End of Tenancy Cleaning for Rednal Houses by the Lickey Hills
Rented homes in Rednal are mostly houses: post-war estate semis, many once council-built and now privately owned, and the 1930s houses along Lickey Road. Each tenancy ends on its own date, so a move-out clean here is booked around that one handover, usually within the week.
The lets are usually a family house rented out after a parent moves on, a flat, or a home taken by someone working on the Longbridge side. What they share is the setting. Gardens back onto the Lickeys and the country park, so a household has spent the whole let walking the hills in and out through the back of the house, and that is where a clerk finds the trouble.

Why the back lobby and the shed fail a Rednal check-out
On an estate house the check-out tends to fail at the back first. The kitchen door opens onto the garden and the hills beyond, so the floor of the rear lobby holds a tidemark of dried soil, the door carries paw and hand marks at knee height, and the mat well is packed. Sheds and coal stores at the bottom of the plot collect whatever a departing household could not fit in the van. Where the house has kept an open fire or a stove, the hearth and the chimney breast above it are dusted with soot. Bathrooms in this stock rarely have extraction worth the name, so the clerk will be looking along the bath sealant for black spotting.
- Rear lobbies and kitchen doors marked by a whole let of walks on the Lickey Hills
- Garden sheds and old coal stores at the bottom of the plot, often listed and seldom emptied
- Hearths, stove glass and chimney breasts carrying soot where a fire has been in use
- Black spotting in bath sealant and on the cold gable wall, in houses without working extraction
- Hall and stair carpet holding dried hill soil and dog hair from the front door to the landing
Shed, soot, kitchen and back door, in that order
Before a price is fixed we go through the inventory with you and agree, room by room, what the clerk will judge, and on a Rednal house that includes the shed, any coal store and a lean-to if the landlord has listed them. On the day the soot goes first, lifted dry with a HEPA vacuum, since water turns it into a smear across the whole breast. The kitchen follows: oven, racks, hob and hood, cupboards inside and out, then the back door, frame, step and mat well scrubbed properly. Bathrooms get a mould treatment with time to work. Carpets are extracted only where the tenancy agreement asks for it, and that line is priced separately.
- Shed, coal store and lean-to agreed in or out of scope against the inventory before pricing
- Soot lifted dry from hearths and stove glass ahead of any wet cleaning
- Back door, step, frame and mat well treated as a room in their own right
- Bath sealant and cold wall corners given a mould treatment and proper dwell time

Rednal lets, from the estate streets to Lickey Road
Nearly every changeover here involves a house with a garden, and a good many of those gardens end at green space: the country park, the slopes rising towards Bilberry Hill and the Visitor Centre, or the open ground around Cofton Park. Parking is simple on the flatter estate roads and needs a moment of thought on the steeper ones, where we pull in below the house and carry the kit up. Rednal is about 22 minutes from our Selly Oak base, and with no seasonal rush of its own a date inside the week is normally possible. If the landlord wants every room photographed when we finish, tell us and it is done before the keys go back.
Flat or estate semi with a fireplace: what moves the figure
The house and what the outgoing household left behind set a Rednal figure, more than the bedroom count. A one bedroom flat is a short job. An estate semi with a rear lobby, a shed on the inventory, a fireplace and carpet up the stairs is a long one, and quoting both from a single table would mislead one of the two customers. A neglected oven is the biggest single variable, then soot, then how far mould has spread in the bathroom, then the carpets. Send a few pictures of the kitchen, the bathroom and the back of the house, and we will reply with a fixed price.
Timing the clean between the keys and the check-out
One visit when the tenancy ends, timed after the keys come back and before the check-out appointment. Because Rednal changeovers come one at a time through the year, a few days of notice is usually enough. Where a landlord plans to re-let straight away, a deeper kitchen clean at the same point saves the next household inheriting a problem, and both can be quoted together.

Frequently asked questions
Very likely, if the lobby or utility is listed, and on the estate houses it usually is. Dried soil on the floor, marks on the lower half of the door and a packed mat well all show up in a photograph. We scrub the floor, door, frame and step and empty the mat well, so the back of the house reads the same as the front.
Yes, if the inventory lists it. A clerk will expect it swept, free of cobwebs and empty of anything that was not there at the start. Emptying it is down to you, since we do not remove belongings or waste, and once it is empty we sweep and clean it with the rest of the house.
From tiles, hearth and stove glass, yes, provided it is lifted dry first with a HEPA vacuum, because a wet cloth spreads it. Painted plaster above a fire used hard for several winters can stay discoloured after washing, and if we think that applies we say so at the quote so you can raise redecoration with the landlord.
Usually, yes. Dried hill soil and hair respond well, and a thorough dry vacuum removes most of both before any extraction starts. Where a dog has had accidents that reached the underlay, the smell sits below the carpet and surface cleaning will not remove it. You will know which you are dealing with before the day.
Usually within a few days, since tenancies here end one at a time through the year. Give us the date the keys go back and the time of the check-out appointment, and we will book the clean in between.
