Quinton House Cleaning for Townhouses, Semis and Terraces

Quinton is one postcode holding three sorts of home, and a regular visit works differently in each. There are Victorian terraces at the old village core around Christ Church, generous 1930s and 40s semis across the Ridgacre estate, and 1950s to 70s council-built terraces and three-storey townhouses alongside them. Quoting all three off a bedroom count would be wrong for at least two of you, so we look at the house and not the road name.

The one thing they share is the traffic. Hagley Road West and the Quinton Expressway leave a fine greasy film that finds its way onto internal sills and window reveals at the front of the house, and it is not ordinary dust: left to build, it smears rather than lifts. On a frontage property those sills want wiping every visit, not every third one, and we build that into the scope so you are not left wondering why the front still looks grey.

Stair cores, idle spare rooms and on-street terraces

The three-storey townhouses are vertical properties, which changes everything about a visit. One stair core serves the whole household, so the treads, the landings and the balustrade take a share of the dirt that in a two-storey semi would spread across a ground floor, and skipping them for a week shows immediately. The Ridgacre semis have the opposite problem: more rooms than the household really uses, with the kitchen, the bathroom and the conservatory doing all the living while two bedrooms sit idle. The terraces near Christ Church are smaller and quicker, but they are on-street with painted timber sills, so the kit comes in from the pavement.

  • Townhouse stair cores carrying the traffic of a whole household across two flights and three landings
  • Ridgacre semis where the kitchen, bathroom and conservatory do the living while spare bedrooms sit unused
  • Internal sills and reveals on the carriageway frontages, which need doing every visit because the film builds
  • Narrow Victorian terraces at the village core with on-street working and nowhere to pull up outside
  • Long-settled owner-occupiers on the estate who want the property looked after on a steady rhythm

Weighting the hours to how each Quinton house is used

Before the first visit we go through the house and write down what is covered room by room, then hold that day and that rough time. The weighting is the point of the exercise. In a townhouse it goes to the stair core and the single bathroom; in a Ridgacre semi to the kitchen and the conservatory, with the unused bedrooms given a lighter pass. If you give us a key or code, you need not be in. On the terraces we may not be directly outside, so we carry in what is needed and leave the space free for whoever lives there.

  • Scope agreed room by room and written down, so nothing is argued about three months later
  • Hours weighted to the stair core in a townhouse and to the kitchen and conservatory in a semi
  • Internal front sills and reveals done every visit on the Hagley Road West and Expressway frontages
  • No need to be in if you give us a key or code, with kit carried in on the older terraces

Who books a regular clean in B32

Much of Quinton is Ridgacre estate housing, home to family households and to retired owner-occupiers who have held the same semi for decades and want it kept up steadily, not blitzed once a year. The council-built townhouses suit weekly better, because a working household plus three floors is a lot to hold together, and ironing can be added alongside it. Around the old village core the terraces are smaller, quicker and worked from the pavement. Quinton is eighteen minutes from Selly Oak, close enough that a slot within the week is usually possible.

Why stairs cost more than floor area in a townhouse

A regular visit is costed on the hours the property genuinely needs, then held at that figure so it stops being something to think about. The thing that catches people out in Quinton is that stairs cost more than floor area does. A townhouse with two flights, three landings and a balustrade takes longer than a Ridgacre semi with the same number of bedrooms spread across two floors. Frontage properties carry a little more time for the internal sills. Ironing and laundry are quoted on top, which is worth knowing in the townhouses, where a working household on three floors may want them.

Weekly for townhouses, fortnightly for Ridgacre semis

Weekly tends to suit the townhouses, where three floors served by one bathroom go downhill faster than a two-storey house does. Fortnightly works for most Ridgacre semis. Monthly is enough where you keep on top of things yourself and only want the stairs, kitchen and bathroom brought back once a month. If the house fronts the Expressway or Hagley Road West, the interval that suits the rest of the property is usually a little too long for the front windows and sills, and the scope allows for that.

Frequently asked questions

Yes, and they are usually first on the list. With three floors served by one stair core, the treads, landings and balustrade take a disproportionate share of the dirt in the property, so leaving them for a week shows straight away. Vacuuming and the balustrade are standard. The carpet itself wants hot-water extraction perhaps once a year, which is a separate job.

The internal ones, yes, and on a Hagley Road West or Expressway frontage we do them every visit, because the deposit there is greasy and gets harder to shift the longer it sits. The outside of the glass and the frames belong to a window clean, where the pole and the pure water do it properly.

Usually, though not always right outside. On-street working is normal there and we carry in what we need from wherever we land. If your road fills up at a particular time of day, tell us and we will book you outside those hours so nobody is left circling.

Inside, yes, if we agree it at the start: floor, glass, frames, sills and doors. Many of these were added in the 1990s and are now used as a main room, which means they need doing on every visit, not now and then. The roof and the exterior are a separate soft-wash job and are quoted apart.

Yes, and that is much of the point of a standing slot. The first walk-round is written up, so where the stopcock sits and which rooms you want the hours spent on are known before every visit. If a visit ever has to move, you hear about it beforehand.
