Weoley Castle Estate Lets, Ex-Council Semis Cleaned for Check-Out
Weoley Castle shares the B29 district with our Selly Oak base. Lets on the estate are family houses on ordinary twelve month tenancies, most of them ex-council semis bought under right to buy and now let by small landlords and agents, and they end in every month of the year, with no summer rush.
The standard expected at check-out is exactly the same as anywhere else. We clean to the checklist an inventory clerk actually works from, and being ten minutes away we can usually take a date at short notice. Council voids are a separate matter, prepared by the council’s own contractors.

The cooker gap, the shower sealant and one well-worn stair
What loses a deposit in an ex-council semi is predictable, because the houses are. The oven comes first, as it does everywhere, but here it is often a freestanding cooker that has stood in the same gap for years with grease down both sides and across the floor beneath it. Second is the bathroom, where a shower fitted over the bath in the original small upstairs room leaves mould in the sealant and grout that a departing tenant has been wiping without ever treating. Third is the stair carpet, which in a house with one straight flight serving every bedroom takes the whole tenancy’s traffic across thirteen treads.
- Freestanding cookers standing in the same gap for years, with grease down both sides and on the floor behind
- Mould in the sealant of a shower added over the bath in the original small upstairs bathroom
- The single straight stair flight that every bedroom in the house is reached from
- Front bay reveals and sills, which photograph badly at check-out and are almost never touched by tenants
- Privately let ex-council semis, where the landlord or agent books and the clerk works from a set checklist
Cooker pulled forward, sealant treated, bay reveals detailed
We clean against your check-in inventory where you have one and against the standard clerk checklist where you do not. The kitchen comes first: oven interior, racks and door glass, hob, the hood filter, then the cooker pulled forward so the sides, the wall and the floor behind it are done as well. Bathroom sealant and grout get a mould treatment with dwell time instead of a scrub that only lightens the staining. The bay reveals and sills, the skirtings and the stair are detailed last, and carpets are extracted where the agreement calls for it.
- The freestanding cooker pulled out and the gap beside and behind it cleaned, not just its front
- Mould treated in bathroom sealant with dwell time, since soft water means it is mould and never scale
- Cleaned against the check-in inventory itself whenever the landlord or agent can send it across
- Stair and bedroom carpet extraction quoted separately, as not every tenancy on the estate requires it

Where the changeovers are
Private move-out work in Weoley Castle means small landlords and agents with one or two ex-council semis on the estate, and now and then an owner cleaning a house before a sale completes. Changeovers are spread evenly through the year, so a date within a few days is usually possible. Being in the same postcode district, we can also absorb a handover that slips by a day or two, which is the single most useful thing about having a cleaner ten minutes away on a job like this.
A known house type, priced on the state it was left in
The standard three-bed semi on this estate is a known quantity, so we quote it as one job without measuring rooms. Condition moves the number, and the oven moves it most: a neglected freestanding cooker can add hours on its own. After that it is how far mould has gone into the bathroom sealant, whether the stair and bedroom carpets need hot water extraction, and whether furniture and belongings have been left behind, which need clearing first, since clearance is not something we offer. Photographs on WhatsApp get you a fixed price, not an hourly estimate.
Once per tenancy, with handovers spread across the year
Once per tenancy, and the timing here is rarely difficult. Because these are family lets ending right across the calendar and not in one compressed summer week, a few days of notice is normally enough. If your handover date moves, tell us: we are ten minutes up the road and can usually shuffle a Weoley Castle job to another day without you losing the slot altogether.

Frequently asked questions
Not usually. When a council tenancy here ends, the property is prepared through the council’s own void contractors, so there is nothing for an outgoing tenant to book and pay for. If you are handing a council house back and want it left clean yourself, we can book that like any other move-out.
No. Lets on the estate are family houses on twelve month tenancies, and they end across the whole year, not in one summer fortnight. In practice July and August are no harder to book here than any other month.
Often, yes. Check the agreement, because many require it and some do not. On this estate the stair carpet is usually what decides the argument: one straight flight serving every bedroom takes the whole tenancy of traffic and shows it plainly. We quote hot water extraction separately and can confirm in writing that it was carried out, which is what an agent will ask you for.
Usually within a few days, and often the same week. We are ten minutes away in the same postcode district, and changeovers on the estate are spread through the year, so a date that suits the handover is usually easy to find.
Yes. It is usually the first thing a clerk checks, and in these houses it is usually a freestanding cooker that has not moved in years. Cleaning the door and the shelves while leaving grease down both sides and across the floor behind it is exactly what gets photographed and charged for. We pull it out as standard at no extra charge.
