Alvechurch End of Tenancy Cleaning for Cottages and Valley Lets
Alvechurch lettings are a mixed group, and each property tends to have its own character. A timber-framed cottage near The Square, a flat above the shops, a house close to the canal and a newer family home on the valley estates can all come up for let, and each asks something different of a check-out clean. The standard stays the same across all of them: we clean against the checklist an inventory clerk works from, because those are the lines that decide deposit deductions.
A village let is more likely to be a family home on a longer tenancy than a room let to sharers, so a check-out often follows two or three years of ordinary life: a well-used oven, a lived-in utility room, a wood burner that has seen several winters. A clean after that kind of tenancy goes deeper per room than a quick turnaround, and we plan the time accordingly.

Field mud, beams and canal-side damp: what fails a B48 check-out
These properties fail a check-out in ways that reflect where they sit. Village lets collect ground-in mud at every threshold, in the utility room and up the stairs, because outside comes indoors here in a way it does not in a flat on a paved street. In the cottages, low beams, deep sills and uneven lime plaster hold cobwebs and dust that a clerk’s torch picks out, and wide oak boards cannot simply be flooded clean. Houses near the canal and the marina sit in the dampest part of the valley, so mould on window reveals, behind furniture and through bathroom silicone is the usual finding. Wood burners leave an ash film across hearths and skirtings, and the oven is the item a clerk opens first.
- Ground-in field and gravel mud at thresholds, through utility rooms and up the stairs
- Beams, deep sills and lime plaster in the cottages, where cobwebs and dust show in check-out photographs
- Condensation mould on reveals and in bathroom silicone in the damp canal-side houses
- Ash and soot film around wood burners and stove hearths in the older lets
- Ovens and range cookers, the first thing an inventory clerk opens
Line by line against the inventory, kitchen first, hearths included
We clean against your check-in inventory where one exists and against the standard clerk checklist where it does not. The kitchen goes first, because that is where deposits are lost: oven interior, racks, door glass, hob, extractor and filter, then every cupboard inside and out. In a cottage we allow extra time for beams, hearths, stone thresholds and small-paned window reveals, and oak boards and flags get a pH-neutral clean with very little water. On the newer estate houses the same checklist moves quicker, with the time going on the kitchen, bathrooms, skirtings and marks on painted walls. Floors and carpets come last, with hot water extraction where the agreement calls for it.
- Cleaned line by line against the check-in inventory whenever you can send it over
- Extra time allowed for beams, hearths, stone thresholds and small-paned reveals in the cottages
- Mould on reveals and silicone treated with dwell time in the damp canal-side houses
- Oven, hob, extractor and filter included as standard, never billed as an extra
- Hot water carpet extraction quoted on its own, since not every B48 agreement asks for it

Cottages, canal-side homes and valley estates
Where a B48 let sits changes what the clean involves. In the old core around The Square and St Laurence the job is slow hand work: beams, deep sills, small-paned reveals, flagged or boarded floors and often a stove hearth. Houses close to the canal and the marina need the most attention in bathrooms and on window reveals, where valley damp shows first. On the newer estates down through the valley the fabric is simpler, and the check-out looks much like one anywhere else. Village changeovers are spread through the year instead of arriving in one August wave, and we cover B48 on scheduled days, so send the handover date as early as you can.
Flat above the shops or four-bed valley house: what sets the figure
Size and condition set the price, as everywhere, but the property type moves it a long way here. A one-bedroom flat above the shops is a half-day job. A four-bedroom valley house with a utility, a boot room, a wood burner and a range cooker is a completely different proposition, and pricing both from one table would be meaningless. A beamed cottage sits between the two on floor area but takes longer than either suggests, because so much of it is hand work. The oven or range is the biggest single variable, and after that it is the number of bathrooms, how deep the mould has gone into the silicone, and whether the carpets need extraction after a couple of rural winters.
Once a tenancy, with the handover date sent as early as possible
Once per tenancy. Tell us the handover date as early as you can, because B48 is covered on scheduled days and it is simpler to place you on one of those. Where the outgoing check-out and the next check-in are close together, the clean can be planned for the gap between them, and it helps to have the keys arranged with the agent beforehand.
Absolutely brilliant service. Adefem was professional, job well done. Everything was left beautifully clean, and I was genuinely impressed.

Frequently asked questions
No, the same standard, but more time. Beams, deep sills, small-paned windows and old boards or flags are all hand work, and oak and stone get a pH-neutral clean with very little water. A newer house on the valley estates has flat plastered walls and uPVC, so the same checklist goes quicker. The quote allows for whichever you have.
Usually, yes. Surface mould on grout, sealant and window reveals comes off with a treatment given proper dwell time. Where it has grown into the silicone itself, a stain can remain after cleaning and resealing is the fix. We tell you which it is before the check-out, so nobody is surprised by the clerk’s photographs.
Yes: the hearth, the surround and the skirtings around them, with the ash film removed, which is what a clerk photographs. We do not sweep flues, so if the agreement asks for a chimney sweep certificate you will need a sweep as well, and we will say that at the quote.
Often, yes. Check the agreement, because a lot of them specify it. In this village it often needs it regardless: gravel grit and field mud grind into a hall and stair carpet over a tenancy in a way pavement dust does not. We quote hot water extraction separately and can confirm in writing that it was carried out.
Yes. Send us their details along with the check-in inventory or their own checklist, and we will clean to it and bill them. Who settles the invoice makes no difference to the standard of the clean.
