End of Tenancy Cleaning for Hockley Apartments and Studios

Many Hockley and Jewellery Quarter apartments are let, often through managing agents acting for their owners. Tenancies here end throughout the year with no summer wave, which makes getting a slot easier. The property is usually small, so the clean is short, but the standard is high, because a clerk checking a compact flat looks very hard at the two rooms that exist to be checked.

There is one complication specific to this area. What your check-out report covers stops at your own front door, yet the corridor outside it does not clean itself, and in some blocks the clerk photographs the approach anyway. Where a landlord owns several flats in one building we clean them on the same visit, and we can take on the communal stretch outside them at the same time if the freeholder or the managing agent instructs it.

One galley kitchen and one shower room, checked closely

An apartment changeover in B18 concentrates on a short list of things. The kitchen is fitted, often galley or open plan into the living space, so one oven and one extractor carry everything the flat has ever cooked. The shower room is internal with no window, which makes mould in the grout and the silicone the most commonly flagged item after the oven itself. Balconies and Juliet balconies collect city grime on the glass and the handrail. In a converted workshop there may also be exposed brick, structural timber or a steel window that the check-in inventory photographed in a particular state and that we must hand back looking the same.

  • Fitted galley and open-plan kitchens where a single oven and extractor take everything the flat has cooked
  • Internal shower rooms with no window, where mould in grout and sealant is the biggest deposit risk after the oven
  • Exposed brick, structural timber and steel windows photographed at check-in that have to be handed back unchanged
  • Buy-to-let landlords and agents turning a Quarter flat around in a few days between lets
  • Communal corridors and lift lobbies which sit outside the tenancy but still get looked at on the way in

Brick walls brushed, kitchen and shower room to inventory

We clean against your check-in inventory where you have one, and to the standard clerk’s list where you do not. Kitchen first: oven interior, racks and door glass, hob, extractor hood and filter, every cupboard inside and out, fridge and freezer seals, the washing machine drawer. The shower room goes back to the grout and the silicone with proper dwell time. Then every room in detail, plus the balcony if there is one. Exposed brick and original timber are taken dry. We photograph each room as we finish and email the set with the invoice.

  • Cleaned against the actual check-in inventory whenever the tenant or the agent can send it over
  • Room-by-room completion photographs emailed with the invoice, which settles most check-out arguments
  • Balconies and Juliet balconies included, since city grime on the glass and the rail gets flagged
  • Access arranged through the block’s fob system with the agent, so nobody hands keys over on a doorstep

Apartment changeovers in the Quarter

This work is spread across the blocks and conversions off Warstone Lane, Vyse Street, Branston Street, Hylton Street and Northampton Street, in the Big Peg, and in the newer developments towards Icknield Street and Great Hampton Street. Because tenancies here end month by month, a week of notice is usually enough and we can often do sooner, helped by being about twenty minutes away at our Selly Oak base. The practical questions are always the same: which fob opens the block, whether the lift is working, and where we can stop long enough to unload.

Small flats, big ovens and building access

Flats in the Quarter are often compact, so the clean itself is usually short. The oven remains the biggest single variable, followed by how far mould has gone into the shower room silicone. After that it is whether carpets need hot water extraction, whether belongings are still in the property, and how much of the flat is exposed brick or timber that has to be handled dry and slowly. Landlords with several flats in one building can have them done on the same visit, since we only have to get into the building once.

Booking a changeover around fobs, lifts and the agent

Once per tenancy, and in Hockley the timing is rarely fraught. Lets here end across the whole calendar, so a week or ten days of notice usually secures a slot. If you are a landlord with a fixed check-out date and a new tenant moving in two days later, book the moment notice is served, because that turnaround leaves no room at all to reschedule.

Frequently asked questions

No, it should not, because a communal corridor is the freeholder’s responsibility and your inventory covers what is inside your front door. In practice some clerks photograph the approach anyway. If the block is in poor shape, put it to your agent in writing before check-out instead of paying us to clean something you do not hold the lease on.

Only if it is left alone. Surface mould cleans off and the room hands back well. Where growth has gone through the silicone, cleaning lightens it but the sealant itself needs replacing, which is a job for the landlord. It is not a limescale issue either: Birmingham water is soft, so what you have is damp and weak ventilation.

Yes, and in the Quarter that is often the simplest arrangement. We can take a landlord’s flats in one building changeover by changeover. We work from their checklist, send the completion photographs with the invoice, and the outgoing tenant is not left paying up front and then chasing the money back.

As little as possible, deliberately. Cobwebs and dust come off dry with a brush and a vacuum. We do not wash it, because old lime-pointed brick holds water and can bloom white as it dries, which photographs far worse on a check-out than the dust ever did. If the inventory carries a note about its condition we work to that note.

A one-bedroom apartment in the Quarter is normally a single visit of a few hours, so a slot within the week is usually possible. What slows things down is access rather than cleaning. We need the fob, or the agent to meet us, and it helps to know in advance whether the lift is in service.
