Bearwood Conservatory Cleaning with a Hard Water Pure Rinse

The terraced streets behind Bearwood Road were extended at the back in brick long before glazed rooms were fashionable, and the yard left over is small, walled and taken up by that addition and the bins. A conservatory rarely fits. Where Bearwood does have them, they sit on the deeper plots of the interwar semis towards Lightwoods Park, Warley Woods and the Hagley Road West side, close to the line where Sandwell meets Birmingham.

Most of those rooms went up in the nineteen nineties and two thousands, so the roofs have had years to gather algae and the seals are tired. The other local factor is the water. Bearwood is on hard South Staffs supply, and a conservatory hosed down with it dries with a white bloom of scale across the glass and the roof panels. We rinse with filtered pure water for that reason.

Twenty-year-old lean-tos and hard water on the glass

A conservatory in Bearwood is usually a lean-to or Victorian-style addition twenty-odd years old, with a polycarbonate or glass roof that has collected algae since it went up. On the plots facing Lightwoods Park and Warley Woods, mature trees overhang some gardens and add sap and leaf tannin on top of the growth. Away from the parks the cause is simpler: the room stopped being used and nobody looked at the roof. Hard water adds a layer of its own, since years of hosing down with mains water leave a chalky film on the glass that ordinary washing only smears around. On a let semi, the owner often wants the glazed room presentable before the property is advertised.

  • Brick back additions filling the small walled yards of the Edwardian terraces, which leaves little space for glass
  • Lean-to and Victorian-style additions twenty to thirty years old on the interwar semis near the parks
  • Chalky white spotting on glass and roof panels from hosing down with hard South Staffs mains water
  • Mature trees on the plots facing Lightwoods Park and Warley Woods, adding sap and tannin on top of the algae
  • Let semis where the owner wants the glazed room usable before the property goes back on the market

Soft wash, then a pure water rinse against South Staffs scale

Soft-washing at low pressure, and nothing else. High pressure scratches polycarbonate for good, pushes water past seals with twenty years of weather on them and can split a tired glazing bar. The solution goes onto the roof panels and is given time to break the growth down. The final rinse is filtered pure water, because a mains rinse in Bearwood would leave the glass spotted with scale as it dried. Frames, glazing bars and finials are done by hand, uPVC and aluminium each in their own way, and the low conservatory gutter is cleared as part of the job.

  • Low-pressure soft-wash on the roof, with no pressure washer near seals two decades old
  • Pure water final rinse, so hard B66 mains water does not dry as white spots on the glass
  • Conservatory gutter cleared and flushed within the price, since it blocks before the house run does
  • Frames and glazing bars by hand, with the seals checked and any failing ones reported

More detail on the equipment and the order of work: how we do conservatory cleaning, step by step.

Semis by Lightwoods Park and the Hagley Road West side

Walk the terraced roads behind Bearwood Road and you will see very few: the back additions and walled yards leave no space. The glazed rooms are on the semis facing Lightwoods Park and Warley Woods and on the deeper plots towards Hagley Road West, where the Sandwell side runs up to the Birmingham boundary. Parking there is easier than on the terraces and side access to the garden is more common, so the work is simpler to reach. Spring is the natural time so the room is usable through summer, and a slot within the week is usually possible.

What the first clean on a neglected Bearwood roof involves

Size, roof material and how long it has been left set the price, and the first clean on a neglected roof costs considerably more than the yearly visit after it. On a Bearwood lean-to of this age, some of what looks like dirt can be the roof itself: twenty years of sun clouds polycarbonate in a way no cleaning reverses, while hard water leaves a mineral bloom on glass. We look closely at both when we quote and tell you what will come back clear.

Spring each year, twice only under an overhanging tree

Once a year suits most conservatories here, booked in spring so the room is light for summer. Twice a year pays only where a mature tree actually overhangs the glass, which means a few plots by Lightwoods Park and Warley Woods. A roof untouched for years makes the first clean the big job and the ones after it small.

Frequently asked questions

Yes. They are unusual on the terraces, because the brick back addition and the walled yard leave little room, but where one exists we clean it the same way. Access is the thing to tell us about: if the only route to the garden is through the house, we book a time when you are in.

Yes, usually some, and that part comes off: algae and sap from the park trees lift with a soft wash. The rest may be the sheet. Twenty years of sun turns polycarbonate cloudy from the inside, and only new panels change that. We look at it when we quote and tell you how clear the roof will be once the growth is gone.

Most likely scale. Bearwood is on hard South Staffs water, and hosing a conservatory down with it leaves minerals behind as each drop dries. We lift what we can during the clean and finish with filtered pure water, which dries without marks. Deep etching on old glass may not come out fully, and we will tell you if that is what you have.

Yes, which is why we never use one. High pressure forces water past seals that have already had two decades of weather, and it scratches polycarbonate in a way that never comes out. We soft-wash at low pressure and let the solution break the growth down chemically.

Yes. It sits low under the main roof slope and catches what comes off it, so it blocks earlier than the house guttering. Cleaning the panels and leaving that gutter full only moves the problem along, so it is included at no extra charge.
