Harborne House Cleaning for Three-Storey Villas and Extended Semis
Harborne is an area that keeps its houses up, and regular cleaning here follows the same logic. The usual booking is a fortnightly or monthly visit to a bay fronted villa off the High Street or a semi towards Quinton, with a written scope held on file so nobody has to re-explain which floors stay dry or where the alarm panel sits. We are ten minutes away, which makes a fixed weekday in B17 easy to keep.
The distinction worth making at the outset is between holding a standard and recovering one. If the house is already in decent order, a regular visit keeps it there and the hours can go where you want them. If it has got away from you, a regular visit will not close the gap on its own, and the right sequence is a deep clean first and a regular slot afterwards to hold it. The walk round shows which of the two you are looking at, and paying for visits that never quite catch up helps nobody.
The houses themselves are the other half of the story. Harborne has a lot of period property in good condition, much of it extended at some point in the last twenty years, and the interiors carry finishes that reward a consistent approach and punish an inconsistent one.

Return stairs, waxed boards and a side return kitchen
Two things generate the work. The first is circulation. A bay fronted villa has a hall, a return stair, a landing, a second flight and often a converted loft above that, so a real slice of every visit is spent on the route between rooms, before any room is touched. The second is that these interiors punish inconsistency. Stripped and waxed boards, original hall tile, painted timber and joinery all want one settled product policy, and the fastest way to dull a waxed board is to have a different person clean it every fortnight with whatever they happen to carry. Add the side return kitchen extensions common here, with a long run of hard floor and full height glazing onto the garden, and the visit needs planning in advance. There is a practical side too: where everyone in the house is out at work, the arrangement has to run without anybody being home to supervise it.
- Villas with a return stair, a second floor and often a converted loft, where circulation takes real time before a room is touched
- Stripped boards, waxed joinery and original hall tile, which need one settled product policy, kept to on every visit
- Side return kitchen extensions with a long run of hard floor and full height glazing onto the garden
- Two or three bathrooms in a single house, each taking much the same time regardless of how small it is
- Households out at work, who give us a key or code so they need not be in and need no weekly diary conversation
- Houses that are already kept decently, where the job is to hold a standard rather than to recover one
A written scope that lists the surfaces we leave alone
Scope is agreed room by room before the first visit, and in a Harborne house that includes what to leave alone: which boards stay dry, which timber takes a pH neutral product only, and which glass is left to the exterior window clean, never a household spray. Where the house is large we set a rotation instead of spreading the hours thin: kitchen, bathrooms and circulation every visit, second floor and loft rooms on alternate visits. That is written down, so it is the plan and not a decision made on the day. If you have had a floor refinished, we ask what was used on it before choosing a product.
- A written scope naming the surfaces we do not touch, not only the ones we clean
- A rotation for the upper floors on larger houses, agreed in advance and never improvised on the day
- If you give us a key or code, you need not be in, which suits a B17 household that is out when we come
- One product policy for original floors and waxed timber, written into the scope and kept to each visit
- A question asked about any recently refinished floor before anything goes near it

How a Harborne visit is planned
We cover the roads either side of the High Street and out along Lordswood Road, War Lane and Court Oak Road, as well as the semis towards Quinton and the newer houses near Harborne Park Road, and a first visit usually fits within the week. Most addresses have a drive or reasonable on street space, with the pressure concentrated closest to the High Street, so those slots go early in the morning. Demand in B17 does not swing with the calendar, so a fixed weekday is easy to set and easy to keep once it is set. The only regular disruption is the school run on the roads feeding the High Street, which is a good argument for keeping the same hour as well as the same weekday.
In a Harborne villa, bathrooms move the price more than bedrooms
A visit is priced on the time the property really takes, and that figure then holds from one visit to the next. The thing that catches people out in Harborne is bathrooms, not bedrooms. A villa with a family bathroom, a shower room on the top floor and an en suite added at some point has three sets of glass, tiling and sanitaryware to deal with, and a small shower room takes very nearly as long as a large one. Fortnightly and monthly visits cost slightly more each time than weekly ones, for the plain reason that more has accumulated. Laundry and ironing are quoted as additional time, never absorbed. Whether the loft room and the cellar are in scope is worth settling at the walk round, since both are easy to forget and neither is quick.
Fortnightly for most villas, weekly with children and a dog
Fortnightly is the common choice across B17 and suits most family houses. Weekly makes better sense in the larger villas with children and a dog, where a fortnight is simply too long on the kitchen and the hall. Monthly suits a household that handles the day to day itself and wants the heavier rooms done properly by somebody else. If you want the house reset before Christmas or after building work, that is a deep clean booked on its own, not a long version of the regular visit, because the two are aimed at different things and pricing them as one helps nobody.

Frequently asked questions
Whatever we agree, and on a lot of B17 villas the sensible answer is a rotation. Kitchen, bathrooms and the whole stair and landing route every visit, second floor and loft bedrooms alternating. Two flights and two landings are a genuine workload before anybody has cleaned a room, so spreading the hours evenly means everything gets done thinly and nothing gets done properly. The rotation goes in the written scope, so you know in advance which rooms are due on which visit.
A pH neutral product, barely damp, and never a soaking mop. It goes in the written scope so it does not depend on who turns up. If a floor has been finished recently, tell us what was used on it and we will work to that, because a hard wax oil and a modern lacquer want different handling. Where a board floor has already been dulled by years of the wrong product, we will tell you that is what you are looking at, so you do not mistake it for dirt we failed to shift.
Usually, yes. Tell us the dates as early as you can and we keep your weekday for when you are back wherever the diary allows. The first visit back takes longer than a normal one, particularly in a house with a dog, so it is better to book a longer slot for that one than to rush it. If you would like us to come once while you are away to keep the dust down, that is easy to arrange.
Internal glass and sills, yes. Sashes, casements and the outside of the glass are a different job needing a pure water pole and proper time, and squeezing them into a fortnightly hour would mean shortening something else. That is a separate window cleaning booking, which we also do in Harborne, and on a three storey villa it is reached from the ground, with no ladder against your brickwork or a conservatory frame.
With a walk round the house, which takes about half an hour and produces a written scope you can change later. If the house is in good order we quote a regular visit to hold it. If it needs recovering first, we quote a deep clean separately, so you are not paying for regular visits that never quite catch up. You do not have to decide anything on the day, and there is no minimum term when you do.
Noticeably, and we quote it separately for that reason. Setting a standard means doing everything once properly, including the parts that will then only need holding: skirtings, door tops, the backs of taps, the tracks on sliding doors. After that a regular visit is only maintaining the standard, which is faster. If the gap between the first visit and a normal one looks large when we quote, that is usually a sign the house wants a deep clean first, and the quote will show it.
