Handsworth Deep Cleaning for Terraces, Flats and Shared Houses

In Handsworth a deep clean is often commissioned by whoever holds the licence, not by whoever lives in the house. A B21 terrace covered by the city’s selective licensing designation, in force from 2023 to 2028, has to be kept to a standard, and when a property has drifted below it the quickest route back is one thorough reset, which is easier to budget for than a weekly rota. The subdivided house is the other obvious case.

The building sets the pace as much as the dirt does. These are narrow-fronted houses on two or three floors with a passage hall, a back addition and a staircase too tight for anything on wheels, so machines, buckets and stock all leave the van by hand and go up and down by hand as well. We count that in the hours we quote, because it is real time, and leaving it out of the quote only produces a rushed job.

Shared kitchens and back-addition bathrooms that never dry

Two structural things drive this work here. Shared use is the first. Where a Victorian terrace has been divided into flats or let room by room, the kitchen and the bathroom belong to people with no agreement about who cleans them, so the extractor filter, the hob surround and the silicone round the bath go untouched for years. Ventilation is the second. Back-addition kitchens and bathrooms were squeezed into rooms with one small window and a fan set in the nearest wall, so grout stays damp and black mould follows. Neither has anything to do with hardness. Birmingham’s supply comes off the Elan Valley reservoirs and is soft, so what we remove is mould from silicone, film from the shower screen and grease from everything near the hob.

  • Kitchens and bathrooms shared between separate households, with no agreement about whose job the cleaning is
  • Back-addition bathrooms with one small window and a small wall fan, so grout never dries out
  • Extractor hoods and filters in let property that have not come off the wall since they were fitted
  • Selective licensing, which puts a date on getting a property back to an acceptable standard
  • Cooking grease, body-oil film and mould in silicone, with little scale, because the city supply is soft

Attic room first, passage hall last

The order is top floor first and passage hall last, which on a three-storey terrace puts the attic room at the start of the day and the front door at the end of it. Dry work comes before water touches anything: door heads, picture rails, and the deep sills and reveals of the bay. Then the kitchen is stripped, filter down and into a soak, hood, hob surround and the narrow gap beside the cooker where a terraced kitchen has no room to spare. Bathrooms go back to grout and silicone, with contact time doing the work instead of force.

  • Equipment carried in from wherever the van could stop, since there is no drive to unload onto
  • Filter taken down and left in a degreasing soak instead of being wiped where it hangs
  • Grout and silicone left to work chemically, which is what genuinely shifts mould
  • Each flat or bedsit handled as its own job where the house has been divided

Resets on subdivided B21 houses

This kind of housing concentrates between the Soho Road and Handsworth Park, and in the larger Hamstead Road houses carved into flats decades ago. The person booking is as likely to be an organisation as a household: an owner with several doors, a managing agent, sometimes a housing provider clearing a property at the end of a long tenancy. Handsworth is covered on set days, so booking ahead is the way to secure a date, and because voids and licence deadlines fall in any month there is no seasonal rush for them. Access wants settling first, because the back yard is reached by going through the property or down the entry, never round the side.

Condition, the cooker and the carry from a parked van

Condition sets the figure and bedroom count barely touches it. A terrace kept reasonably for a decade costs less than the same house after two years of shared occupation. What moves the number is the cooker and hood first, then the bathroom count and how deep mould has set into the silicone, then whether rooms are still full of belongings we have to work around. One local factor we price openly: carrying kit a couple of hundred metres from a parked van adds time that a driveway would not. Send photographs over WhatsApp and a fixed figure comes back, and it stands on the day. Owners and agents are invoiced directly.

At each void on a licensed let, six months on a shared kitchen

A licensed let realistically wants one at each void, which on a twelve-month tenancy means yearly and on a room-by-room let a good deal more often. A divided house with a shared kitchen does better at six months, because that is roughly how long it takes for the hood to get away from everybody again. Owner-occupied houses on the quieter roads behind the park run on the ordinary once-yearly pattern.

Frequently asked questions

It covers the cleanliness part and nothing beyond it. An inspection also looks at amenity, safety and repair, and no amount of cleaning fixes a dead extractor, perished silicone or damp tracking through a wall. Give us the date, we will weight the hours towards what actually gets examined, and photograph anything we think needs a trade instead.

Three, priced individually, plus the hall and staircase as their own line. Each unit has its own kitchen or its own share of one, its own condition and its own occupier, so averaging them would mean one tenant subsidising another. If all three are empty at once, the whole building can be done on the same day.

Off-street parking barely exists in B21, so we plan every job here around it: a better-loaded van and fewer trips to and from wherever we can stop. Carrying the kit in is simply part of the job we quote.

No, but be realistic about what it buys. Growth sitting on the face of grout and silicone comes off properly and stays off for months. Once it is inside the silicone itself, the bead has to be cut out and replaced, and that is a repair job for a trade. We will look and say which of those two you have.

Yes, and where a house is let room by room that is usually the only way it happens. We take the kitchen, the bathroom, the hall and the stairs, then individual rooms where the occupier has moved things off the floor and the surfaces first. Whatever is buried under belongings stays uncleaned, and it goes on the sheet as such.
