Moseley Home Cleaning for Villa Flats and Wake Green Family Houses
A large share of the homes in B13 are flats carved out of Victorian houses, and they are a particular thing to clean. A stud wall runs through what was one drawing room, so a cornice stops halfway along the ceiling. The kitchen is in a former bedroom. The shower room has been fitted into the rear return and never quite dries out. The windows are tall enough that one person living alone cannot reach the top of them safely. None of that is a problem, but it does mean the visit needs planning, not a standard list.
The other half of the work is whole houses, mostly on the roads out towards Wake Green Road, Anderton Park Road and the streets backing onto Moseley Bog. Those are large family homes, many with two flights of stairs, and a lot of ground floor traffic, particularly once the ground underfoot turns wet in October. Both kinds of home get the same arrangement: the same weekday each time, key access, and a scope written down at the start.
What this page does not cover is the shared hall and stairwell of a converted house. Those belong to the building, not to any flat in it, so they are scoped and invoiced separately with whoever coordinates the service charge.

Villa flats with damp returns, and houses with two flights
The subdivided flats create the more unusual demand. A shower room in a rear return with a small window and an overworked extractor will grow black spots in the sealant and the grout every winter, and the household living there is often renting and arranging the cleaner themselves. A tall sash in a first floor flat has a reveal and a top sash that nobody has wiped since they moved in, and reaching it safely from a chair is exactly the sort of thing people stop doing. In the whole houses the driver is different and simpler: two flights of stairs, rooms on three floors, and a hall that receives everything walked back from the Bog and Moseley Park through the winter months. Original tiled hall floors are common in both, and they need one settled product policy, not whatever is under the sink.
- Flats carved out of big houses, where a stud wall cuts a cornice in half and the kitchen sits in a former bedroom
- Shower rooms fitted into rear returns with weak ventilation, which need attention on every visit
- Tenants in Moseley flats arranging and paying for their own cleaner without waiting for a landlord
- Family houses off Wake Green Road and Anderton Park Road with two flights of stairs and rooms on several floors
- Wet ground carried back from Moseley Bog and Moseley Park from October onward, which lands in the hall and stays there
- Original tiled hall floors in both flats and houses, which want a neutral routine agreed once and kept to
Front door inward in winter, and extendable tools for tall sashes
Scope goes in writing before the first visit, including the parts a clean cannot fix. In a flat with a damp shower room we clean the grout and sealant properly and keep the growth down, and we will tell you when the real answer is ventilation or a re-seal, not another clean. In winter the visit starts at the front door and works inward: mat, threshold, hall floor, then the bottom treads, because doing those last means doing them twice. Tall sashes are reached with extendable tools, never from a chair. Access is usually a key or an entry code, and in a converted house we need the communal door as well as your own.
- A written scope, including a note on anything a clean will manage but not cure
- Grout and sealant in a poorly ventilated shower room cleaned every visit, not left for a periodic blitz
- Winter visits worked front to back, mat and threshold and hall first, so the treads are not cleaned twice
- Tall sash reveals and top sashes reached with extendable tools, with nobody standing on furniture
- Both keys or codes where the flat sits behind a communal front door, so you need not be in
More detail on the equipment and the order of work: how we do domestic cleaning, step by step.
Homes on both sides of the Village
The flats cluster on the streets nearest the Village, around Church Road, Salisbury Road, Woodbridge Road and Trafalgar Road, where the big houses were most often split into flats. The whole houses sit further out towards Wake Green Road, Chantry Road and the roads backing onto the Bog, where most properties stayed intact. A first visit usually fits within the week, and a fixed slot is easy to hold once set, with only the order of the visit changing in winter. The one thing we schedule around is a farmers market Saturday, when the Village and the Alcester Road are busy and stopping anywhere near St Mary’s Row costs half a morning. On the narrower converted streets, parking is easier mid morning than at either end of the day.
Stairs in a whole house, ceiling height in a converted flat
Every visit is priced on the real length of the job and held at that figure. In a whole house the stairs are what push it: two flights and two landings take a genuine share of the time before a room is touched, so a tall house prices above a wider one with the same bedroom count. In a flat the levers are different. Ceiling height and window height add time, an awkward shower room adds time, and a hard floor throughout takes longer than carpet. Laundry and ironing are quoted separately as time. Cleaning your own flat is priced entirely separately from any communal arrangement in the building, and we will not quietly bundle the two.
Weekly through winter where a shower room grows mould
Fortnightly suits most whole houses here, with weekly making better sense where there are children and a dog coming back off the Bog several times a week. Flats commonly work on fortnightly, and monthly is enough for a small one that is kept tidy. The exception is a flat with a poorly ventilated shower room: through the winter, growth can re-establish in the sealant within a fortnight, so weekly is the safer interval from November to March, with the grout done every visit. Through the summer the same flat is usually fine on fortnightly.
Charles was great. He was very professional and did a great job.

Frequently asked questions
Yes, and plenty of Moseley flats are arranged exactly that way. You do not need a landlord to agree to it, since nothing about a regular clean alters the property. Worth telling us if the tenancy specifies a standard for the condition of the flat, because we can work to that wording rather than to a generic list, and having it in the scope is useful evidence at the end of a tenancy.
It will keep it in check, and that is the limit. Mould in a rear return shower room is a ventilation problem, so cleaning treats the symptom on a schedule. We clean the grout lines and the sealant on every visit, which holds it back through the winter. If the sealant has gone porous, the useful advice is a re-seal, and we would rather say that than keep selling you cleans that lose ground each year.
Not as part of your flat visit. Communal areas belong to the building, so they need their own scope agreed with the freeholder, the managing agent or the leaseholders between them, and their own invoice. If the hall in your building is being neglected, the practical step is to get a quote and put it to whoever coordinates the service charge, which is how these arrangements usually begin.
Yes, and it changes the order of the visit rather than the length of it. From October we start at the front door and work inward, so the mat, threshold, hall floor and bottom treads are done as one job instead of being recontaminated an hour later. A decent barrier mat inside the door does more than any product we could use, and we can point out where one would help without selling you a solution you do not need.
No. Most people give us a key or an entry code and are out. In a converted house we usually need two, one for the communal front door and one for your own; if you give us both, you need not be in. We lock both behind us and message you when we leave. If the building has an entryphone instead of a key for the front door, tell us at the walk round, because that changes how we get in when nobody is home.
Yes, with extendable tools from the floor, and it is one of the things worth having in the scope of a Moseley flat. Tall sash tops, reveals and a cornice that stops at a partition wall are all reachable that way. What we will not do is stand on furniture or put anything against decorative plaster. If a room is too high for safe access, you hear that at the walk round, before anything is half done.
