Kings Heath Deep Cleaning, Room by Room or Whole Terrace

Deep cleaning in Kings Heath often starts with the rooms that need it most. Many of the terraces off the High Street are rented, to families and to sharers, so the person booking may be an owner, a landlord protecting a property or a tenant who has inherited somebody else’s kitchen. Either way the money goes where the damage actually is: the kitchen, the bathroom, and the hall and stairs that every other room in a narrow terrace opens off.

The rest of it is commercial. Cafes, takeaways and small food businesses along the High Street and York Road need a proper kitchen degrease well before an inspection. Visits run within our published hours, and an 8am start usually clears a small kitchen before the lunchtime trade. We also reset owner-occupied houses around Kings Heath Park, normally once a year, and those are calmer jobs with nobody waiting on the result.

Let terraces used hard, handed on, and never taken back to the grout

Two things drive deep cleaning here and neither of them is neglect. The first is turnover: many B14 terraces are let, so a kitchen and bathroom get used hard by one household, handed on, then used hard again by the next, with nobody ever taking them back to the grout. The second is ventilation. Bathrooms fitted into the back of a Victorian terrace, and kitchens in narrow rear rooms, shift steam and cooking grease slowly, so soap scum builds on screens and mould gets into the sealant. Birmingham runs on soft Elan Valley water, so it is never scale you are looking at in B14.

  • Rented terraces where the kitchen and bathroom have passed through several households without ever being taken back to the grout
  • Narrow rear kitchens and back-of-house bathrooms in B14 terraces that clear steam and cooking grease slowly
  • Soft Elan Valley water, so the film on a Kings Heath shower screen is soap scum and body oils, never limescale
  • Cafe and takeaway kitchens on the High Street and York Road needing a degrease booked for an early start
  • Owner-occupiers around Kings Heath Park buying one full reset a year, long before anything needs rescuing

Hall, stairs and landing first in a B14 terrace

We work top down and dry first, and in a terrace that means the hall, stairs and landing before anything else, because it is the one route every other room feeds off and dust from it settles twice. Then the kitchen comes apart: extractor filter out and into a degreasing soak, the outside of the hood wiped down, oven interior and door glass, cupboard fronts and the gap beside the cooker. Bathrooms are taken back to the grout line with proper dwell time, never scrubbed once and rinsed. Where you are buying a partial clean, we write the boundary down before we start.

  • Hall, stairs and landing taken first, since every room in a Kings Heath terrace opens off that single route
  • Extractor filter removed and soaked, not wiped in place, which is the biggest single change in a small rear kitchen
  • Grout and sealant given dwell time, because on soft water the problem is mould, not scale
  • A written boundary where you are buying kitchen and bathroom only, so the scope is not argued about afterwards

Whole house, or just the kitchen and bathroom

Most of this work sits on the terraced streets running off the High Street and around Kings Heath Park, with the interwar houses to the south making up the rest. A clear quote for two rooms is often more use than a sales pitch for eight. A landlord can book a deep clean mid-let, between inspections, instead of waiting for a changeover, because keeping a let terrace presentable costs less than rescuing it later. For the commercial jobs on the High Street and York Road we start at 8am, so the worst of the work is done before the doors open.

Why a kept four-bed can come in under a tired two-bed

Condition sets the price, not bedroom count, and in Kings Heath that means a well-kept four-bedroom terrace can come in below a two-bedroom one that has been let for six years without a reset. What moves the number is the oven and extractor, how far mould has gone into the bathroom sealant, whether we are working around a tenant’s belongings, and whether the property is occupied at all. We quote room by room as well as whole-property, so you can buy the kitchen and bathroom now and the rest later. Photographs of both rooms are enough to fix a price.

Yearly by the park, and at each changeover on a let

Owner-occupied houses around Kings Heath Park do well on once a year, usually spring or ahead of Christmas. A rented B14 terrace is better served by one deep clean at each changeover, plus one mid-let where a tenancy runs longer than a couple of years, because that is the point at which a family bathroom starts getting away from everybody. Food premises on the High Street generally want a kitchen degrease quarterly, on top of their own daily close-down.

Frequently asked questions

The kitchen and the bathroom. Those two rooms hold nearly all the grease, soap scum and grout mould in a terrace, so the money goes a long way there and considerably less far anywhere else. We write down exactly which rooms are included, and the hall and stairs can be added on a later visit.

Yes. We take the kitchen, bathroom, hall, stairs and landing, and clean bedrooms where the floor and surfaces have been cleared. Anything sitting under belongings we cannot reach and will not claim to have done. Agree with the landlord who is being invoiced before we start, because that is the thing that causes arguments afterwards.

Almost certainly not. Birmingham is supplied with soft water from the Elan Valley, so a cloudy screen in a Kings Heath bathroom is soap scum and body oils. It wants the right chemistry and some dwell time. A descaler will do nothing for it, whatever the bottle says.

Usually, yes. We start at 8am, which on a small High Street or York Road kitchen often means the heavy work is done before you open, and anything left is worked around your prep. A full degrease of a small kitchen, with the filters and the outside of the canopy, is normally one visit. Ductwork and the inside of the canopy are a specialist trade we do not cover.

An end of tenancy clean is judged against an inventory on an empty property and happens once, at the end. A deep clean can happen at any point, with people still living there, and nobody is ticking it off a clerk’s list. A landlord can book both: a deep clean partway through a long let, an end of tenancy clean when it finishes.
