any of it. On the frontage properties there is one more line that catches people out. Internal glass and sills on a main road elevation carry a greasy haze, it photographs badly, and it gets written down as dirty windows on the report whatever the cause.

  • Freestanding cookers in ex-council kitchens that have not been moved in years, a classic source of deposit deductions
  • Two flights, three landings and the balustrade in a townhouse, all of it photographed at check-out
  • Internal glass and sills on main road frontages, which haze up greasily and get logged as dirty windows
  • Mould in bathroom sealant, since the soft supply here leaves growth, not a hard deposit
  • Worn stair and hall carpet in long-held lets, where extraction is often written into the agreement

Cleaning line by line against the B32 inventory

Where you can send us the check-in inventory we clean against that document line by line. The kitchen comes first because it decides the outcome: oven interior, racks, door glass, hob, hood and filter, then behind and beside a freestanding cooker, then every cupboard inside and out. In a townhouse we budget extra hours for the stair core, since two flights of skirting, spindles and landing are what the report will show. Front elevation glass and sills are degreased, since a wipe only smears the haze. Floors and carpets go last, with hot water extraction quoted separately.

  • Cleaned against your own check-in inventory whenever you can forward it to us
  • Freestanding cookers pulled out and cleaned behind, not cleaned around
  • Extra hours allowed for the townhouse stair core, which is the most photographed part of the property
  • Hot water carpet extraction priced separately, since not every B32 agreement calls for it

Where the lets actually are in B32

Quinton’s lets sit mostly in the ex-council terraces and townhouses that went private and are now rented out, and in the flats above the parade on Hagley Road West. The Ridgacre estate has the odd family let but is overwhelmingly owner-occupied. With no seasonal peak, a check-out here can normally be fitted into the same week you call. For the frontage flats, a landlord or agent can give us a fixed handover date and leave a key, so nobody has to meet us on the day.

Flat over a shop or three-storey townhouse: what changes the quote

Size and condition set it, and in B32 the property type moves it noticeably. A one-bed flat over a shop on the main road is a straightforward half day. A three-storey townhouse with two flights of stair, three floors of skirting and a neglected freestanding cooker is a different proposition entirely, and quoting them off the same table would be meaningless. The oven remains the single biggest variable anywhere and can add hours by itself. Beyond the cooker we are looking at bathroom count, how far mould has travelled through the sealant, whether furniture and belongings are still in, and whether the stairs and hall want extracting.

Booking a Quinton check-out when turnover runs all year

Once per tenancy, and the timing in B32 is forgiving. Quinton turnover is spread across the year, so several days’ notice is normally plenty, and a slot within the week is usually possible.

Frequently asked questions

The privately let ex-council terraces and townhouses, the flats above the Hagley Road West shops, and the occasional Ridgacre semi let by an owner who moved on. The standard is the same for all of them: the check-in inventory, line by line.

It can, yes. The internal glass and sills can be flagged, and it usually gets written down as dirty windows without any note about why. We degrease those surfaces so they photograph properly. Exterior glass is a separate window clean, and we will tell you whether your agreement requires it.

Yes, we pull it out. In the ex-council kitchens around here that gap is often the single worst thing in the property and it is exactly what a clerk looks for. Cleaning around an appliance and hoping is how a deposit deduction happens. The oven interior, racks, door glass, hob, hood and filter are all included as standard.

The stair core. Two flights, three landings, the spindles and three floors of skirting are all hand work, and it is the part of the property check-out photographs concentrate on. You get a fixed figure, not an hourly rate that drifts.

Usually, yes, and often within a couple of days. We are about eighteen minutes away in Selly Oak, and because changeovers in B32 are not bunched into one season, a short-notice date is usually there to be had.
