Weoley Castle Window Cleaning Around the 1930s Front Bay

The Weoley Castle estate is close to ideal for window cleaning. Houses with the same front bay, the same two-storey height and the same generous plot mean bookings can be grouped street by street, with no zig-zagging across a postcode. We are ten minutes from base in the same B29 district, so a short interval between visits is easy to hold.

What is not standard is the glazing. Right to buy scattered the estate with different windows: houses still on council tenancies with metal or early uPVC units, bought houses with 1990s replacements now chalky and grey, and a few with recent frames still properly white. The glass takes about the same time in each. The frames and sills do not, and on weathered uPVC it is the frames that make the visible difference.

The projecting bay, render run-off and chalky right-to-buy frames

On a house of this age and shape the front bay does most of the damage to how the place looks. It projects, so it catches driven rain and the grit thrown up off the estate roads across its lower panes, and the sill turns through three separate returns, not one straight run. Above it, pebbledash and render shed a fine grit down the elevation in every heavy shower, which lands on the glass below. Weathered uPVC frames from the first wave of right-to-buy replacements hold that grime and go grey and green with it, and cleaning only the glass on one of those leaves the window looking untouched from the pavement.

  • The projecting front bay, whose lower panes and three sill returns collect driven rain and road grit
  • Pebbledash and render above the windows, shedding fine grit onto the glass below in heavy rain
  • Chalky, greying uPVC frames from 1990s right-to-buy replacements, where most of the visible grime sits
  • Metal and early uPVC units still fitted to council houses, which want a gentler touch around the beading
  • Generous back gardens and a side entry on nearly every house, so the rear elevation is easy from the ground

Three faces to every bay, and frames before glass on older uPVC

Everything is done from the ground with a water-fed pole running filtered, deionised water, which on a two-storey semi reaches the top of the elevation comfortably with nothing leaning on your fascia or your bay roof. The bay is worked as three faces, not one sweep, with each sill return done separately. Frames and sills are brushed with the pole as we go, frame first on chalky older uPVC so the loosened chalk rinses off the glass instead of drying onto it, and where a frame has gone badly chalky we say so, because a uPVC cleaner is the fix. Pure water dries without spotting, so nothing is towelled off afterwards.

  • The front bay cleaned face by face, with all three sill returns done individually
  • Frames done before the glass on chalky older uPVC, so the residue rinses away instead of settling
  • A ground-based pole throughout, with nothing resting on the bay roof, the fascia or the porch
  • Rear elevations reached through the side entry, so nobody needs to be at home

Street by street across the estate

Neighbours on the same street can book the same visit, which is convenient for everyone. A standard semi is quoted as a standard semi: same bay, same window count, same height, so we can quote your house from the pavement. Bought houses with a rear conservatory, a replaced porch or an extension take a few minutes longer, and the quote shows that; we do not average it out. Exterior work needs nobody in, and we leave a card to say we have been.

One standard semi price, adjusted for what right to buy added

Uniform housing makes quoting simple. There is no survey per property: a standard semi is quick to price from the pavement, and each house is quoted for the windows it actually has. The differences are almost all things right to buy added: a rear conservatory with its own side glazing, an enclosed porch over the front door, a rear extension with a second set of windows, or a bay that has been altered.

Six weeks as standard, four beside a bus route or the Square

Six weekly is our standard here. Eight weeks is fine for a house set back on a quiet part of the estate away from the through routes. Four weeks is worth it if you face a bus route or sit close to the parade at the Square, where traffic film builds noticeably faster. Annual cleaning is poor value on a bay of this size: each visit becomes a recovery job more than a clean.

Frequently asked questions

Because the houses are near identical, so we are not pricing a separate puzzle at every door. Same bay, same window count, same height: a standard semi carries a standard price, adjusted only for what right to buy added. A run of neighbouring semis on one street can also be done on the same visit.

Always, and on this estate it is the part that shows. The white uPVC fitted after right to buy is twenty-five or thirty years old on many houses now and has gone chalky and grey. Doing the glass and leaving the frames on a 1930s bay means the front of the house still looks untouched when you stand at the gate and look back at it.

Yes, cleaning them is, and you are very welcome to book us. Repairs are not: if we find a rotten timber bottom rail, a blown double glazed unit or a handle that has given up, we will point it out and tell you to report it. We are not going to quote you for work the council is responsible for carrying out.

The side glazing and the doors, yes, and it is a sensible thing to add if you had a conservatory put on after buying the house. The roof is a different job with a different method and we quote it separately. We will not run a pole over a conservatory roof as part of a window visit and pretend that counts as cleaning it.

Yes, and it is worth organising. The houses are uniform enough that four or five in a row are easy to take in one morning. The simplest way is for one person to collect the addresses, and we work down them in order on the same morning.
