Edgbaston Deep Cleaning for Period Houses and Converted Flats
Deep cleaning in Edgbaston is usually triggered by an event, seldom by the season. A refurbishment finishes, a house goes on the market, or a converted flat comes back to the landlord, and somebody needs the property taken back to a standard nobody maintains week to week. On a three-storey house on the Calthorpe Estate that is a large job, because the internal detail runs from cornice down to deep skirting in every single room.
The other half of it is smaller and far more scheduled. Managing agents need a communal hall and stairwell reset after building works, before the block goes back onto its normal rota, and landlords of the one and two bedroom conversions around Five Ways book a reset between tenants. The same principle applies, with much less floor area and usually a hard date, because the next occupant is already signed up.

Building dust and period detail in a Calthorpe Estate house
Two things make a B15 deep clean different from a standard domestic one. The first is dust from building work. Edgbaston’s period houses are often mid-refurbishment, and rewiring, replastering and floor sanding leave a fine dust that migrates into cornice, picture rails, sash boxes and shutter recesses, then keeps dropping for a fortnight afterwards. The second is the sheer volume of hand work. Panelled doors, deep skirtings, a balustrade over three flights and tall window reveals cannot be cleaned quickly by machine. Kitchens here are large and often sit on a lower ground floor under a wide extractor canopy, so the grease load is heavier than a standard hob and hood.
- Refurbishment dust settling into cornice, picture rails, sash boxes and shutter recesses on an estate house, and still dropping a fortnight after the trades leave
- Three storeys of internal joinery: panelled doors, deep skirtings, balustrades and tall reveals, all of it hand work with no machine shortcut
- Wide extractor canopies over range cookers in lower ground floor kitchens, carrying a heavier grease load than a standard hood
- Soft Elan Valley water, so what a B15 bathroom actually needs is mould taken out of grout and sealant, not scale taken off the taps
- Managing agents resetting a communal hall and stairwell after works, before the block returns to its ordinary weekly rota
Top down under three and a half metre ceilings
We work top down, which matters far more under a three and a half metre ceiling than under a modern one. Cornice, ceiling roses and picture rails are dry-dusted from extension tools first, so nothing wet ever touches loose dust. Joinery is then washed by hand with a wrung cloth, never soaked, because original paint and shellac do not want to be flooded. Kitchens are degreased with the canopy filters out and in a soak. Bathrooms go back to the grout line. Original stone, encaustic tile and waxed boards in the hall are finished with neutral chemistry and a damp mop, never bleach and never a wet one.
- Cornice, ceiling roses and picture rails dry-dusted from extension tools before any water is used in the room at all
- Sash boxes, shutter recesses and deep reveals cleaned out, because that is precisely where refurbishment dust ends up
- Neutral chemistry and a damp mop on original stone, encaustic tile and waxed boards in the hallway
- Extractor canopy filters taken out and soaked in a tank, never just wiped in place over the range

Deep cleaning three storeys in B15
The houses that need this sit on the estate roads: Westbourne Road, Church Road, Carpenter Road, Ampton Road and the streets between them, plus the converted houses closer to Five Ways. The trigger is nearly always a trade leaving or a sale starting, so bookings follow the scaffolders, electricians and floor sanders, whatever the month. Three practical points. There is often still a skip or scaffold on the drive. Resident permit bays make parking tight on the narrower estate roads, so we unload and move. And if you give us a key or code, you need not be in. At about ten minutes from Selly Oak, a slot within the week is usually possible.
Surface area and detail, not bedrooms, set an Edgbaston price
Price follows internal surface area and the amount of detail, not bedroom count, which is why a five-bedroom estate house can take two full days while a larger modern house takes one. A clean after building work is quoted separately from an ordinary deep clean, because plaster dust needs more than one pass and we would rather build that in than come back and argue about it later. The other variables are the number of bathrooms and how far mould has gone into the sealant, the state of the oven and canopy, and whether we are working around furniture and paintings that cannot be moved. Photographs on WhatsApp are enough for a fixed price.
One full reset a year, and two after the builders leave
A well-kept Edgbaston house wants one full reset a year, and late autumn, before Christmas, is a good time for it. After building work, plan on two: once when the trades leave and once roughly a fortnight later, when the dust still airborne on the first visit has finally settled. Converted flats get one between tenancies. A communal hall needs one annual reset on top of whatever the weekly rota covers.
Absolutely brilliant service. Adefem was professional, job well done. Everything was left beautifully clean, and I was genuinely impressed.
I’m very satisfied with the service I get
Excellent job, highly recommended.

Frequently asked questions
No. It overlaps, but it is not the same, and we price it separately. Plaster and sanding dust is fine enough to hang in the air for days and to sit inside cornice, sash boxes and shutter recesses, so one pass never finishes it. On a refurbished Edgbaston house we plan for a main clean when the trades leave and a lighter second visit a fortnight later. A single visit cannot catch dust that is still settling.
Yes, and we leave them where they stand wherever we can. We clean around fixed and valuable pieces, dust frames and glass by hand where you are happy for us to, and we do not lift or reposition anything heavy or fragile. If a room needs to be genuinely thorough underneath, it is better for you or a removals firm to clear it first and for us to come afterwards.
Yes. With so many B15 houses split into flats, it is a sensible way to handle the shared parts. We reset the entrance, hall, stair, landings, communal window reveals and the hard floor, and invoice the freeholder or managing agent so it goes through the service charge as one payment, with no need for five separate ones. Individual flats are quoted separately, because they are not the freeholder’s responsibility.
Rarely. Birmingham runs on soft Elan Valley water, so chalky build-up barely happens here. In a B15 bathroom the real work is mould in grout and silicone, and soap film on screens and marble. We go after those. If a fitting looks dulled it is usually product residue, with little or no scale underneath.
Typically two full days on site, sometimes more where there is a lower ground floor kitchen and several bathrooms. Ceiling height is the reason: every room takes longer than its floor plan suggests, because there is a metre of cornice, picture rail and tall door above the point where a modern room stops. We give you a day count with the price, so nobody discovers it on the second afternoon.
