Edgbaston Cleaning for Tall Sashes and Converted Blocks

Edgbaston sits between our Selly Oak base and the city centre, and it is one of the areas where the scale of the buildings changes what the job actually is. The houses on and around the Calthorpe Estate are large, often three storeys, frequently with more glass on one elevation than a whole terraced house has in total.

We work across the whole of B15 and B16, from the big detached houses off the Hagley Road and Westbourne Road through to the apartment blocks and converted houses closer to Five Ways. That mix calls for every service we offer: domestic cleaning, communal block cleaning, window cleaning and exterior work.

We are based in Selly Oak, about 10 minutes from Edgbaston.

Stucco, sashes and converted blocks on the Calthorpe Estate

Edgbaston is a conservation-heavy area with a lot of protected and period building stock, and it needs a careful hand. Large Georgian and Victorian houses on the Calthorpe Estate come with tall sash windows, stucco and painted render, ornate porches and high parapet guttering, none of which respond well to pressure. Many have been converted into apartments, which brings communal cleaning work: shared halls, stairwells, hard floors and entrance glass that need a scheduled rota rather than a one-off. Towards the Hagley Road there are purpose-built blocks and offices with large glazed frontages. There is also a significant amount of mature planting throughout Edgbaston, which is beautiful and which fills gutters every autumn.

Height, heritage and leaf: the Edgbaston problem list

  • Tall sash windows on three-storey elevations
  • Conservation-area and listed property that needs soft-wash methods
  • Communal halls and stairwells in converted blocks
  • High parapet and cast-iron guttering
  • Heavy leaf fall from mature estate planting

Cleaning services we offer in Edgbaston

Each of these has its own page for Edgbaston, with the local detail for that job.

Window Cleaning in Edgbaston

Tall sashes, long elevations and stairwell glass in converted blocks, all reached from the ground. No ladders against period stucco.

Domestic Cleaning in Edgbaston

Weekly or fortnightly cleaning in the family houses off Westbourne Road and in the flats carved out of the big villas, where tall rooms and long stairs set the pace.

Offices on the Hagley Road and consulting rooms in the converted villas, most of them let through an agent, cleaned to a written specification of tasks, frequency and access, with our insurance certificate on request.

High parapet and cast-iron guttering under mature estate trees. Cleared and flushed, with any cracked or loose sections reported back to you.

Deep Cleaning in Edgbaston

Full property resets, including before a sale or after refurbishment work on a period house.

Conservatory Cleaning in Edgbaston

Orangeries and glazed garden rooms, soft-washed on glass, frames and seals.

End of Tenancy Cleaning in Edgbaston

Apartments in the converted houses and the purpose-built blocks near Five Ways, cleaned to the managing agent’s inventory before the next let.

Patio & Driveway Cleaning in Edgbaston

Gravel sweeps, stone terraces and tiled porches on the estate houses, soft-washed so render and old stone are left intact.

Carpet Cleaning in Edgbaston

Communal stair and landing carpets in the converted blocks, and large reception-room carpets in the family houses, cleaned by hot-water extraction.

Oven cleaning and other jobs people ask about in Edgbaston

Ovens are cleaned as part of a deep clean or an end of tenancy clean, not as a separate call-out. We do not offer roof cleaning, graffiti removal or upholstery cleaning, so for those you will need a specialist.

Access and care decide an Edgbaston job

Two things matter most on an Edgbaston job: access and care. Access, because a lot of the glass here cannot be reached safely from a ladder: tall sashes on a three-storey elevation, or a stairwell window in a converted block. We reach it from the ground with a pole system. Care, because on a listed or conservation-area property the wrong method causes real damage: pressure washing stucco, or letting a ladder rest on original cast-iron guttering. We soft-wash, we work off the ground, and we are insured, which matters on a period building. For managed blocks we work to a fixed schedule and invoice the agent or management company directly.

That takes in the Calthorpe Estate, Edgbaston Cricket Ground and the Birmingham Botanical Gardens, and the streets between them.

Edgbaston questions

Frequently asked questions

Yes. We use soft-wash and pure-water methods instead of high pressure, and we work from the ground without resting ladders against period guttering, render or stucco.

Yes. We do scheduled communal cleaning (halls, stairwells, hard floors, entrance glass and bin stores) and can invoice the management company or agent directly.

With a water-fed pole system that reaches up to three storeys from ground level. Nothing rests against the building, and there is no ladder work over your planting or paths.

We do. Commercial window cleaning and scheduled office cleaning. Visits run Monday to Friday 8am to 6pm and Saturday 9am to 6pm, and an 8am start usually gets the glass done before the office fills.

Generally no. High pressure can strip painted render and damage stucco detailing. We soft-wash these surfaces, which cleans them without forcing water into the fabric of the building.

Twice a year for most properties here. The mature planting across the Calthorpe Estate and around the Botanical Gardens drops a lot of leaf litter, and high parapet gutters are easy to ignore until they overflow.
