Moseley Gutter Cleaning for Tall Houses Under Heavy Canopy

In B13 the reason for this job is directly above your head. Moseley is heavily treed, and the canopy along Wake Green Road, around Moseley Park and Pool and out towards the Bog drops an exceptional amount into gutters sitting three storeys up. Add the moss shedding off an old tile roof and what settles in the run is a silt bed rather than a heap of leaves anybody could scoop out.

The second problem is not botanical at all. Subdivision left a lot of these houses with one gutter serving four households, a freeholder who may live nowhere near it, and a managing agent who only hears about the matter once a top-floor tenant reports a stain. So the run tends to get cleared after the damage, not before it. We quote the building as one job and set the invoice out so it can be split by share, which is usually the thing that unlocks it.

Canopy, height and old tile roofs on the same run

Three features of Moseley housing conspire here. The canopy, which is heavy and drops within a narrow few weeks in October and November. The height, because a three-storey house puts the main run beyond any domestic ladder and gives an overflow a long stretch of brickwork to soak on the way down. And the split ownership, which removes the one thing a gutter really needs, namely somebody whose job it is. Below the main run there is nearly always a second tier as well: a small gutter over the bay, and another over a rear extension or lean-to conservatory, both of which catch what the main roof sheds and block well before it does.

  • Exceptional autumn leaf fall from the canopy along Wake Green Road and around Moseley Bog, concentrated into a few weeks
  • Main runs three storeys up, where an overflow soaks a long stretch of brickwork before anyone notices
  • Shared guttering on subdivided houses, with no household responsible until a top-floor ceiling stains
  • A second tier of gutter over the bay and over rear extensions and lean-to conservatories, catching whatever the main slope sheds
  • Moss off old tile roofs settling as a silt bed beneath the leaves, holding water long after the leaves are gone

Three storeys cleared from the pavement, silt bed included

Cleared from the ground with a pole-mounted vacuum reaching three storeys, so nothing leans on the guttering, the decorative timber or a conservatory frame below it. We lift the silt and moss as well as the leaves, because a run cleared of leaf litter alone is blocked again by January. The bay gutter and the extension or conservatory run are done in the same visit, with no second call-out. Downpipes are flushed to prove the whole thing drains, including any discharging into a gully behind a communal bin store. Cracked, sagging or failing sections are photographed and shown to you.

  • Pole-mounted vacuum from ground level, reaching a three-storey Moseley run without a ladder touching the fabric
  • Bay, extension and conservatory gutters cleared in the same visit as the main run
  • Silt and moss bed lifted rather than just the leaf layer sitting on top of it
  • Downpipes flushed through to the gully, including the ones behind a communal bin store

October and November in B13

The whole area arrives at once, because the canopy drops inside a few weeks and everybody notices in the same wet fortnight afterwards. Heaviest by a distance are the roads backing onto Moseley Bog and the streets around Moseley Park and Pool, then Wake Green Road, Chantry Road and Anderton Park Road. The rear is reached through a side gate on the whole houses and through a communal passage or bin store on the converted ones, so it helps if bins and bikes are moved beforehand. Nobody needs to be in. A slot within the week is usually possible, though late November books up quickly, so it is worth ringing as the leaves start to drop.

The height people underestimate on a Moseley house

Price follows the length of the run, the height and how much is sitting in it, and in Moseley the height is the part people underestimate. A three-storey house with several roof planes, a bay and a rear extension carries far more run than its frontage suggests, so we quote what is up there, not the width of the house. A first clear on a run left for years, with rooted seedlings in the silt, costs more than the annual visits that follow it. On a converted house we quote the building as one job and itemise it so an agent or four leaseholders can divide it by share, which is often the difference between the work happening and not happening.

November once the canopy is down, then again in late spring

Twice a year is the right interval under a Moseley canopy. A main clear in late November once the canopy is genuinely down, and a second in late spring after the blossom and seed drop. Once a year is defensible only where nothing overhangs the roof, which in B13 is a minority of houses. A run already showing overflow should not wait for the season.

Frequently asked questions

One of you rings us and we quote the building, not your flat. The invoice is itemised so it can be split by share or passed to a managing agent for the service charge, and that removes the usual objection, which is that whoever organises it fears being left with the whole bill. Formally the responsibility sits with whoever the lease says, but the practical answer is that somebody has to move first.

Often, yes, because on a three-storey house an overflowing run sits directly above that ceiling and water tracks in at the wall head. But not always. If a section is cracked, has sagged off the fascia or has a failed joint, clearing it will not fix anything, and we will photograph what we find and tell you. We do not do gutter repairs, so there is nothing in it for us to overstate.

As the leaves start to drop, aiming for late November once the canopy is down. A slot within the week is usually possible, but the whole area notices at once in the wet fortnight afterwards, so late November dates go early. Clearing in September, while the leaves are still on the trees, mostly means paying for it twice.

Yes, in the same visit and not as a separate charge. On these houses they block first, because they sit low and catch everything shedding off a large main slope above them. Clearing three storeys of gutter and leaving the lean-to run full would just move the overflow down a level.

Yes, and it is common on converted houses where the run has been nobody’s job for a decade. We take out the roots and the silt bed they are growing in, not just the visible growth, because a seedling pulled off the top comes straight back from what is left underneath.
