Deep Cleaning in Hockley for Workshop Flats, Studios and Bars

A B18 deep clean is usually inside a converted workshop. A flat here might have exposed brickwork down one wall, original roof timbers overhead, a cast iron column and a steel window frame, all of it sitting alongside a modern fitted kitchen and an internal shower room with no window at all. That combination is the whole job. One half of the room wants degreasing and the other half wants leaving very nearly dry.

Hockley deep cleaning is commercial too. Working jewellery workshops, design studios, small offices and the bars towards St Paul’s Square need a reset once or twice a year, and an 8am start usually clears a studio or shop floor before trading. Those are commissioned by a business owner or a managing agent, and the scope goes in writing before we start, because in a shared building it matters exactly where our work stops and the freeholder’s begins.

Windowless shower rooms, bench dust and bar kitchens

Two things drive deep cleaning demand in Hockley, and neither is the tired family kitchen most cleaning pages are written about. The first is the internal bathroom. Workshop conversions in the Quarter frequently put the shower room in the middle of the floor plan with no external window and a single mechanical extractor, so the grout and the silicone never fully dry and mould gets into them within a couple of years. The second is trade. A jewellery workshop generates polishing dust and bench debris, and a bar kitchen generates grease at a rate no home ever will. Both need a periodic strip back that a routine visit is not designed to deliver.

  • Internal shower rooms with no window and one extractor, where grout and sealant stay damp and grow mould
  • Exposed brick, lime pointing, original roof timbers and cast iron that a wet, aggressive clean would soak or mark
  • Jeweller’s rouge and polishing dust, fine, greasy and red, settling on every ledge in a working workshop
  • Bar and venue kitchens towards St Paul’s Square, where grease on every reachable surface is the real job
  • Soft Elan Valley water, so what sits on the shower screen here is soap scum and body oils, with no real scale

A surface map before anything is switched on

We agree the surface map before anything is switched on, because a Hockley conversion can put four different materials in one room. Exposed brick and lime pointing are brushed and vacuumed dry. Original timber and structural steel are taken damp at most. The fitted kitchen and the shower room are then treated conventionally: extractor filter out and into a soak, oven interior and door glass, grout and silicone given proper dwell time, never one scrub and a rinse. In a working workshop we stop at the bench line. Bench sweepings hold precious metal, they belong to you, and we do not vacuum them.

  • A surface map agreed first, so exposed brick and original timber never get the treatment the tiled kitchen gets
  • Benches, skins and sweepings left completely alone in a working workshop, because that dust is your stock
  • Extractor filters removed and soaked, in apartment kitchens and bar kitchens alike
  • Equipment carried in on a planned route, since we cannot park outside most Quarter buildings

Deep cleaning a converted workshop flat

The residential side of this sits in the conversions and newer blocks around Vyse Street, Warstone Lane, Branston Street and Hylton Street, and in the Big Peg. The commercial side runs from the small workshops on Spencer Street and Northampton Street through to the bars and restaurants at the St Paul’s Square end. Timing is dictated by trade hours and by loading more than by traffic. Bar work goes in on a weekday morning after a late close, workshop and studio work on a quiet weekday booked with the bench cleared, and we allow for carrying kit a few streets rather than pulling up at the door.

Slow materials, shower rooms and lift access in a Quarter quote

We price a Hockley deep clean on condition and on how much of the property is material we have to treat slowly, not on bedroom count. A two-bedroom apartment with plasterboard throughout is quicker than a one-bedroom conversion with a brick wall, exposed joists and a steel window running two storeys. The other variables are the number of shower rooms and how far mould has gone into the sealant, whether the oven and extractor have been left for years, and access, because a fourth-floor flat in a building with one small lift adds real time. Commercial premises are quoted individually with the scope written out. Photos on WhatsApp are enough for a fixed price.

Annual for owners, each changeover for lets, quarterly for bars

An owner-occupied apartment here does well on an annual reset, usually timed to sit alongside the block’s own communal schedule. Lets in the Quarter turn over faster than that, so the deep clean lands at each changeover instead. Working jewellery workshops tend to want two a year, one of them before the Christmas trade. Bars and venues are quarterly, because a kitchen serving every night reaches in three months what a domestic kitchen reaches in five years.

Frequently asked questions

No. Lime-pointed Victorian brick soaks up water and takes weeks to give it back, and original timber marks and raises its grain if you wet it. Both get brushed down and vacuumed dry, with a barely damp wipe only where something is genuinely stuck to them. The wet work stays in the kitchen and the shower room, which is where it belongs.

Because it never dries out. An internal shower room in a conversion depends entirely on one extractor, and if that fan is undersized or poorly vented the room stays humid for hours after every shower. That is a mould problem, not a limescale one, since Birmingham runs on soft Elan Valley water. Surface growth cleans off. Silicone that has gone through needs replacing.

Yes, and around is the operative word. Bench sweepings and the skins under the benches carry recoverable gold and silver, so nothing there is vacuumed, brushed up or tipped away. We clean the floor to the bench line, the windows, the high ledges, the kitchen and the washroom, and your lemel stays exactly where you left it.

Yes, and a morning slot suits both of us. We degrease the kitchen, take the canopy filters out to soak, do the back bar, the cellar steps and the customer toilets. Full internal ductwork cleaning to TR19 standard is a certificated specialist job that we do not carry out, and if that is what your insurer is asking for, you need a TR19 specialist, not us.

Wherever we legally can, which is rarely outside your building. The Quarter is permit-controlled with very little loading space, so we work the route out beforehand, unload once and move the vehicle. It shapes how we schedule a Hockley job, but it does not turn up on your invoice as an access charge.
