Adefem Concepts Solutions

Halesowen Deep Cleaning for Estate Semis and Family Homes

Halesowen sits over the boundary in Dudley borough, about twenty minutes west of our Selly Oak base, and a slot within the week is usually possible. The houses here tend to be of a type: interwar and post-war semis on the estates, owners who have been in the same house for decades, and a kitchen fitted long enough ago that the grease has settled into the joinery.

A deep clean goes after the things routine cleaning never touches: the inside of the oven, the extractor filter, the sealant round the bath, the tops of doors, behind the fridge. We price it on condition, not bedrooms, because two identical semis on the same Halesowen crescent can be six hours apart in reality. Photographs sent over on WhatsApp settle that before we put a number to the job.

Nineties kitchens, tired extractors and the probate clean

A Halesowen deep clean usually has one of two causes. The first is ordinary: a family semi where the kitchen has been in since the nineties, the extractor has never had its filter out, and the bathroom sealant has gone black at the edges. The second is more local. On the weather-facing side of an exposed house the external walls run colder and damper, and the bedroom in that corner is usually the one with mould spotting the ceiling angle and the window reveal. Cleaning it back is straightforward. Keeping it back is a heating and ventilation question, and a second visit from us will not answer it.

  • Kitchens fitted twenty or thirty years ago on the Halesowen estates, with grease worked into the cupboard doors and the wall above the hob
  • Extractor filters that have never come out, which is the single change that makes an old kitchen look different
  • Black mould in bathroom sealant and along the grout, alongside the scale that the hard Hayley Green supply leaves on taps and screens
  • Bedrooms on the cold, weather-facing corner of an exposed house, where mould settles in the ceiling angle and around the window reveal
  • Pre-sale and probate cleans on family houses lived in by the same people for thirty years

Top down through a family semi, kitchen taken apart

Dry work comes first and it comes from the top: cobwebs, light fittings, curtain poles, the tops of doors and wardrobes, then down through the room. Wet anything before that and you spend the afternoon spreading it. Then the kitchen is taken apart properly: filter out and into a soak, the hood and the outside of the canopy degreased, oven interior, racks and door glass, the run of wall behind the hob, cupboards inside and out. Bathrooms are worked to the grout line and the sealant, not wiped over. Floors are the last thing we touch.

  • Extractor filter lifted out and left to soak, never wiped over where it hangs
  • Grout and silicone given dwell time so the treatment works before anything is rinsed
  • Mould on cold external wall corners cleaned back and then pointed out, so you know where it will return
  • Floors done last, once all the dislodged dust has come down

Where the deep cleans in B62 and B63 actually are

The houses are spread across the estates: Hayley Green, the roads running out towards the Leasowes, and the streets climbing away from the town centre. The flats around Cornbow and the older stock near the centre come up too, usually a one-off before a sale or after a purchase. Most are booked as a single full day, with everything for a whole-house reset carried in at the start. Access on a sloping plot means parking on the hill and carrying kit up steps, which we plan for.

Oven, bathrooms and cupboards move a Halesowen quote

Condition sets the price and bedroom count barely moves it. What moves it: the oven and the extractor, how many bathrooms there are and how far mould has travelled into the silicone, whether cupboards are being emptied and done inside, and whether we are working round furniture and belongings or an empty house. A probate or pre-sale clean on an emptied Halesowen semi runs faster than the same house lived in. If mould in a bathroom has grown through the sealant, not just onto it, replacing the silicone is a trade job and we will not charge you to fail at it twice. Send photographs of the kitchen, the bathroom and anything that worries you, and the price we give is the price.

Once a year, twice where mould keeps returning

Once a year is right for most Halesowen households, and spring or the run-up to Christmas are the natural slots. Twice a year makes sense with a big family, a dog and one bathroom taking all the traffic. A house that has never had one is a bigger first job, and the annual visit after it is much shorter. On the exposed side of a house the mould in bedroom corners will want looking at every year regardless.

Frequently asked questions

Yes. Halesowen is on hard South Staffs water, unlike Birmingham’s soft Elan Valley supply, so scale genuinely dulls a screen and a tap here. It sits under soap scum, body oils, cooking grease and mould in the sealant, so the descaler is one step of several.

No. It will clean it off, and it will come back if nothing else changes. That room is almost certainly on the weather-facing side of the house, where the wall runs colder and takes driving rain, so warm damp air condenses there first. We clean it back and show you where it was growing. Heating and ventilation are what keep it away.

Yes, though a mid-tenancy reset and a move-out clean are different jobs with different standards. If an agent is checking the property against an inventory, the end of tenancy clean is what you want. If you simply need the house pulled back into shape with people still living in it, this is the one.

A three-bedroom Halesowen semi in reasonable order is most of a day. One that has not had a proper going over in several years can run to a long day, or need a second visit for the kitchen alone. You get an estimated time along with the price so nothing is left open-ended.

Yes. Halesowen is about twenty minutes from our base, so splitting a house over two visits a week or so apart is easy to arrange, and each part is priced on its own condition.
