Harborne Patio and Path Cleaning, From Tiled Porches to Terraces

Half of this job in B17 is knowing where to stop. Harborne villas and terraces have original geometric tiled front paths and tiled porch floors, laid in the 1880s and 1890s on a lime bed, and a pressure washer lifts them. That damage is permanent, which is why it comes first on this page. Those paths get soft-washed at low pressure, which takes off the moss and the black film and leaves every tile exactly where it was laid.

The rest of it is more ordinary work. Block-paved and concrete drives on the 1930s semis towards Quinton, newer drives on the infill around Harborne Park Road, and stone or slab terraces in the long rear gardens behind the villas, most of which sit under mature planting and go green because of it. Sound modern surfaces take a proper rotary clean and benefit from it, and we tell you which of the two you have before anything is switched on.

Fragile period surfaces and green rear terraces

Harborne generates this work for two reasons that pull in opposite directions. The period stock has fragile surfaces: original tiled paths and porches, lime-jointed brick, old quarry tile and York stone, all of them permanently damaged by the method that is perfectly fine on concrete. And the gardens are shaded. Long rear plots behind the villas, backing onto the Walkway or towards the golf course, with mature trees along the boundary, produce terraces that are green by February and slippery well before anyone gets round to noticing. Add leaf tannin staining on light stone, which is not dirt in the ordinary sense and will not simply wash off.

  • Original geometric tiled front paths and porch floors on a lime bed, wrecked by high pressure
  • Shaded rear terraces behind the villas, green by February and slippery on the walk to the bins
  • Leaf tannin staining on light stone and porcelain, which general washing will not shift
  • Block-paved and concrete drives on the interwar semis towards Quinton and the infill near Harborne Park Road
  • Lime-jointed brick paths and steps, where pressure blows out the joint before it cleans the face

Tile, brick and sandstone on one property, each treated apart

The surface is identified before anything is switched on, and on a single Harborne property there are often three of them: encaustic tile at the front door, brick down the side passage, sandstone on the rear terrace. Sound concrete and modern block paving take rotary cleaning happily and come up well. Original tile, lime-jointed brick, old quarry tile and natural stone get soft-washed instead, at low pressure, with a solution given time to kill the growth, so no force is needed to blast it away. Tannin and rust marks are treated as separate chemistry. Displaced silt is carried out, never flushed into the nearest gully.

  • Every surface on the property identified first, because a Harborne house commonly has three different ones
  • Soft-washing on original tile, lime-jointed brick and natural stone; rotary only on sound concrete and block
  • Leaf tannin and rust marks treated with their own chemistry, never simply scrubbed harder
  • Re-sanding the joints on block paving quoted separately where the joints need it, and shown on the quote from the start

Tiled paths at the front, shaded stone at the back

Front and back are two different jobs on the same Harborne house. At the front it is a tiled path, a porch floor, a low wall and a few steps: small in area, careful in method, and measured in hours rather than square metres. At the back it is a terrace under trees, often reachable only through the house or a narrow side passage, which means every piece of kit is carried in by hand. The real driveway work is elsewhere, on the semis towards Quinton and the newer plots near Harborne Park Road. Spring is the natural time to book, once you can see what the winter grew.

Where the slow method takes the time on a Harborne job

Two things drive the number: the area, and how much of that area needs the slow method. A block drive on a Quinton semi is priced by the square metre and moves quickly. An original tiled path and porch is small but takes a disproportionate share of the day, because at low pressure the solution and the brush do the work instead of the machine. Shaded stone that has been green for years often needs a second application. And on block paving, where cleaning leaves the joints short of kiln-dried sand, re-sanding is quoted separately, on the quote from the start, not mentioned on the day.

An autumn clean for the shaded terraces behind the villas

Annually for anything shaded, which is most rear terraces behind the Harborne villas, and autumn is the sensible slot if the point is getting through winter without somebody slipping on the way to the bins. Original front paths also do well yearly, mostly because keeping on top of moss is far gentler than removing five years of it in one go. Block and concrete drives towards Quinton can usually stretch to two years. Tannin marking is best dealt with in the season it appears, before it has time to set.

Frequently asked questions

The tiles come loose and the joints blow out, and the damage is not gradual, it happens in the first minute. Those paths are bedded on lime, not cement, and matching a Victorian encaustic tile now means hunting reclamation yards at a cost that dwarfs the clean. We soft-wash them at low pressure, which lifts the moss and the black film without disturbing the bedding.

Yes, and on a walked route it is worth doing properly. The green film is algae growing on stone that is shaded by the boundary trees for most of the year, and soft-washing takes it off and brings the grip back. It will return, because the shade is permanent, so an annual clean going into autumn is the realistic approach.

Leaf tannin, almost certainly, which soaks into light stone rather than sitting on it, so it needs treating with the right chemistry instead of more pressure. Expect a substantial improvement and occasionally not a complete one, particularly where leaf has been left lying on the same spot for several autumns under a tree.

Yes, usually, but tell us at the quote. Where there is a side passage we carry everything through by hand. Where the only route is through the house we lay protection and use lighter kit, which changes the time and sometimes the method. What we will not do is turn up and find out, because that costs you the slot as well as us.

Yes, and those are the straightforward end of this job: rotary cleaning across sound block paving, weeds and moss out of the joints, then kiln-dried sand back in where the joints need it, quoted separately. Left empty, the joints let the blocks work loose and start to rock under a car within a season or two.
