End of Tenancy Cleaning in Edgbaston, Five Ways Flats to Period Houses

Edgbaston does not turn over all at once. Tenancies here end in every month of the year, on corporate lets, professional lets and the one and two bedroom conversions that fill the streets towards Five Ways, so apart from a busier fortnight in early September, there is no single season for it. That is a considerable advantage for anyone booking: outside that September fortnight around the university and hospital end of B15, a week of notice is normally enough to get a slot on the date you actually need.

What catches people out is how long the inventory is. A check-in on a converted flat in a period house lists cornice, shutters, sash windows and reveals, an original floor and often the condition of the communal hall as well. The clerk who wrote it comes back and reads the same list. So the clean that protects a deposit here covers considerably more than the kitchen and bathroom that most checklists lead with.

Twelve months of living against an inventory taken on a pristine B15 flat

The gap this service closes is between twelve months of ordinary living and an inventory taken when the property was empty and freshly presented. In a B15 conversion the specific pressure points are predictable. Bathrooms are frequently internal, ventilated only by a fan, so grout and silicone carry mould by the end of a let. Kitchens are fitted into old chimney recesses, which puts the extractor canopy somewhere awkward that no tenant has ever taken apart. And the period detail on the inventory, sash boxes, shutter recesses, deep skirtings and tall reveals, collects a year of dust that a normal weekly clean has never gone near.

  • Internal bathrooms in converted flats, ventilated by a fan alone, so sealant and grout carry mould by the end of a twelve-month let
  • Extractor canopies fitted into old chimney recesses, awkward to reach and almost never taken apart by a tenant
  • Check-in inventories listing cornice, shutters, sash boxes, reveals and original floors, every one of which is re-read at check-out
  • Move-out dates spread across the calendar, with only early September busier, so slots are easier to get here
  • Soft Elan Valley water, so an Edgbaston clerk writes down grease and mould, and seldom scale around the taps

Item by item against the check-in inventory, kitchen first

Where you can send us the check-in inventory we clean against it item by item, and where you cannot we work to the standard clerk’s list. Kitchen first, because that is still where most of the money is lost: oven interior, racks and door glass, hob, canopy and filter out of the chimney recess, every cupboard inside and out, fridge and freezer including the seals. Bathrooms go back to grout and sealant, including the fan grille in an internal one. Then the period items are detailed: sash boxes, shutter recesses, reveals, deep skirtings and door casings. Every room is photographed as we finish.

  • Cleaned against the agent’s own check-in inventory line by line whenever you can send us the file
  • Sash boxes, shutter recesses and deep reveals treated as standard items here, because they are on the inventory
  • Extractor filter taken out of the chimney recess canopy and soaked in a tank, never just wiped where it hangs
  • Dated room-by-room photographs on completion, which settles most disputes over a clerk’s report before they start

Check-outs in a B15 conversion

Most lettings here are flats in converted houses around Five Ways, Islington Row and the roads off the Hagley Road, managed by letting agents on the Harborne Road. Larger family and corporate lets on the estate roads turn over less often but take much longer when they do. There is one seasonal bulge, in September, from postgraduate and medical tenants at the university and hospital end of B15. If you or the agent give us a key or code, you need not be there, and keys go back to whoever holds the check-out appointment, usually the agent.

Bathrooms, sealant and period joinery move an Edgbaston check-out quote

Size and condition set the price, with the oven usually the biggest variable. After that it is the number of bathrooms and how deep the mould has gone into the sealant, whether the tenancy requires hot-water carpet extraction, and how much of the period detail is on the inventory, because shutters and sash boxes take real time that a modern flat does not need. A furnished let adds the inside of every wardrobe, drawer and cupboard the landlord supplied. Large houses on the estate roads generally need two full days. Photographs on WhatsApp give you a fixed price rather than an estimate that shifts on the day.

Move-outs across the year, with an early September squeeze

Once per tenancy, and for most of the year it is not a race for a slot. Edgbaston move-out dates fall right across the year, so a week or so of notice usually secures the date you want. The exception is the first half of September, when the postgraduate and medical lets at the university and hospital end all change hands together and the diary tightens for a fortnight. Agents with a portfolio here can set up a standing arrangement instead of booking each time.

Frequently asked questions

On a period conversion in B15, very often yes. Clerks list what is distinctive about the property, and in these buildings that means shutters, cornice, sash windows and reveals, and an original floor if there is one. Those items get photographed at check-in and read again at check-out. It is the main reason an Edgbaston check-out clean takes longer than a modern flat of the same floor area.

Yes. Invoicing the landlord or agent directly means the outgoing tenant is not paying out and then chasing a reimbursement, and an agent with several B15 lets gets one invoice per check-out. We can also clean to the agent’s own checklist rather than ours if they issue one.

No, it should not. Communal areas belong to the building and are the freeholder’s responsibility, not yours, and a competent clerk will record them separately from your flat. If it is in a bad way, we are happy to quote the freeholder or managing agent for it, but that is a different job from your check-out and we would not put it on your bill.

Only if the clause says so, so read it, because corporate lets in Edgbaston very often do specify it while ordinary assured shortholds may not. Where it is required we quote hot-water extraction separately and issue a receipt naming the property, the rooms and the date, which is what an agent asks to see. Where it is not required and the carpets do not need it, it stays off the quote.

About a week for a flat, longer for a large house on the estate roads where we need to block out two days. Book as soon as the check-out appointment is confirmed. The one period to book further ahead is early September, when the university and hospital lets in B15 all change hands within a fortnight.
