Deep Cleaning Yardley Semis and Old Yardley Cottages

A Yardley deep clean is decided by the houses, and the bulk of the work sits in the interwar semis that make up most of B25 and B26: a bay-fronted front room, a rear kitchen that has usually been extended at some point, three bedrooms and one small bathroom over the stairs. Those interiors are entirely conventional, which means the job here is decided by condition, and the fabric barely enters into it.

Two exceptions to that. The older terraces threaded through the ward have narrower rooms, tighter frontages and shared entries, so equipment comes in through the house and not round the side. Properties in and around Old Yardley have low ceilings, deep window boards and uneven historic plaster that will not take scouring. The chemistry stays the same everywhere in the ward though: Birmingham drinks soft Elan Valley water, so we are lifting grease, soap scum and grout mould, not scale.

Extended galley kitchens and the bathroom over the stairs

What a Yardley semi accumulates is decided by two rooms. The kitchen has usually been pushed into the rear at some point, leaving a long galley with the hob under a hood that recirculates through a filter rather than venting outside, so grease settles across the whole run of units and the ceiling above the cooker. Upstairs, the original bathroom over the stairs is small, tiled to half height and served by one opening light, so steam hangs about and mould works into the grout lines and the sealant round the bath. Add skirtings, radiator backs and deep bay window boards, and a fortnightly clean is holding the line without ever resetting it.

  • Rear-extended kitchens with a recirculating hood, which puts grease well beyond the cooker itself
  • The small original bathroom over the stairs, with one opening light and no mechanical extraction
  • Deep bay window boards, glazing rebates and radiator backs throughout the interwar stock
  • Narrow rooms and shared entries in the older terraces, which slow the equipment more than the cleaning
  • Birmingham’s soft Elan Valley supply, which leaves soap scum and mould behind, not scale

Bay boards first, then the kitchen stripped back

Top down and dry before anything wet, which in a bay-fronted semi means light fittings, the tops of doors and the full width of the bay boards first. The kitchen then gets stripped back properly: hood and filter out, oven interior, racks and door glass, the run of units above and below the worktop, and the wall behind the hob where the film is thickest. Grout and sealant get chemistry and patience instead of an abrasive pad. In the village core cottages we hand wash historic plaster and old timber at low moisture and leave the steam machine on the van.

  • Dry work across bay boards, door tops and light fittings before any water is introduced
  • Extractor hood and filter taken out and degreased, since a recirculating unit returns the grease to the room
  • Time allowed for the product to work on grout and sealant, because with soft water the problem is mould, not deposit
  • Low moisture and no steam on the historic plaster and timber around Old Yardley

More detail on the equipment and the order of work: our deep cleaning method.

Deep cleans across B25 and B26

Three situations call for one here: a semi changing hands on the streets off Church Road and Yardley Road, a rear extension just finished with building dust through the whole house, and a property being put straight before a family occasion. Parking helps here in a way it does not in the older parts of the city, because nearly every semi has a drive, so we can bring a full kit in and work a long day without shifting the van once. The run out from Selly Oak is about twenty-five minutes, so B25 and B26 deep cleans go on set days and are worth booking a couple of weeks ahead.

Oven, hood and grout mould: what moves a Yardley deep clean

Condition sets the number, not the bedroom count. Two things move it most in Yardley: how long the oven and the extractor hood have gone without attention in an extended kitchen, and how far mould has travelled into the bathroom grout and the sealant round the bath. After that it is whether there is a second bathroom or a downstairs shower room, how much furniture has to be shifted in the narrower terrace rooms, and whether you want carpets extracted while we are already there. A village core cottage costs more per square metre than a semi, because the hand work is slower and steam is off the table. Photographs on WhatsApp get you a fixed price.

Twice a year, or more where the bathroom has no fan

Twice a year suits most Yardley semis, spring and again before Christmas, sitting alongside whatever regular cleaning you already have. Shorten that interval if the bathroom has no extractor fan, because grout mould comes back quickly in a room that vents through a single window. Where a house is being sold, let, or handed back after building work, one properly timed deep clean does the job on its own and there is no schedule to keep.

Frequently asked questions

No. The 1969 designation governs how buildings look from the outside, and a deep clean is entirely internal: kitchen, bathroom, floors, joinery and glass from within. If we spot something on the exterior that would count as changing appearance rather than washing it, we will point it out and leave the answer to the council.

No. Birmingham runs on soft water piped from the Elan Valley, so what marks a B25 bathroom is soap scum on the screen and mould set into grout lines and sealant. Those need the right product and enough time on the surface, not acid.

Yes, a great deal, to how the room gets dirty. A recirculating hood pushes air back into the kitchen through a filter, so once that filter is loaded the grease lands on the units, the ceiling above the cooker and the wall behind the hob. We take the filter out and degrease it properly, because wiping the front of the hood achieves nothing.

Yes, with the method changed. Low ceilings, deep window boards, uneven historic plaster and old timber all want hand work at low moisture and no steam at all. It is slower than a semi of the same floor area and we price it that way.

Five to eight hours of work for a three-bedroom semi in reasonable order, and a full day where the oven and hood have been left for years or the house is empty and being handed over. You get the hours alongside the fixed price, so you know what you are actually booking.
