Halesowen End of Tenancy Cleaning After a Long Family Tenancy

Halesowen’s rented homes are mostly flats near the town centre and the Cornbow, and individual let semis on the estates. There are no shared student houses emptying all at once, so a move-out here runs to its own date and at its own pace.

The standard does not change with the postcode. A move-out clean is judged by whoever holds the inventory, not by how the place looks to you on the day, and the same handful of lines get flagged every time: oven interior and door glass, the extractor filter, fridge and freezer seals, mould in the shower sealant, the tops of doors. Send us the check-in inventory if you have it and we will clean against that document line by line.

One household leaving a whole house after a long let

A Halesowen move-out is usually a single household leaving a whole house, which is a very different problem from six people leaving one. There is no joint liability to untangle and no fixed week when the entire area empties at once. What there is instead is a long tenancy: two-bed flats and family semis let for years at a time, where the oven has been through a great deal and the bathroom sealant has been quietly darkening the whole while. Landlords out here also tend to relet quickly, so the clean is often booked around a viewing that has already been arranged.

  • Long single-household tenancies, where four or five years of cooking sit in one oven
  • Flats around the town centre and the Cornbow, turning over on their own dates
  • Landlords wanting a property back on the market within days, so the clean has to hit a viewing date
  • Grease, soap scum, sealant mould and scale as the flagged items, since the supply here is hard and the taps show it
  • Exterior items occasionally written into an inventory, such as a patio or a conservatory nobody has looked at

Room photos and the check-in inventory, line by line

Kitchen first, always, because that is where the money is lost: oven interior, racks and door glass, hob, hood and filter, every cupboard inside and out, fridge and freezer including the seals, the washing machine drawer. Bathrooms are taken to the grout and the silicone. Then each room is properly detailed: skirtings, frames, switches, sills, wardrobe and drawer interiors, the tops of doors. We photograph each room as we finish it, and where you have sent the check-in inventory we work down that instead of our own checklist.

  • Worked against the check-in inventory where one exists, and the clerk standard where it does not
  • Oven and extractor treated as core items, never chargeable extras
  • Room-by-room photographs on completion, dated and sent over to whoever needs them
  • Booked to your handover or viewing date, usually within the week of your call

What actually turns over in B62 and B63

There is no student calendar out here. Tenancies end in ones and twos through the year, most often flats near the centre and let semis on the estates. That has an upside for you: outside June to August we can usually take a Halesowen move-out at short notice, sometimes within a few days. A handover date a few days out is normally workable.

Size to start with, then years of condition

Size sets the starting point and condition does the rest. A two-bedroom flat handed back in decent order is a short job. A three-bedroom semi that has been someone’s home for six years is not, and the oven alone can account for a large slice of the time. After that the variables are the number of bathrooms, how far mould has gone into the sealant, whether the carpets need extraction under the terms of the agreement, and whether furniture and belongings are still in the property. A few photographs of each bathroom and the kitchen give us enough for a fixed figure.

Planning a move-out around your handover date

Once at the end of a tenancy, and the date you ring matters more than the date you leave. A week of notice is usually workable in Halesowen and we can often do better than that. Where landlords relet the same property repeatedly, the clean tends to land in the two or three days between one set of keys coming back and the next viewing, so tell us the handover date as soon as it is fixed and we will plan the visit around it.

Frequently asked questions

It covers the cleaning, which is the part within anybody’s control. Deposits are most often withheld over cleaning, and we work to the standard an inventory check is judged against, from your check-in document where you have one. Damage, wear and whatever a clerk decides on the day sit outside that.

Yes. B62 and B63 sit the other side of the city boundary, and the drive from B29 is around twenty minutes. A slot within the week is usually possible, and a little notice helps.

Yes, and it is often simpler. We work from the agent checklist, bill them directly and send the completion photographs to whoever needs them, so nobody is paying up front and then chasing it back.

Only if the agreement says so, because the agreement decides it. Where it is specified we quote hot water extraction separately and give you a receipt naming the address, the rooms and the date. Where it is not specified you may not need it at all, and we would rather say so than sell it to you.

Almost certainly scale. The supply here is hard South Staffs water, not the soft Elan Valley water Birmingham gets, so a white film on a tap is mineral deposit and it wants a descaler, not harder rubbing. Clerks in this area flag it alongside grease in the kitchen and mould in the sealant.
