End of Tenancy Cleans for Moseley Flats with Period Features

The rented stock in B13 is mostly one and two-bedroom flats inside converted houses, and tenancies end in ones and twos right across the calendar. There is no June to August cliff here. In practice that means we can usually offer you a date inside the week.

What an inventory clerk flags in a Moseley flat is not quite the standard list either. These flats keep original features a purpose-built flat has never had, so a check-out picks up dust on picture rails, the tops of tall doors, sash boxes and window furniture, a tiled hearth and the edges of a stripped floor, alongside the usual oven and shower grout. We clean to those lines because in this housing they are the ones that actually cost people money.

A converted flat is an old house in a newer layout

A converted Moseley flat is an old house wearing a newer layout, and that is where the deposit risk sits. The kitchen is often a galley put into a former reception or rear return, with the hob under a recirculating hood, so a year of cooking leaves grease on the cupboard tops and the ceiling above the run instead of going outside. The shower room is frequently internal, so what a clerk writes down is mould in the sealant, with little scale on the screen, Birmingham being on soft Elan Valley water. And the room itself still carries picture rails, deep skirtings and a tall door head, all of which a clerk can run a finger along and none of which ordinary cleaning ever reaches.

  • Galley kitchens fitted into former reception rooms, with a recirculating hood leaving grease on cupboard tops and the ceiling
  • Internal shower rooms where the flagged item is mould in the sealant, not scale on the screen
  • Picture rails, deep skirtings and tall door heads surviving inside a converted flat and checked at check-out
  • Original sash boxes, window furniture and tiled hearths written onto the check-in inventory as features
  • The communal hall outside your front door, which is not on your inventory but is the first thing the clerk walks through

Cleaning to an inventory that lists the period features

We clean against your check-in inventory where you have one, and it matters more here than usual, because those documents list features as well as rooms. Kitchen first: oven interior, racks and door glass, the hood and its filter, inside every cupboard and along the tops of them, fridge and freezer seals, the gap beside the cooker. The shower room goes back to grout and sealant. Then the period detail: picture rails, door heads, sash boxes and window furniture, hearth and surround, and the skirting behind wherever furniture has been standing all year. Each room is photographed as we finish it.

  • Cleaned against the check-in inventory, which in a Moseley flat lists original features as well as rooms
  • Cupboard tops and the ceiling above the hob included, because a recirculating hood is where that grease ends up
  • Sash boxes, picture rails and tall door heads included as standard items, not chargeable extras
  • Room-by-room photographs on completion, dated and sent to you or straight to the agent

Where the rented flats are in B13

The rented flats sit mostly on the converted streets close to the Village: Salisbury Road, Church Road, Woodbridge Road, Trafalgar Road and the roads running down towards Moseley Park and Pool. The family houses off Wake Green Road and Anderton Park Road change hands far less often, and when they do it is a whole-house job with a garden and often a garage attached to it. Access is the recurring practical issue, since the property sits behind a communal front door, and if keys have already gone back we need the agent to meet us there. Parking is on-street and worst nearest St Mary’s Row.

Picture rails, hearths and bays add time to a B13 check-out

Size matters, condition matters more, and the third variable in B13 is period detail. A two-bedroom flat with picture rails, a deep bay, tall doors and a tiled hearth takes longer than a purpose-built two-bedroom of identical floor area, and pricing them off the same table would be dishonest. The oven is still the single biggest line, then the number of wet rooms and how far mould has gone into the sealant. Where a tenancy requires professional carpet cleaning we quote it separately, and in a flat with stripped boards and a rug you very probably do not need it at all. A few photos of the kitchen and shower room give us a fixed price.

Moseley month ends, and when to call

Once per tenancy, and booking pressure in Moseley is mild. A week of notice is normally plenty and we can often do sooner than that. The one exception is month end, when many tenancies finish and the last two working days fill first. Call once you have a confirmed check-out date, not the day before it.

Frequently asked questions

As soon as you have the date. B13 tenancies end all year, not all at once, so about a week is usually enough, but the last two working days of the month fill first here, and a check-out on the 30th or 31st is worth fixing early.

No. Your tenancy covers the flat, not the shared parts of the building, and a clerk cannot charge you for a stairwell you do not rent. It does colour the walk to your front door, though, and we can quote the hall separately for the freeholder or agent while we are in the building anyway.

Often not. Read the clause first. Plenty of Moseley flats are let with stripped and varnished boards and a rug the tenant owns, in which case there is nothing for the clause to bite on. Where there is fitted carpet and the agreement requires it, we quote hot water extraction separately and give you a receipt naming the property and date.

Interior glass, the sash boxes, the window furniture, the cills and the reveals, all of which appear on inventories in this housing far more often than people expect. Exterior glass is a separate exterior job, and on a second-floor flat it needs the pole rather than an open sash, so it is worth asking about well before check-out.

Yes. The agent sends the check-in inventory, we clean to it, and they are billed directly so the outgoing tenant is not paying up front and chasing it back. It also solves access, because the agent holds keys once you have handed yours in.
