Hockley Home Cleaning, from Quarter Conversions to Family Homes

Many Hockley homes are flats: one and two-bedroom apartments in converted Victorian workshops and in the newer blocks of the Jewellery Quarter, most with a single shower room, an open-plan living space and a compact kitchen. Beyond the Quarter there are terraces and estate homes as well, cleaned on the same terms. A flat visit is short and concentrated and priced as one, and a workshop conversion is full of surfaces that a normal wet clean is wrong for.

What there is inside a Quarter flat is tall original glazing with deep reveals and glazing bars, exposed brick, timber and original metalwork, and hard floors that show everything. What sits outside your front door, the entrance, the lift lobby, the stairs and the bin store, is bought by the managing agent or the residents’ committee and paid for through the service charge, so it is not part of a household booking.

Workshop glazing, exposed brick and one open-plan traffic route

The conversions create demands a modern flat does not. Original industrial windows have deep reveals and glazing bars that collect dust in a way a flush uPVC unit never will, and internally they take real time to do properly. Exposed brick, timber and original metalwork will not tolerate the wet, aggressive approach that suits a tiled kitchen, and getting that wrong marks them permanently. Hard floors across an open plan show every mark, and with no hallway to catch anything the whole flat is effectively one traffic route. Storage is usually tight in a conversion, so surfaces stay in use and cleaning around them is simply part of the job.

  • Tall original workshop glazing with deep reveals and glazing bars, which take genuine time internally
  • Exposed brick, timber and original metalwork that need a dry or barely damp approach, not wet degreasing
  • Hard floors across an open plan, with no hallway to catch anything before it travels
  • Compact kitchens and single shower rooms absorbing everything a household produces
  • Tight storage in a conversion, so surfaces stay in use and are cleaned around where they stand

Dry methods on brick and metal, written into the scope

The scope is agreed and written down before the first visit, and in a conversion that list names the surfaces to leave alone as firmly as the ones to clean: which brick is dry-dusted only, which metalwork gets nothing wet on it, which timber takes a pH-neutral product and nothing stronger. If you give us a fob, key or door code, you need not be in, which matters because a fixed slot cannot depend on a resident being home in a block of flats. Kit is loaded for one carry, since loading is restricted across the Quarter and there is rarely anywhere to leave a vehicle for long.

  • A written scope naming the surfaces to leave alone as clearly as the ones to clean
  • Dry or barely damp methods on exposed brick, timber and original metalwork
  • Deep window reveals and glazing bars given their own time, never wiped in passing
  • If you give us a fob, key or door code, you need not be in for the visit
  • One planned carry, because loading across the Quarter is restricted and short-stay only

More detail on the equipment and the order of work: how we do domestic cleaning, step by step.

How a household visit works in the Quarter

Household bookings sit in the conversions and newer blocks off Warstone Lane, Vyse Street, Hylton Street and Branston Street, and in the homes beyond the Quarter. Hockley is about twenty minutes from the Selly Oak base, so a first visit usually fits within the week. Scheduling is built around loading more than traffic: there is almost nowhere to leave a vehicle for long, so we unload once and carry in. If your building has a schedule for the communal areas already, adding your own flat to the same day is the efficient version.

Deep reveals and hand-dusted surfaces in a Quarter flat

A household visit is priced per visit on the hours the flat takes, and it holds steady between visits. Most flats here are one or two bedrooms with a single shower room, so these are short bookings and priced accordingly. What lengthens a visit in a conversion is the glazing and the surfaces: deep reveals and glazing bars take real time, and anything that has to be dry-dusted by hand takes longer than the equivalent surface in a modern flat. That time goes into the price, so the parts that make the building interesting are never rushed.

Fortnightly for most flats, with the glazing bars on rotation

Fortnightly suits most flats here and a one-bedroom apartment rarely justifies more than that. Weekly makes sense where two or three people share one shower room, or where an open-plan hard floor takes constant traffic. Monthly works if you handle the surfaces yourself and want the kitchen, the shower room and the floors done properly. Window reveals and glazing bars in a conversion do not need doing every visit, so they sit on a rotation and we name them in the scope so it is clear when they come round.

Frequently asked questions

No, though it is a short visit and priced as one. Most homes in the Quarter are one or two bedrooms with a single shower room, so a fortnightly clean here is quick. Neighbours in the same building can book the same day if that makes the entrance fob easier to arrange.

Not the way we work. Exposed brick, timber and original metal in these conversions need a dry or barely damp approach, not the wet degreasing you would use on a tiled kitchen. Which surfaces get which treatment goes into the written scope on the first visit, so it is agreed in advance.

That is bought by the managing agent or the residents’ committee and paid for through the service charge, so it is not part of a household booking. If you are on a committee and gathering quotes for the building, that is a separate conversation with a separate scope. Inside your own front door is this arrangement, and we invoice you.

The internal glass, reveals and glazing bars can be, and they take longer than a modern unit because of the depth and the bars. We put them on a rotation so you are not paying for them fortnightly, and we name that in the scope. The outside is a separate booking done from the ground with a pole.

By planning it. We know where a vehicle can stop across the Quarter, and we load for one carry, so we unload once and walk in. None of that appears on your invoice, because it is our constraint to work around.

Yes. Visits run within our published hours, Monday to Friday 8am to 6pm and Saturday 9am to 6pm, and a fixed slot means you can plan meetings around it. In a one or two-bedroom flat with people working in it, the order is agreed in advance: we start at the far end and work back, so nobody is moved from room to room in the middle of a call.
