Window Cleaning for Quinton Homes on Hagley Road West

Quinton’s windows are dictated by the road at the end of the street. The ward fronts Hagley Road West and the Expressway out to the M5, and traffic leaves a fine greasy film on everything facing it. It clings, rain runs straight over the top of it, and it greys white uPVC and dulls glass faster than on a side street.

The method changes as you move back from the road. Painted timber sills and frames on the terraces by Christ Church want a careful wash with nothing forceful. The Ridgacre semis bring bays, original render and wide sills. The council-built townhouses bring height: upper glazing three storeys up that no resident can safely reach, and which in a lot of cases has not been touched since the property was built.

A frontage on the carriageway collects a different kind of dirt

Frontage is what decides everything here. A house facing the carriageway is soiled by something quite different from the dust that lands on a rear elevation half a mile back, and it needs a different product and a shorter interval. On a road frontage the film needs more brushing on each clean and a shorter gap between visits. Meanwhile the white plastic frames grey up faster than the glass does, and the three-storey townhouse elevations are simply out of reach for the people living behind them, which is why so much of that glazing has gone years without a clean.

  • Exhaust residue and brake dust off the Expressway and the run down to junction three of the M5
  • White uPVC frames greying faster than the glass they surround, so glass-only cleaning looks unfinished
  • Painted timber sills and frames on the village core terraces, which want a gentle wash and no scrubbing
  • Upper glazing on the three-storey townhouses, beyond anything a resident can safely do
  • Rear elevations that stay far cleaner than the front, so paying for whole-house cleaning at front-elevation intervals is waste

Pure filtered water and a brushed frame, from the ground

The glass is cleaned with pure filtered water through a brush head on the pole, with no detergent and no squeegee on the outside, and it dries without spotting. On a frontage that catches the road we give the glass and frames more passes with the brush, because the film needs working loose. Frames, sills and ledges are brushed by the pole as part of the clean, and where white uPVC has greyed badly enough to need a uPVC cleaner we say so and quote it as an extra. The pole reaches up to three storeys from the ground, so nothing is leaned against original render, painted timber or a conservatory roof, and we go gently on old paintwork.

  • Pure filtered water through the brush head, with extra passes on carriageway frontages where the film is heaviest
  • White uPVC frames, sills and ledges brushed by the pole, with a uPVC cleaner quoted where the greying needs it
  • Three-storey townhouse glazing worked from ground level, with no ladder against render or timber
  • Pressure eased off on the painted timber frames around the old village core

The front is not the same job as the back

Splitting the property is worth considering on these roads. The elevation facing Hagley Road West or the Expressway goes on a four to six week cycle, and the rest of the house comes round less often, which puts the money where the dirt is. Further into the Ridgacre estate the streets are quieter and a longer interval is fine. On the townhouse blocks neighbours can book the same day, since every upper elevation is reached the same way from the pavement. Terraces at the village core are cleaned off the street, with no access needed to the rear.

Openings, frames and which way a Quinton house faces

The count of openings and the material of the frames around them set the price, and on this side of Birmingham so does which way the house faces. A road frontage takes more brushing than a quiet rear elevation, and that is extra time, not a surcharge. Height counts too, so a three-storey townhouse costs more than a two-storey terrace with the same number of openings. Set against all that, a regular slot is what holds each individual visit down to something small. A once-a-year clean on an Expressway frontage is a genuinely big job by the time we get to it, and it is priced like one.

Four to six weeks by the road, longer on the quieter Ridgacre streets

Four to six weeks on anything facing Hagley Road West or the Expressway, which is the interval the road film sets. Eight to twelve weeks is fine for rear elevations and for the quieter Ridgacre streets set back from the traffic. Annual cleaning is possible anywhere but it is poor value on a main road frontage here, because by then you are paying for a restoration and not upkeep.

Frequently asked questions

Because it is not dust. Sitting on Hagley Road West or near the Expressway means a constant fine deposit of exhaust residue and brake dust, and it is greasy enough to stick and to shrug off rain. It is not a fault in the clean or in your own technique. It is the reason front elevations here need a shorter interval than the back of the same house.

Yes, and it is what we would suggest on these roads. A four to six week cycle on the elevation facing the traffic and a longer one on everything else costs less than cleaning the whole property frequently, and it deals with the grime where it lands.

No. It is all done from the ground, with a water-fed pole. That covers the council-built townhouses across Quinton without ladders, scaffold or any access equipment on the pavement. It is often the first time that upper glazing has been cleaned properly, so allow a bit more for the first visit.

Yes, with more brushing and a shorter interval. Pure filtered water lifts the film when the brush works it loose, and it dries without spotting, so there is no detergent on the glass. What makes the difference on a frontage is extra passes on each visit and a four to six week cycle, before the film has had time to build.

Mostly, yes. The road film brushes off and most frames look close to new again. What does not come back is uPVC that has chalked and oxidised in years of sun and traffic, because that is the surface of the plastic breaking down, not dirt sitting on it. Where a frame needs a uPVC cleaner, that goes on the quote.
