Deep Cleaning for Moseley Flats and Whole Victorian Houses

In B13 a deep clean is often inside a flat carved out of a much larger house. A kitchen sitting where a bedroom used to be, a shower room built into a box room with a fan and no window, an extractor that recirculates into the room because there was never anywhere sensible to vent it. Grease and mould collect in those rooms far faster than the floor area suggests, and they are what a Moseley deep clean is actually booked for.

The other half is the opposite problem. A whole Victorian house that was never subdivided, off Chantry Road or Wake Green Road, with three storeys of stairs, picture rails, deep bay reveals and tall sash boxes that have quietly held dust for years. Nothing there is neglected. There is simply several times more surface than a modern house of the same nominal size, and most of it sits above head height where no routine clean ever goes.

Kitchens and shower rooms put wherever the plumbing could reach

Subdivision is what makes deep cleaning here its own job. When these houses were split during the twentieth century, the new kitchens and bathrooms went wherever the plumbing could reach, whether or not there was a window, so plenty of B13 flats have an internal shower room ventilated by nothing but a fan running against a closed door. Mould in the grout and sealant follows, and because Birmingham runs on soft Elan Valley water it really is mould and soap scum you are looking at, with very little scale. Above all that, the original house keeps its picture rails, deep skirtings, tall door heads and moulded bay reveals, none of which a weekly clean touches and all of which shed downwards the moment you disturb them.

  • Internal shower rooms in converted B13 flats, ventilated by a fan rather than a window, so grout and sealant never dry out
  • Kitchens fitted into former bedrooms and rear returns, with a recirculating hood that leaves grease on cupboard tops and the ceiling
  • Three storeys of picture rails, deep skirtings and tall door heads in the houses that stayed whole
  • Communal entrance halls and stairwells that get a quick vacuum occasionally and a proper clean almost never
  • Landlords and managing agents resetting a Moseley flat between lets, or before a new leaseholder moves in

Down two flights from the second-floor landing

Top down and dry first, which in a three-storey Moseley house means starting on the second-floor landing and working down two flights, not one. Picture rails, cornice, the tops of tall doors and the ledges inside a deep bay reveal are all dusted before anything wet appears, because wet dust on decorative timber is worse than the dust was. Then the kitchen comes apart: filter out and into a soak, hood and canopy stripped, oven interior and door glass, the gap beside the cooker, the tops of the wall units. Shower rooms go back to the grout, with the sealant given real dwell time before anything is rinsed.

  • Started at the top landing and worked down, so nothing dusty lands on a floor we have already finished
  • Bay reveals, sash boxes and picture rails dusted dry before any water goes near the decorative timber
  • Extractor filter removed and soaked, which is the single biggest change in a flat kitchen with no outside vent
  • Grout and silicone given dwell time, because in an internal Moseley shower room the mould is the whole job

More detail on the equipment and the order of work: the full deep cleaning process.

Deep cleaning a house that is now four flats

The converted flats cluster on the roads running off the Alcester Road and around St Mary’s Row, where the largest houses were subdivided earliest: Salisbury Road, Woodbridge Road, Church Road and the streets down towards Moseley Park and Pool. Access is the practical detail there, because you reach a flat through a communal front door and somebody else’s stairwell, and it helps to know in advance what we are carrying kit past. Whole-house deep cleans sit further out, on Chantry Road, Anderton Park Road and the bigger plots towards Moseley Bog. Parking is on-street and tightest close to the Village.

Height, detail and access set the figure in B13

Two things move the price in B13, and bedroom count is neither of them. The first is height and detail: a three-storey house with cornice, picture rails and deep bays carries far more surface than its floor plan suggests, and pricing it like a five-bedroom new build would be meaningless. The second is the condition of the two wet rooms, particularly how far mould has travelled into the sealant of a shower room with no window. A communal hall and stairwell is always quoted separately from any flat, because it is usually a different payer altogether: a freeholder, a managing agent, or the leaseholders between them. Send photos of the kitchen and the shower room on WhatsApp and we will fix a price.

Once a year for most flats, usually when the shower room needs it

Once a year suits most Moseley flats, and the trigger is usually the state of the shower room, whatever the season. A whole three-storey house often ends up done in two halves in practice, the top floor one year and the rest the next, though one visit is better if you can. Converted houses that let regularly want one at every changeover. A shared hall does better on two lighter resets a year than one heroic annual effort.

Frequently asked questions

No, not unless it is booked separately. Your clean stops at your own front door, because the hall and stairs belong to the building, not to your flat. We quote them separately and invoice the freeholder, the managing agent or whoever the leaseholders have nominated, and booking both at once saves a second visit to the building.

Partly, and sometimes completely. This is not scale, because Birmingham is on soft Elan Valley water; it is mould growing in silicone that has never had a chance to dry. Surface growth cleans off. Where it has grown through the silicone the sealant needs replacing, which is a landlord or leaseholder job, and we will say which of the two you have.

It can. Realistically it is a full day, sometimes longer if the top floor has not been touched in years. The stairs and landings alone are a substantial part of it, since there are two flights, two sets of bannisters and a lot of tall skirting. We would rather tell you that when quoting than run out of daylight on the second floor.

Yes, and we agree the approach first. Bare or waxed boards do not get wet mopped, tiled hearths and cast-iron surrounds are cleaned by hand, never sprayed, and anything painted gets a pH-neutral product. In a Moseley house those features are usually the reason someone bought the flat, so they are not something to improvise with.

Yes, it changes where the grease is. With no duct to the outside, months of cooking settle on the tops of the wall units, on the ceiling above the run and on the underside of the hood, and never leave the room. Those are the surfaces we go after in a converted flat kitchen.
