Winson Green End of Tenancy Cleaning for Voids and Private Lets

The buyer for this service in Winson Green is usually a voids team or a managing agent, not a tenant chasing a deposit, and that changes the whole shape of the job. There is no check-in inventory and no adjudication. There is a void standard, an inspection carried out by somebody who does it every week, and a re-let date that costs the provider money for every day it slips. We work to your own standard where you have one written down, and to a full empty-property specification where you do not.

Two practical things decide whether a void runs smoothly, and both get missed when the work is booked in a hurry. The first is whether the property has actually been cleared, because we are cleaners and a house still holding furniture and bagged rubbish is a clearance job before it is a cleaning one. The second is whether the water and the power are still connected. Both are routinely capped on a void, and knowing in advance means we arrive with what we need.

What a Winson Green void inspector will be checking

A Winson Green void usually marks the end of a long tenancy. On the surviving Victorian terraces that can mean ten or fifteen years in the same kitchen, so the cooker gap, the extractor and the cupboard interiors carry all of it, and the bathroom silicone has been wet for most of that time. Soft Elan Valley water means none of this is scale: it is hardened cooking grease, soap scum and mould with roots down in the sealant. The low-rise estate properties are simpler and far more consistent with each other, which makes them quicker and much easier to price in batches. Either way the test is an inspector with a checklist, not a viewing.

  • Void standards and inspection checklists set by the provider, with no deposit and no check-in inventory in play
  • Ten and fifteen year tenancies ending on the terraces, where the cooker has never once been pulled forward
  • Re-let dates that lose rent for every day they slip, so the handback date matters as much as the finish does
  • Properties handed over uncleared, or with water and power capped, which changes what can be done on the day
  • Batches of near-identical flats on one estate, which price and schedule quite differently to one-off houses

Cleaning to your void standard, with photographs for the inspector

We clean to your void standard where you have one and send it across, and to a full empty-property specification where you do not. Kitchen first: cooker drawn out and the gap behind it done, oven interior and door glass, extractor and filter, every cupboard inside and out, and the wall behind the hob. Bathrooms go back to grout and sealant, and anything rooted through the silicone is photographed and reported as a repair instead of being quietly cleaned over. Every room is then detailed and photographed on completion, so the inspection is checked against a record, not against anybody’s memory.

  • Cleaned against the provider’s own void standard whenever it is sent to us, in place of a generic checklist
  • Room-by-room completion photographs sent with the invoice, so a queried item can be checked before anyone drives out
  • Sealant and grout reported as repairs where mould has grown through, never cleaned over and handed back
  • Our own water carried where the supply has been capped, which on a void is more often than not the case

Voids, re-let dates and short notice

Voids here do not arrive in a season. They come one at a time, all year round, and usually at short notice, and our Selly Oak base is about twenty minutes away, which makes short notice workable. The terraces take longer than the estate flats and should be quoted separately even when they land on the same instruction. Parking is easier on the Victorian streets than inside the estates, where visitor space is thin and a van needs somewhere it will not be asked to shift from mid-job. Where a block is being turned over in numbers, the flats can be scheduled close together.

Oven, bathrooms, sealant and clearance: what moves a void price

We price from photographs and give a fixed figure, which is the only sensible way to buy a void: an hourly rate on an empty property nobody has looked at is a blank cheque for one of the two parties. The variables are the oven, the number of bathrooms, how far the mould has travelled into the sealant, whether flooring is being cleaned or lifted, and whether the property has genuinely been cleared. A provider putting six flats through in a fortnight can send them as one instruction and get one schedule of fixed figures. We invoice against your purchase order with one line per address.

Once a tenancy, so the lead time is what needs planning

Once per tenancy, which on this stock can mean once a decade for any given house. Lead time is what needs planning. Tell us the day the keys come back, not the day before the inspection, and a standard terraced void is comfortably finished inside the week. A batch of flats wants a fortnight of notice to schedule properly, less for a single flat.

Frequently asked questions

Yes, and we would prefer it. Send us the document and we clean against it line by line, because that is what your inspector will be holding. Where your standard is more demanding than ours in a particular area we price for that at the start. Where you have nothing written down we use a full empty-property specification and show you it first.

No, not properly. Clearance and waste removal are not something we offer, and we cannot clean floors, cupboards or skirtings that are underneath somebody’s belongings. Book the clearance first and us second, with a day between the two if you can. If you send photographs we will tell you which of the two you need.

It does not stop us, but tell us beforehand. We carry our own water and battery equipment for a standard void, so a capped supply is manageable. What it does rule out is anything needing sustained mains power, carpet extraction in particular, so if you want the flooring extracted as well we need the electricity left on or reconnected for that visit.

Usually within the week. We are about twenty minutes away, so short notice is workable; send photographs and you get a fixed price and a date the same day. A standard terraced void is normally in and finished inside that week, and a straightforward estate flat can often be done sooner than that if the diary allows.

Yes, the same work against a different yardstick. A private tenancy is judged against the check-in inventory and not a landlord’s void standard, so send us the inventory if you have it and we clean against that instead. The items that get flagged are the same ones either way: the oven, the extractor filter, fridge seals and mould in the bathroom sealant.
