Deep Cleaning for Aston Terraces, Flats and Blocks

Much of Aston is rented, so a deep clean here is often booked by a landlord, an agent or a housing provider, and owners and tenants book one too. A terrace on a long let reaches a point where the weekly routine cannot recover the kitchen, and one thorough reset costs far less than a property that shows badly and sits empty. That reset is the job this page describes, and it works the same way in a house somebody owns.

The council flat blocks and maisonettes are the other strand. There the deep clean is communal: entrance doors, stairwells, deck access walkways, bin stores and the vinyl or tiled floors carrying a whole block’s traffic. Whoever manages the block books it, normally after resident complaints or ahead of an inspection, and on the day it looks nothing at all like cleaning somebody’s kitchen and bathroom.

What ten years of frying does to a small back kitchen

What builds up in an Aston terrace follows how long the tenancy has run, far more than how many bedrooms it has. Ten years of frying in a small back kitchen puts grease on the hob surround, the tiles, the ceiling above the cooker and inside an extractor whose filter has never once been lifted out. The bathrooms are frequently a later modernisation dropped into a Victorian shell, so the sealant is decades old and mould has had all of that time to work into it. Birmingham draws soft water off the Elan Valley, so scale is not the enemy here. Grease, body oils and mould are, and all three give way to a cleaning product left to dwell; scrubbing harder does little.

  • Small rear kitchens in long-let B6 terraces, with grease on the tiles, the ceiling above the cooker and the outside of the extractor hood
  • Extractor filters that have not been out of the hood in years
  • Bathroom sealant and grout old enough that the mould has grown down inside the silicone, below the surface
  • Communal stairwells, deck access walkways and bin stores carrying the wear of every flat in the block
  • Landlords resetting a property before it goes back on the market, because a tired kitchen is what stalls a re-let in Aston

From the ceiling down, then the kitchen taken apart

Dry work is done first and we come down from the ceiling, because the later refits left coving, boxed-in pipework and cupboard tops holding years of dust nobody has reached. The kitchen is then taken apart. Filter out and into a degreasing soak, the outside of the hood wiped down, the oven done inside and across its door glass, and that narrow slot beside the cooker emptied out, which in an Aston back kitchen is reliably the worst few inches in the property. Bathrooms are taken down to the grout line and the sealant is given real dwell time. In a block we clean the communal route in the order residents walk it, starting at the entrance door.

  • Extractor filter taken out of the hood and soaked, which is the single biggest change in a long-let kitchen
  • Grout and silicone given dwell time, because mould that has been in decades-old sealant does not come off under pressure
  • The gap beside the cooker and the floor behind the fridge cleared, since those are the spots an inspection checks first
  • Blocks cleaned from the entrance door inwards through stairwell, deck and bin store, so the route residents use is done in sequence

More detail on the equipment and the order of work: how we do deep cleaning, step by step.

Long lets, block work and the Villa Park fixture list

The terrace work sits on the tightly packed streets behind Witton Road and Trinity Road and on the roads dropping towards Aston railway station, with the block work on the 1960s and 1970s estates in between. Two practical things shape a booking. There is no off-street parking anywhere here, so the van stays on the street and every piece of kit is carried in, and a Villa Park home fixture removes that option across the surrounding roads for most of the day. We check the fixture list before offering you a date. Inside the Aston Hall and Church conservation area we are additionally careful about what goes anywhere near original frontages.

Tenancy length moves an Aston quote more than bedrooms do

Condition sets the price in Aston and bedroom count barely moves it, which is why a two-bedroom terrace let for a decade can cost more than a three-bedroom one turned over every year. The oven and extractor are the biggest single variable, then how far the bathroom sealant has gone, then whether we are working around a family’s belongings or in a property already emptied. A long-let terrace here can take a full working day, and the quote says so from the start. Send photographs of the kitchen and each bathroom over WhatsApp and the number we give back is fixed, billed to the landlord, the agent or a managing agent.

Once per tenancy, with a reset partway through a long let

A rented terrace in B6 realistically gets one deep clean per tenancy, at the void, and for most of this stock that is enough. Where a tenancy is running long, a reset every two or three years stops the kitchen reaching the state that later costs an owner a re-carpet and a repaint. Communal areas in the flat blocks want one or two deep cleans a year on top of their routine cleaning.

Frequently asked questions

No. A void clean happens once the property is empty and is measured against what an inspector or an incoming tenant will accept on a fixed re-let date. A deep clean can happen at any point, including with the tenants still in, and nobody signs it off. A landlord can book both across a long tenancy: a mid-let reset, then the void clean at the end of it.

Yes. An owner who does not want to wait for a void can book a deep clean with the household still in place. We do the kitchen, the bathroom, the hall and stairs and any room that has been cleared for us. What is buried under belongings we cannot reach, and the invoice lists only what we actually cleaned.

Yes. Entrance doors and glazing, stair treads and handrails, deck access walkways, the bin store floor and the doors residents touch. We quote it per block and invoice whoever manages it, which is normally a housing provider or a managing agent.

Often, yes: a big improvement, sometimes completely. This is not a hard-water problem: the Elan Valley supply Birmingham sits on is soft, so what you are looking at is mould growing in silicone that never gets a chance to dry. Where it has gone right through the sealant the silicone wants replacing, which is an owner’s job, and we will tell you which of those two situations you are in.

Yes, for parking and access, though the work itself is unchanged. On a matchday the streets round the ground are congested for hours either side of kick-off and there is nowhere to put a van, so we try to book Aston jobs on other dates. If yours cannot move, tell us and we will allow extra time and arrange access accordingly.
