Selly Oak Deep Cleaning for Shared Houses and Family Homes
The typical Selly Oak deep clean is a shared house in B29 that has never had one. Six or seven people cook in a single rear-extension kitchen and queue for one bathroom, so grease on the extractor, soap scum on the shower screen and mould along the grout lines build at a rate a family home never reaches. Nobody has neglected the place; it is carrying six times the use it was built for.
The other kind of B29 deep clean is much quieter: owner-occupied houses off Selly Park Road and Raddlebarn Road, and flats near Battery Retail Park, where people want a proper annual reset, not a rescue. Those two jobs look nothing alike on the day, and they take very different amounts of time. We quote them separately, and we say which one your property is before we put a number on it.

Six adults, one kitchen, and nobody owning the shared rooms
Selly Oak’s late-Victorian and Edwardian terraces were built for one household and now hold five, six or seven adults on a joint tenancy. Nobody owns the shared rooms, so the kitchen and bathroom take the worst of the use and get the least attention. Rear kitchen extensions here are often small, poorly ventilated and fitted with an extractor whose filter has not been out since it was installed. Bathrooms run four or five showers a day, which keeps grout permanently damp and grows mould in the sealant. A landlord wants it done because a house in that state will not let well at viewings; tenants want it because the kitchen has simply got away from all of them.
- Rear-extension kitchens shared by six or seven tenants, with months of cooking grease on the hob surround, tiles and extractor hood
- Extractor filters in B29 shared houses that have never been taken out, let alone degreased
- Bathrooms running four or five showers a day, so grout and sealant never dry and mould takes hold
- Soft Elan Valley water means what you are actually fighting on the shower screen is soap scum and body oils, not limescale
- Landlords resetting a Selly Oak house in January, before it is viewed for the following academic year
High Victorian dust first, then the HMO kitchen
We work top down and dry first, which matters in a Selly Oak terrace: high picture rails, coving and the tops of tall Victorian doors carry years of dust that will smear the moment anything wet touches it. Then the kitchen comes apart. Extractor filter out and into a degreasing soak, the outside of the hood wiped down, oven interior and door glass done, cupboard fronts and the gap beside the cooker cleaned properly. Bathrooms are taken back to the grout line, with no quick wipe-over. Bedrooms are cleaned individually, because in a shared house they are effectively separate lettings.
- Extractor filter removed and soaked rather than wiped in place, which is the single biggest change in an HMO kitchen
- Grout and silicone treated and given dwell time, not scrubbed once and rinsed
- Each bedroom handled as its own unit, since Selly Oak sharers arrive and leave on different dates
- Bannisters, switches and door frames on the stairs, which carry six people’s traffic in a narrow terrace hallway
More detail on the equipment and the order of work: how we do deep cleaning, step by step.
Deep cleaning a shared B29 terrace, room by room
The shared-house side of this sits on the streets between the Bristol Road and Dawlish Road, around Bournbrook: Tiverton Road, Heeley Road, Hubert Road and the roads running back off them, where many of the houses are shared lets. Two seasons drive it. January, when landlords reset houses ahead of viewings for the next academic year, and the tail of the summer once a property has been emptied. Outside those windows the work moves to owner-occupied homes towards Selly Park and Raddlebarn Road. Access is usually fine, though parking along the Bristol Road end is tight, so we unload and then move the van.
Why a kept six-bed can price under a neglected three-bed
Condition drives the price here far more than bedroom count, which is why a well-kept six-bedroom house can cost less than a three-bedroom one that has not been touched since September. The things that move the number are the oven and extractor, how many bathrooms there are and how far mould has gone into the sealant, and whether we are working around belongings in occupied bedrooms. A shared house can mean a full day on site, and we say that when quoting so nobody discovers it at four in the afternoon. Photos of the kitchen and each bathroom on WhatsApp are enough for a fixed price.
At each changeover, and in January before viewings
A Selly Oak shared house realistically wants a deep clean at every changeover, plus one in January if the landlord wants it presentable for viewings. That is twice a year across most of the student stock. Owner-occupied houses towards Selly Park sit on the ordinary domestic rhythm of once a year, usually spring or before Christmas. One and two-person flats near Battery Retail Park can often stretch to eighteen months without anything getting away from them.
Absolutely brilliant service. Adefem was professional, job well done. Everything was left beautifully clean, and I was genuinely impressed.
First time customer. Excellent service and great job. Will definitely be using them again in the future.
Charles was great. He was very professional and did a great job.

Frequently asked questions
No. An end of tenancy clean is judged against an inventory and happens once the house is empty. A deep clean is a reset you can have at any point, including mid-tenancy with everyone still living there, and it is not ticked off against a clerk’s list. A shared house can have both: a deep clean in January before viewings, an end of tenancy clean in July.
Yes, and it is common in B29. We do the kitchen, both bathrooms, hallway, stairs and landing, and clean bedrooms individually where the tenant has cleared the floor and surfaces. Anything buried under a pile of belongings stays out of reach, and we list those spots for you afterwards.
Usually, yes. The metal filter comes out and goes into a degreasing soak, which does most of the work, and the outside of the hood is cleaned separately. Where a filter has been left for several years the mesh itself can stay discoloured once the grease is gone, and we will tell you if that is what you are looking at rather than charge you twice for it.
Often, yes: a big improvement, sometimes completely. Birmingham runs on soft Elan Valley water, so this is not a limescale problem: it is mould growing in silicone that never dries out. Surface growth cleans off. Where it has grown through the sealant, the silicone needs replacing, which is a landlord job, and we will point out which of the two you have.
Either can, and the timing differs. A landlord or agent usually wants one in January or February so a house shows well for next year’s viewings. Tenants tend to want one mid-year when a shared kitchen has got beyond everyone, or in spring before parents visit. We can invoice either side.
