Gutter Cleaning for Winson Green Terrace Runs and Estate Outlets
Winson Green is not a leafy postcode. There are mature trees around Black Patch Park and along a handful of streets, but most of what comes out of gutters in Winson Green is moss shed off the roof slope, grit from ageing tiles, windblown street dust, and seedlings. Buddleia is the local signature: it colonises old railway land in every direction, and it will root in a silted gutter given a single summer to do it.
The second thing shaping this work is ownership. A Victorian terrace here shares one continuous run across several houses, and after decades of right to buy those houses are no longer in the same hands. One length belongs to a housing provider, the next to an owner-occupier, the one after to a private landlord, so a blockage nobody owns overflows onto three parties who may never have spoken. Clearing the entire run in one visit works far better.

Silt, moss and buddleia in shared runs nobody owns outright
Each building type here needs a different job. The surviving terraces have ordinary eaves gutters on a shared run, silting up more than leafing up. The low-rise estates that replaced their neighbours mostly have flat and shallow roofs, which means outlets, hoppers and rainwater pipes, with no visible length of gutter at all, and a blocked flat-roof outlet ponds water on the roof where nobody sees it overflow, so nothing gets reported until a ceiling stains. The new blocks have their own drainage detail again. And on a social let almost nobody rings about a gurgling downpipe, because it does not feel like a repair worth reporting.
- Continuous terrace runs crossing properties in different ownership after decades of right to buy
- Moss, roof grit and windblown dust silting runs, with buddleia rooting in from the old railway land
- Flat-roof outlets and hoppers on the estates, where a blockage ponds on the roof instead of overflowing visibly
- Rear elevations on the terraces reachable only through the house, so access has to be arranged in advance
- Nobody reporting a gurgling downpipe on a social let until damp has already shown on an inside wall
Lifting silt and rooted growth out from ground level
Cleared from the ground with a pole-mounted vacuum, which suits these streets: there is no off-street standing, and nothing here wants a weight leaning against a rainwater pipe. We take out silt and moss as well as the loose material, because silt is what holds water in a run with very little fall, and rooted growth comes out with the bed it is sitting in, not snapped off at the top. Downpipes and back gullies are flushed to prove the full length flows. Flat-roof outlets on the estates are quoted as a separate item, and only where they can be reached from the ground or a walkway; anything that needs someone on the roof is not work we take on.
- Pole-mounted vacuum from ground level, with no ladder resting against a rainwater pipe on a narrow-fronted terrace
- Rooted buddleia lifted out with its silt bed, since cutting the top off only buys you one more season
- Downpipes and rear gullies flushed, with access through the house arranged in advance where the back is included
- Flat-roof outlets and hoppers on the estates priced separately, where they can be reached without going onto the roof

Shared runs, split ownership and flat roofs
The awkward part of this service in Winson Green is getting agreement along a row. Where a housing provider owns four houses out of eight we will clear their four and tell them that the run will still back up from the other four, and it is usually worth that provider inviting the remaining owners to book the same visit, so the whole length is done at once. On the estates the work is bought by the block and booked through the housing or site team, which is far simpler to schedule than a terrace row. Rear access on the terraces is through the house, so give us a key or a code, or be in for a morning slot.
What lifts the figure on a B18 terrace run or an estate outlet
A two-storey terrace on its own is priced for a short run at a modest height and is one of the cheaper things we do. Two things move that. A run that has been silting for years, with buddleia rooted into it, takes considerably longer and the downpipe usually needs rodding as well as flushing. And a single house out of a shared run is compromised work, which is why clearing four or eight addresses together makes more sense. Estate flat roofs are quoted per block once the outlet detail has been inspected, since a hopper off a walkway and a parapet outlet are not the same job at all.
Late autumn each year, and twice where buddleia has taken hold
Once a year for a standard terrace, best taken in late autumn once the last of the moss and grit has washed down off the slope. Where buddleia has already established itself in a run, twice in the first year and annually after that, because the seed source is not going anywhere. Estate flat-roof outlets want checking twice a year whatever the weather has done, since a blocked outlet ponds silently and the first anybody knows is a stained ceiling in the flat underneath.

Frequently asked questions
Partly: it helps, but it does not finish the job, and you should know that before you spend. The run is continuous, so a blocked length two doors along still backs up over your section. The better approach for a provider here is to invite the private owners in between to book the same visit, which is the only way the whole run drains properly.
Almost certainly buddleia. It seeds prolifically off railway land and derelict industrial ground, both of which are all around this area, and it will germinate in a centimetre of gutter silt. We take out the root and the silt bed it is living in and do not just pull the visible plant, because pulling the top off simply gives you the same plant again next summer.
Often, yes, where the outlets and hoppers can be reached from the ground or a walkway, and it matters more than on a pitched roof. Flat roofs drain through outlets and hoppers, and when one silts up the water sits on the roof and never pours over an edge where somebody would notice. That is how a covering fails early and how a ceiling in the flat below gets stained. We quote these per block after looking at the outlet detail.
Only if you give us a key or a code. With no passage down the side, the equipment has to come through the hallway and out the back door, so if you give us a key or code, you need not be in; otherwise we book a morning slot with somebody there. Fronts need nobody present, and a void can be done in one visit with the key.
Sometimes, and we will not promise it. An overflowing gutter soaks the wall directly under it, so clearing does fix a good number of these. But a cracked section, a failed joint or a run that has pulled away from the fascia will keep leaking after any amount of cleaning. We photograph whatever we find and tell you which of the two you have. Repairs are not something we offer, so talking a blockage up into a bigger job would earn us precisely nothing.
