Rubery End of Tenancy Cleaning, Either Side of the Council Line

Rubery straddles a council boundary, with part of B45 under Birmingham and part under Bromsgrove in Worcestershire, but a tenancy ends the same way on both sides. The housing is what sets the job. Almost all of it went up privately in the 1960s and 1970s as semis and detached houses with a drive, a garage and, by now, very often a conservatory on the back. Lets here end at scattered points through the year, with late July and August the busiest weeks.

The lets that do exist fall into recognisable types. A family semi put onto the market after a parent has moved into care or died, sometimes still carrying forty years of fittings. A flat above the shops on New Road. And a professional let on a fixed term, taken by someone working at the Great Park or further down the A38 towards Longbridge. Each type trips an inventory in different places, so the scope is agreed against the property itself, not a generic checklist.

Conservatory, garage and extra rooms on a Rubery inventory

A Rubery semi gives a clerk more to check than its bedroom count suggests. The conservatory sits on many inventories as a room in its own right, and its glazing bars, sills, sliding door track and inside glass are usually untouched when a tenant leaves. The integral or side garage is often listed too, with oil on the concrete and cobwebs along the up-and-over door. Kitchens in this stock frequently keep a freestanding cooker with a slot either side, a spot clerks like to photograph. Bathrooms tend to have weak or blocked ventilation, so the marks are black mould in the grout and silicone. And on the streets climbing towards the Lickey Hills, the hall carpet carries whatever came home on boots and paws.

  • Conservatories listed as a room of their own, so the door track, bars and sills are all checked
  • Integral and side garages with oil on the concrete and dust along the up-and-over door
  • Freestanding cookers with a slot on each side that gathers grease and crumbs over a whole tenancy
  • Bathroom silicone and grout gone black where the extractor is weak or missing altogether
  • Hall carpets near the Lickey Hills holding walked-in mud from a long let

Line by line against the check-in inventory

The check-in inventory is the brief. Send it over and we clean line by line against it; if it has gone missing, we work to the checklist a clerk would use. The oven, hob, hood and filter come first, followed by the cupboards and the slots beside a freestanding cooker, because the kitchen is where deposit deductions are usually argued. On a Rubery semi we then agree in writing whether the conservatory and the garage are in scope, since letting agents take different views on both. Bathrooms go back to clean grout and sealant, and carpets are extracted only where the tenancy asks for it, priced as an item of its own.

  • Cleaned line by line against the check-in inventory, or the clerk’s checklist where none survives
  • Garage and conservatory scope written down before the price is fixed, so handover day holds no surprises
  • Oven with its racks, plus hob, hood and filter, in every quote as standard
  • Hot water carpet extraction shown as its own line, taken only if the agreement requires it

Rubery lets, from New Road flats to the Bromsgrove side

Rented homes in B45 take in flats over the parade on New Road, family semis on the streets up towards the Lickeys, and houses on the Bromsgrove side of the line that have come onto the rental market after a change in the family. Parking is seldom a problem on these roads, since nearly every semi has its own drive, so the van can be unloaded beside the front door. Rubery sits just off the A38, about twenty minutes from base, and outside late summer a date is usually free within the week.

Why the extra rooms matter as much as the bedrooms

Size and condition set the figure, and in Rubery the extra rooms matter as much as the bedrooms. Allow around half a day for a one bedroom flat over the New Road shops. A three bedroom semi with a conservatory, a garage on the inventory and carpet through the hall and up the stairs is considerably more work, so the two are priced on their own terms. The oven swings it most: one left for years can add hours on its own. Then come the number of bathrooms, how far mould has spread into the sealant, the garage, and any carpet extraction the tenancy requires. Photographs sent on WhatsApp get you a fixed price back.

Booking a move-out when B45 lets end at odd times

Once per tenancy. Because B45 lets end at scattered points through the year, a date can usually be found within the week. Late July and August are the exception, when the diary fills faster, so book a Rubery check-out as soon as the handover date is known. If the house is going straight back on the market, tell us, and the clean will finish a day ahead of the first viewing.

Frequently asked questions

Not for the clean. Deposit protection schemes are national, so a tenancy in the Worcestershire part of B45 is held to the same standard as one in the Birmingham part, and it is judged against the same documents: your tenancy agreement and the check-in inventory. We cover both sides of the boundary alike.

It means the clerk will check it like any other room: inside glass, glazing bars, sills, the sliding door track and the floor. Tenants often miss it because it feels like part of the garden. Forward the inventory and we will confirm it is in scope and price it before the day. The outside of the roof is a separate soft-wash job, and it only belongs in a check-out clean if the tenancy says so.

If it appears on the inventory, yes, and on a 1960s or 70s semi it often does. We sweep it out, clear cobwebs from the door and the rafters, and treat oil on the floor where it will lift. Oil that has soaked into bare concrete for years will lighten a good deal without disappearing, and we say so at the quote.

Roughly half a day for one bedroom, and the oven and the bathroom decide most of the difference either side of that. Tell us how the flat is reached and where the keys are to be collected, and whether the agent wants photographs of each room when we finish, so the handover can happen without a second visit.

As soon as you know the handover date. In B45 a date within the week is normally available, since lets here do not all end together. Late July and August are the weeks to book further ahead, because dates go quickly then.
