End of Tenancy Cleaning for Bartley Green Terraces and Re-lets

Bartley Green moves people. Council and private lets are both part of the mix here, so at any point in the year there are properties across these estates being handed back and re-let. There is no single seasonal spike. It is a steady flow of two and three-bedroom terraces and semis, so B32 bookings follow re-let dates, not the calendar.

Who is paying changes what the job is measured against. A tenant paying out of their own pocket is trying to protect a deposit and is judged against a check-in inventory. A landlord or agent is preparing a property to let again and is judged by whether the next household walks in and accepts it. A social landlord’s contractor is working to a void standard with a handover date. We are happy to work to any of the three, but we would rather know which before we quote.

What a Bartley Green check-out tends to flag

The stock decides what gets flagged in Bartley Green. These are compact post-war houses with a small kitchen and one bathroom, often gone years between thorough cleans, so a check-out here turns up build-up that accumulated over years rather than damage from one tenancy. The oven, the extractor filter, the fridge seals and mould in the bathroom sealant are the reliable four. Limescale rarely features, because Birmingham draws soft water from the Elan Valley: what gets written up is grease and mould. On the private rented side a deposit is a real sum to lose, and a clean costs less than the deduction it prevents.

  • Two and three-bedroom post-war terraces handed back throughout the year, with no single changeover season to plan around
  • Ovens and extractor filters on small kitchens, the two items that decide most B32 check-outs before anything else is looked at
  • Mould in bathroom sealant on properties where ventilation was poor for the whole tenancy
  • Void turnarounds with a fixed re-let date, where the property must actually be signed off
  • Tenants paying for their own clean who want a fixed price agreed up front

Whose checklist we clean to, and in what order

Which standard we work to is settled before we start: your check-in inventory if you are the tenant, the agent’s void checklist if you are the landlord, the clerk’s default list where neither exists. The kitchen goes first because that is where deductions live: oven inside, racks, the door glass, the hob, the extractor hood and the filter behind it, cupboards inside and out, fridge and freezer with their seals, the washing machine drawer. The bathroom is taken back to the grout and the sealant. Then each room is detailed, and we photograph as we finish so there is a record of the state we left it in.

  • Cleaned against whichever standard applies to you: check-in inventory, agent void checklist or the clerk’s default list
  • Room-by-room photographs on completion, which matters when the handover happens days after we leave the property
  • Extractor filter and fridge seals treated as standard items, never chargeable additions
  • Slots timed to land in front of the re-let date, not on it, so there is room to correct anything the agent queries

More detail on the equipment and the order of work: our end of tenancy cleaning method.

Re-let turnarounds across the B32 estates

Re-lets here are spread through the year, not compressed into one season. We are around fifteen minutes away, so a Thursday call about a Monday handover is usually workable. Empty properties are the ones we prefer and the ones we price best, because there is nothing to work round and the windows can be opened while we go. On the denser estates the van stops short of the house, so equipment travels the last stretch on foot along the shared entry, and those hours go into the booking instead of being taken out of the detailing at the end of the day.

The oven and the sealant set the figure on a B32 terrace

We price by the size and the condition of the property, which is why a two-bedroom Bartley Green terrace is a compact job, and why we will not put a flat rate on a page. The oven is the largest single variable by a distance. After that it is how far mould has gone into the bathroom sealant, whether belongings are still in the property, and whether carpets need hot water extraction, which is quoted separately because not every agreement asks for it. Send photographs of the kitchen and the bathroom on WhatsApp and we will give you a fixed figure.

Booking the clean against a fixed re-let date

Once per tenancy, and the timing question here is easier than people expect. Because Bartley Green lets end steadily through the year, a week of notice is usually enough to get the slot you want. Call as soon as the handover date is confirmed, not the day before.

Frequently asked questions

We price on size and condition, not from a flat table, and a two-bedroom B32 terrace is a small property. What moves it is the oven and how much mould has got into the bathroom sealant. Send a photograph of each of those two on WhatsApp and we will hold a fixed price for you, with no revising on the day.

Yes. Give us the handover date at the outset and we will slot you a clear day early, so there is room to put right anything the agent queries. We invoice you or the managing agent directly and can work from your own void checklist if you have one.

Ovens first, then extractor filters, fridge and freezer seals, and mould in bathroom grout and sealant. Notably not limescale: the supply into Birmingham comes soft from the Elan Valley, so scale is rarely written up on a check-out here. It is grease and mould that turn into deductions in this part of the city.

We clean everything we can reach and we tell you in writing what we could not, with photographs. Anything under boxes or behind a wardrobe cannot be cleaned, and unreachable areas are exactly what an inspection picks up. Clearing belongings is not something we offer, so if the property can be cleared first the result is better and, because the job is quicker, usually cheaper too.

Only if the agreement says so, and some here do while plenty do not. Where it is required, hot water extraction goes on as its own line and you get a receipt showing the address and the date, which is the document an agent wants to see. If it does not, and the carpet is landlord-grade and worn rather than dirty, we will tell you that spending on it is unlikely to change the outcome.
