Winson Green Deep Cleaning for Terraced Homes and New Flats

A deep clean in Winson Green is often booked by somebody other than the person living in the property: a housing provider, a managing agent or a landlord, alongside households resetting their own home. Either way the paperwork matters as much as the work itself: a scope agreed in advance, a fixed price set against it, and an invoice a finance department can process without having to ring us about it.

The second stream is newer. A newly completed apartment block needs a builders’ clean and then a sparkle clean before anybody is given keys. Plaster dust, silicone smears, adhesive residue and protective film are a wholly different problem to fifteen years of cooking grease, so the two are scoped and priced separately, even though both answer to the name deep clean.

Long social lets, hardened grease and estate stairwells in B18

Long tenancies are what make the terraced side of this work heavy. Where a household has held the same social let for a decade or more, nothing has ever been emptied out and cleaned behind: the cooker has not moved, the extractor filter is the one it was fitted with, and the bathroom sealant has been damp for years. The city’s soft Elan Valley supply means scale plays no part in any of it. What you are left with is cooking grease gone hard, soap scum across the bath and screen, and mould rooted down into grout and silicone. On the estate side the demand is different again: stairwells, walkways and bin stores that a weekly visit holds steady but has never actually taken back to the surface.

  • Social lets held by the same household for ten or fifteen years, where nothing has been pulled out and cleaned behind
  • Cooker gaps, extractor filters and cupboard carcasses in the narrow kitchens of the surviving Victorian terraces
  • Grease, soap scum and mould in grout, which is what soft Elan Valley water leaves you fighting instead of scale
  • Stairwells, walkways and bin stores on the 1960s low-rise estates, needing a full strip back and not another mop
  • Plaster dust, silicone smears and protective film on newly completed apartments ahead of handover

Taking a terrace kitchen apart, or staging the dust out of a new flat

Which of the two jobs it is decides the order of the day. On a terrace we work dry and downward first, then take the kitchen apart: filter out and into a degreasing soak, cooker pulled forward, cupboards done inside and out, bathroom taken back to the grout line with the silicone given proper dwell time, not a single pass. On a new apartment we go the other way and treat the whole thing as staged dust removal, because plaster dust drops out of the air twice and a single sweep through simply relocates it onto the glass you have just finished.

  • Extractor filter soaked, not wiped, and the cooker drawn out, on terraces where neither has happened in years
  • Grout and silicone given real dwell time, then reported on wherever mould has grown down through the sealant
  • Staged dust removal on new-build flats, with glass and frames left until the airborne dust has settled a second time
  • A written scope agreed with the provider or site manager first, so sign-off is against a list and not an opinion

More detail on the equipment and the order of work: deep cleaning across Birmingham.

Terrace resets, estate blocks and new-build handovers

The terraced work sits on the Victorian streets that survived clearance, not on the estates that replaced their neighbours, and access shapes the day: these houses are narrow-fronted with no side entry, so everything comes in and goes out through the front door. Estate work is instructed by the block, not the flat. New apartment blocks are booked by a site manager against a completion date that moves, so we hold the slot loosely and confirm the week before. Our Selly Oak base is about twenty minutes south, which keeps short-notice work here manageable.

Priced on condition and a written scope, never on bedroom count

Condition and specification drive the number, never bedroom count. A terrace coming back after a long tenancy is priced from photographs of the kitchen, every bathroom and the worst room in the house, and we give a fixed figure against a written scope so nothing is disputed at sign-off. Post-construction work prices on a different basis entirely, because it is measured in passes, not rooms: a builders’ clean and then a sparkle clean on the same flat is two attendances and two prices, and one figure covering both would hide the second visit. Where several properties come back in the same month we quote them together on one schedule.

A turnover job on the terraces, a reset once or twice a year on estates

On the terraced social stock this is a turnover job, not a routine one, so it happens when a tenancy ends or when a property has drifted far enough that a weekly visit will never recover it. Estate communal areas want a full reset once or twice a year underneath the scheduled clean, with bin stores at the shorter of those intervals. A new flat gets it once, before handover, and never again in that form.

Frequently asked questions

Yes. Send photographs of each kitchen and bathroom and we will give you a fixed figure per address on one schedule, with a single reference for your finance team. If the properties are similar flats on one estate, one visit to the first usually confirms the rest and we simply work through the list.

The builders’ clean happens while the site is still working: gross debris out, stickers and adhesive off, dust taken down from every surface knowing more is coming. The sparkle clean is the last thing before handover, once the trades have finished, and it is what a snagging inspection looks at. On the new B18 blocks you need both, and buying only the second one never ends well.

Partly: it will lighten, but it will not fix it. Because Birmingham is on soft Elan Valley water this is never a scale problem, it is mould that has grown down into old silicone that has stayed wet for years. Surface growth cleans off completely. Where it is through the silicone the sealant needs replacing, which is a repair job, and we will photograph it and say so.

Yes, and doing it while the tenant is in can head off a much bigger job later. We do the kitchen, bathroom, hall and stairs properly and clean the rooms where floors and surfaces have been cleared. Anything under belongings we cannot reach, and we will tell you what we could not get to so you are not left to find out at the next visit.

Yes, and on an estate they are usually the better place to start. A deep clean on a stairwell, walkway or bin store means taking it back to the surface: the ledges, the risers, the door furniture and the floor edges that a routine visit never has time for. It is quoted per block against the same specification as your scheduled clean.
