Winson Green Window Cleaning for Terrace Rows and Low-Rise Blocks

Window cleaning in B18 divides by who is paying more than by what the building is. A managing agent buys the communal glazing on a block: entrance screens, stairwell lights and the glass along the walkway decks. A housing provider buys the frontages on a terrace row as a single job, not house by house. And individual residents on the surviving Victorian streets book an ordinary clean for an ordinary house on a regular cycle. All three exist here, and they are quoted three different ways.

The local variable is dust. Fine urban grit settles on front elevations as a flat grey film with no marks you can point at. Anything facing the Dudley Road traffic collects the same thing from vehicles on top of it. Properties on the busier roads do better on a four-weekly cycle than an eight-weekly one, and the quote will say so where it applies.

Rear access, communal glazing and new-build film on B18 glass

Three access facts shape this job here. The terraces are narrow-fronted and open straight onto the pavement, so the front is easy from the ground while the rear is usually only reachable through the house, which turns a back-window clean into an appointment with somebody at home. The low-rise estates have simple modern glazing but a lot of it is communal: stairwell lights, deck screens and lobby doors that no single resident considers theirs. And the new apartment blocks arrive with protective film residue and mortar splash on the glass, which a routine clean will not shift, so the first clean after completion is a different job from every one that follows it.

  • Rear elevations on the Victorian terraces reachable only through the house, so back windows need somebody in
  • Stairwell, lobby and deck glazing on the estates, which belongs to the block and to no single resident
  • Fine urban grit settling as a flat grey film across front elevations, heaviest on the busier streets
  • Traffic film on the frontages facing Dudley Road, arriving on top of the dust everything else here gets
  • Mortar splash and film residue on newly completed apartments, which has to come off before the first clean

Pole from the pavement, sills brushed, block glazing as one item

Pure water on a pole from ground level for everything reachable, which on these frontages means nothing leans on a sill, a rendered face or a rainwater pipe. Sills and frames are brushed with the pole, because on a B18 terrace it is the painted sill that holds the grit and not the glass above it. Communal glazing on a block is done as one item together with the entrance doors and the lobby glass, since a spotless stairwell light above a smeared front door reads as a job left half finished. On a newly completed flat, protective film and mortar splash have to come off before the first pure water clean, so that first visit is quoted separately; later visits need only the pole. On anything taller than a pole reaches from the ground, the upper glazing is for the building’s own access arrangements, and we quote only for the floors we can reach.

  • Ground-level pure water, with nothing resting on a rendered face or a rainwater pipe on a narrow-fronted terrace
  • Painted sills and frames brushed with the pole, since that is where the grit actually collects
  • Entrance doors, lobby glass and stairwell lights cleaned as a single communal item on each block
  • Film residue and mortar splash dealt with at a separate first visit after a new block completes

More detail on the equipment and the order of work: our window cleaning method.

Frontages, block glazing and the grey film

The dustiest frontages are the ones on the main roads, and the gap between those streets and the ones set back towards Black Patch Park is visible within a fortnight of a clean. Terraced rows suit being booked as rows: a provider, or a group of neighbours, can put a whole side of a street on one visit, and it stops one clean house looking peculiar among seven that are not. Block glazing is booked by the agent on the same cycle as the communal clean, usually the same day, so the block is attended once.

Openings, glazing type and access set the price on a B18 row

Price follows the number of openings, the glazing type and the access, never the floor area. A narrow-fronted terrace with four modern units on the front is a quick job and is priced like one. The same house with the rear included costs more, because the rear means coming through the house, with a key or with somebody in. Communal block glazing is quoted per block per visit against the same specification as the communal clean, so the block is attended once. The first clean on a newly completed flat is priced as post-construction work, because that is what it is.

Four-weekly on Dudley Road, longer on the streets further back

Four-weekly for anything fronting Dudley Road or the other busy through roads. Six to eight weeks is plenty on the streets set back behind the estates. Communal block glazing normally rides on the same cycle as the communal clean, monthly on most schedules. New apartments get the post-completion clean once and then move onto the ordinary cycle afterwards.

Frequently asked questions

Mostly because of where you are. Fine urban dust settles evenly on the glass, and if you also face Dudley Road you get traffic film on top of it. It is not spotting and it is not something a better squeegee fixes. Properties along that corridor are simply better on a four-weekly interval than on a quarterly one.

Only if you give us a key or a code. These houses were built without a side passage, so the back can only be reached by walking through the house. If you give us a key or code, you need not be in; otherwise we book a morning slot with somebody there to let us through. Fronts need nobody in at all.

Whoever holds the communal budget, which is your managing agent or your housing provider and not any resident. If you tell us the block address we are happy to send a quotation straight to them, and it is normally simplest attached to the existing communal cleaning schedule so the same visit covers both.

Yes, and it is worth the knocking on doors. Each house is still quoted on its own openings, but a row done together comes out even, with no single clean frontage among dirty ones. Where a housing provider already owns several houses in the row, ask them whether their booking can take in the private owners in between on the same day.

No, and quoting it as one would be misleading. Protective film residue, adhesive and mortar splash have to come off by hand before the glass can be cleaned, which takes several times as long as a window clean. It is post-construction work, priced as such, and it is done once. After that the block goes onto a normal cycle at a normal price.

No. A water-fed pole reaches up to three storeys from the ground, which covers the terraces, the low-rise estate blocks and the lower floors of anything taller. Glazing above that needs the building’s own access arrangements, and the quote covers only what can be safely reached from below.
