Bearwood Deep Cleaning for Edwardian Terraces and Shop Flats

Bearwood sits on the Sandwell side of the Birmingham boundary, and the deep cleaning here has a shape of its own. The stock is late-Victorian and Edwardian terraces, built tight and many of them let, so what gets booked is a one-off reset on a two or three-bedroom house: the narrow back kitchen, the single bathroom and the hallway that everything in the property has to pass through. It is a smaller job than a suburban semi, and it is priced as one.

The second strand sits above the high street. Bearwood Road has flats over the independents and takeaways, and those kitchens do a lot of cooking in a very small footprint with almost no ventilation. Beyond that there are households who want the house turned out before something happens: a relative arriving, a new baby, a house going on the market. What they want is the place done once, properly, from our base in Selly Oak about fifteen minutes away.

A narrow back kitchen and one small bathroom take the load

A Bearwood terrace funnels all the hard cleaning into two small rooms. The kitchen is usually a narrow rear addition with the cooker hard against a party wall, so grease off the hob lands on the tiles, the ceiling and the tops of the cupboard doors instead of dispersing. The bathroom is generally the smallest and least ventilated room in the house, which keeps grout and sealant permanently damp and lets mould root in the silicone. Bearwood is supplied by South Staffs Water, not the soft Elan Valley supply Birmingham gets, so the water here is hard: scale as well as grease, body oils and mould. With tenancies in B66 and B67 turning over often, a house can go through several lets with nothing beyond a wipe over.

  • Narrow rear kitchen additions where hob grease reaches the ceiling and the tops of the cupboard doors, because there is nowhere else for it to go
  • Mould rooted in bathroom sealant and scale on top of it, because B66 and B67 are on hard South Staffs water
  • Flats over the Bearwood Road shops and takeaways, doing heavy cooking in a kitchen the size of a cupboard
  • Rented terraces arriving between tenancies with several years of accumulated grease behind the cooker
  • Households who want one thorough reset before a family occasion and nothing ongoing afterwards

Down the stairwell first, then the kitchen taken apart

Top down and dry before anything wet, which matters more in a terrace than most housing because the stairwell pulls dust from the whole house through one narrow space. Then the kitchen comes apart: filter out of the extractor and into a degreasing soak, the wall and tiles behind the cooker stripped, oven interior and door glass done, and the gap between the cooker and the run of units cleared out properly. The bathroom is taken back to the grout line, with the sealant given real dwell time. We sequence the day around one bathroom and one staircase, so you can still use the house while we are in it.

  • Extractor filter lifted out and soaked, since a back-addition kitchen vents badly and keeps the grease in the room
  • Sealant and grout treated and left to dwell, and taps and screens descaled, because a Bearwood bathroom carries mould and hard water deposit together
  • Hall, stairs and landing handled as a single run, as a terrace has no second route through the house
  • The order of rooms planned around one bathroom, so the household is not locked out of it for the day

One-off resets across the B66 and B67 terraces

The housing that needs this most sits on the streets running back off Bearwood Road and the roads towards Hagley Road West, with larger houses over towards Lightwoods Park and Warley Woods. Access into the property is rarely the issue, parking outside it is: we unload at the door and then move the van, and it genuinely helps to know beforehand if your road is permit-only or blocked solid by mid-morning. Landlords tend to want these in the gap between tenancies, private households in the run-up to Christmas and again before summer visitors start arriving.

Oven and extractor condition move a Bearwood quote most

Condition sets the number here far more than bedroom count, so we scope it from photographs before giving one. The oven and the extractor filter are the two things that most often turn a half day into a full one. After that it is how deep the mould has gone into the bathroom silicone, whether we are working round furniture and belongings that nobody has moved, and whether the back kitchen is too tight to work in with the cooker pulled out. A few photographs of the kitchen and bathroom on WhatsApp get you a fixed price, not an hourly rate that drifts by the afternoon.

Once a year before Christmas, and at every changeover in a let

An owner-occupied terrace here does well on one deep clean a year, and the fortnight before Christmas is the natural slot, when the house is about to fill with relatives. A rented one wants it at every changeover, which in B66 and B67 comes round more often than people expect, because turnover is spread across the whole year and not banked into one season. A flat over a Bearwood Road takeaway with a working kitchen is better served twice a year.

Frequently asked questions

No, not for the clean and not for the price. Bearwood is about fifteen minutes from our base in B29 and a slot within the week is usually possible. The one thing worth knowing is that B66 and B67 are on hard South Staffs water, which is why we go after scale here as well as grease and mould.

A reasonably kept one takes a long day. One that has not been touched in years is longer, and the oven and the extractor are almost always the reason. We would rather tell you it is a full day when we quote than start at nine and be halfway through the kitchen at four.

No. Scale here is the white crust on the taps and the screen, and Bearwood water is hard enough to leave plenty of it. Black along the joint is mould growing inside silicone that never gets a chance to dry, which is very common in a terrace bathroom with a single small window or an extractor that does not run long enough. Surface growth cleans off. Where it has gone right through the silicone, it needs replacing, and we tell you that instead of scrubbing at it.

Yes. A deep clean on a Bearwood terrace works with the household at home. The thing to plan around is the single bathroom: we will tell you roughly when we are working in it so nobody is caught out. Clearing floors and worktops beforehand makes a real difference to what we can actually reach.

If it is being handed over and checked against an inventory, it is an end of tenancy clean and it is judged against that document. If the property is simply tired and the landlord wants it brought back up before it is marketed again, a deep clean is the right job and usually the cheaper one. Tell us which situation you are in and we will quote the one you need.
