West Bromwich Deep Cleaning for Rented Houses and Unit Floors
This town is mostly Victorian terraces and twentieth century estate development, a great deal of it former council stock now privately owned and let out, so the person booking is as likely to be an owner resetting a property between tenants as a family wanting a spring clean. We quote a thorough reset of the kitchen, the bathroom and every room between, with nothing added that the house does not need.
Commercial premises make up the other part. Small industrial units, trade counters and offices near the ring road get a mop and a bucket every day and nothing heavier, so the vinyl or sealed concrete underfoot holds a grey film that mopping only moves about. Putting that right takes a degreasing solution, a scrubbing machine and a wet pickup, and the washrooms in those buildings usually need the same attention.

Rented houses on their third quick changeover, and unscrubbed unit floors
Two separate pressures create this work in this part of Sandwell. The first is floor area with no floor care behind it. A trade counter runs several hundred square metres of hard flooring, takes deliveries across it in all weathers, and has never had anything more aggressive than a mop applied to it, so the soil has worked down into the surface itself. The second is churn in the rented housing. When a let ends on a former council semi out towards Hill Top, the kitchen and bathroom are carrying several tenancies’ worth of cooking grease and shower soap film, because the last changeover was cleaned lightly too, and the one before that.
- Vinyl and sealed concrete in B70 units where nightly mopping has spread a film instead of lifting it
- Washrooms shared by staff and delivery drivers, hard-surfaced, poorly ventilated and cleaned quickly and seldom thoroughly
- Boxed-in cooker hoods in former council kitchens that have never been opened up, let alone had the filter out
- Rented terraces and estate houses needing a genuine reset because several changeovers in a row were done cheaply
- Hard South Staffs supply, so the film on a shower screen or a washroom tile here is soap and body oil bound up with scale
A rotary machine on the unit floor, top-down work in the house
The two jobs start in different places. In a unit or trade counter we clear the loose debris, lay down a degreasing solution and give it time to work, then run a rotary machine and pick the slurry up wet so the soil leaves the building instead of drying back into the surface. Washrooms are taken to the grout, the sealant and the underside of the pans. In a house we work from the ceiling line down and do the dry work before anything wet, so dust off door tops and light fittings lands on the floor and goes out with us.
- Rotary machine and wet extraction on unit flooring, not a mop that returns the same water to the same floor
- Solution given dwell time on washroom tiling and sanitaryware, never a spray-and-wipe pass
- Oven interiors and cooker hood filters lifted out and soaked on the residential resets, which is where a landlord actually gets value
- Commercial floors sectioned or started at 8am, since a wet floor and an open counter cannot share the same aisle
More detail on the equipment and the order of work: deep cleaning across Birmingham.
Deep cleans on both sides of the ring road
The commercial half of this sits around the ring road and the Hill Top end where the units and counters are, plus the offices and retail on the High Street. The residential half spreads across the terraces and the estate streets running out towards Charlemont. We are about twenty-five minutes from our Selly Oak base and cover the town on set days, so a deep clean is booked as a full day on one of those days, never squeezed into an afternoon. Visits run Monday to Friday 8am to 6pm and Saturday 9am to 6pm, and for a working unit an 8am start usually gets the worst of the floor done before the counter opens.
Floor area, obstruction and the oven: what a B70 figure rests on
Commercial pricing follows measured floor area, the condition of the surface and how much can be machined and how much needs scrubbing by hand, with washroom count on top. Obstruction matters as much as size: racking, pallets and stock we have to work around cost more time than another two hundred square metres of open floor would. Residential pricing follows condition, not bedroom count, and the oven remains the single largest variable in any house we quote. Nothing is trimmed from the job to make a figure fit. Send a few pictures over and we will commit to a figure.
Quarterly for busy trade counters, once per tenancy for lets
Units and counters with real footfall crossing them want a quarterly hard-floor and washroom deep clean sitting on top of whatever routine contract already runs. Offices on and around the High Street can usually manage on twice a year. In the let housing the truthful answer is one reset per tenancy, done at the void, since that is the only point the property is empty enough to do it properly. Skip it for two or three lets running and the kitchen and bathroom end up in the state described above.
Excellent job, highly recommended.

Frequently asked questions
Usually. Visits run within Monday to Friday 8am to 6pm and Saturday 9am to 6pm, and an 8am start often clears the worst of the floor before the counter opens. Where a floor cannot be closed off in one go we section it so half stays walkable while you trade.
Mostly, yes, though it will not look newly laid. Sealed vinyl and sound sealed concrete come up very well. Bare porous concrete carrying years of oil and forklift rubber lightens a long way but holds some shadowing, and where that is the case you will hear it at the quote stage, not once the machine has already been over it.
No. A move-out clean is measured against an inventory on an empty property and happens once, at the end of a let. A reset is something you can buy whenever you like, tenant in place or not, and nobody marks it against a schedule. Some owners here buy both: a reset mid-tenancy on a long let, then the inventory clean when it finally ends.
Part of it. In a unit or trade counter the washroom is normally in worse condition than anything else on site, because it takes staff and visiting drivers all day and gets ten minutes of attention at night. Pricing it as an add-on would be a way of pretending the job is cheaper than it is, so we include it and quote the whole thing.
Often, yes, and it is worth understanding what is there. B70 and B71 are on hard South Staffs water, but hard water leaves white scale on taps and glass, not black in a joint. This is mould rooted in silicone that never gets a chance to dry. Growth sitting on the surface will clean away. Growth that has gone into the silicone itself only goes when the sealant is replaced, which on a let property falls to the owner.
