Yardley Commercial Cleaning for Halls, Clinics and Hay Mills Shops
Yardley is residential and its workplace stock reflects that: shops and takeaways along the Coventry Road at Hay Mills, consulting and treatment rooms and small units on Yardley Road and Church Road, a scattering of first floor offices, and the community and church halls around the old village. There is no office district here. What there is repays being cleaned properly, because most of it is a room or two that the public walks straight into with a washroom behind.
The halls behave differently from everything else in the ward. A hall gets dirty when it is booked, and a children’s party, a church service and a weekday toddler group leave three different messes on the same floor. Yardley is covered on a set day, weekly or fortnightly, so we look at your hire diary with you and agree which week each visit falls in and what it covers. Visits run on weekdays from 8am to 6pm and on Saturdays from 9am to 6pm.

Rooms the public walks straight into, from Church Road to Hay Mills
Demand here is shaped by rooms the public enters directly. A consulting room on Church Road is judged in the ten seconds between the front door and the chair, and what gets judged is the floor, the washroom and whether the waiting chairs have been moved to clean under them. A hall is judged by whoever hires it next, and a hirer who finds the previous group’s floor is a hirer who does not book again. Old Yardley adds one more thing. The conservation core around St Edburgha’s holds buildings with original timber, boarded floors and historic joinery inside as well as out, and a saturating mop or a strong alkaline product is a real risk to them.
- Community and church halls near the old village, where the work follows the hire diary
- Hall floors marked by stacked chairs, tables and trolleys, so the problem is scuffing and drag more than dirt
- Consulting and treatment rooms on Yardley Road and Church Road, judged on the floor and the washroom before anybody speaks
- Shops and takeaways along the Coventry Road at Hay Mills, cleaned from 8am before trading starts
- Original timber and boarded floors in the conservation core, which will not take flooding or strong products
- Hall kitchens and serveries run by volunteers with no kitchen training
A written scope that puts the reset and the periodic clean on separate lines
For a hall we read your bookings sheet with you before agreeing the visit pattern, and we put in writing which visits are a reset of floors, washrooms and bins and which are the longer periodic ones covering the kitchen, the servery, the high level and under the stacked chairs. If you give us a key or code, you need not be in, which matters when a hall keyholder is usually a volunteer with a job of their own. On old floors we damp mop and never flood, we keep strong alkaline products off waxed and oiled timber, and where a floor has lost its finish we say it needs stripping and sealing and do not take money to mop it again.
- Visits on the Yardley set day, weekly or fortnightly, with the scope of each one agreed against your hire diary
- If the committee gives us a key or code, nobody needs to be in, so a volunteer keyholder is not asked to meet us
- Damp mopping and mild products on original and boarded floors, with nothing saturating and nothing strongly alkaline
- Hall kitchens and serveries put on their own periodic scope, separate from the reset after a hire
- A straight answer when a floor needs stripping and sealing, not another clean

Halls, units and the Hay Mills frontage
The work splits geographically as clearly as it does by type. Hay Mills and the Coventry Road frontage is shop work, done from 8am before opening. Yardley Road and Church Road carry the consulting rooms and small units, which are best cleaned on a morning when no clinic is running. The halls sit around the old village and set their own times. Parking is straightforward almost everywhere in B25 and B26, so equipment is carried a few feet, not a few hundred. Yardley is covered on set days, so booking ahead gets you the slot you want.
Pricing a reset after a hire against a periodic hall clean
Halls are quoted per visit against what the visit is. A reset after a hire is floors, washrooms, kitchen surfaces and bins, and it is a short job. A periodic clean that takes the kitchen back properly, does the high level and gets under the stacked chairs is a different figure and belongs on its own cycle. Anyone quoting a hall as one flat weekly number is either overcharging for the quiet weeks or underdoing the busy ones. Small units and consulting rooms are quoted on floor area, washroom provision, frequency and whether consumables sit with us or with you. Buildings in the conservation core take longer per visit because the floors have to be worked more carefully, and we say that at the quote.
Weekly or fortnightly on the Yardley day, with a heavier quarterly visit
Yardley is covered on a set day, and commercial visits here are weekly or fortnightly on that day. For most halls in the ward that means a weekly reset through term time and a heavier periodic visit each quarter, with a fortnightly pattern over a quiet summer. Consulting and treatment rooms sit well on a weekly visit that takes the washroom, the floors and the waiting area back properly. A small office on Yardley Road is fine on fortnightly. A shop or food unit on the Coventry Road keeps its own end of day floor routine, and uses our weekly visit for the deeper work behind the counter. None of it sits on a minimum term, and a hall in particular should be able to drop its frequency over a quiet summer without a conversation about penalties.
Absolutely brilliant service. Adefem was professional, job well done. Everything was left beautifully clean, and I was genuinely impressed.

Frequently asked questions
A fortnightly visit on the Yardley set day usually covers it, plus a longer periodic clean each quarter for the kitchen, the high level and the parts a reset never reaches. If the hall gets busier we move to weekly. Paying for more visits than the bookings create benefits nobody except whoever is invoicing you.
Yes, by treating it differently from vinyl. Old boards and waxed timber are damaged by standing water and by strong alkaline products, so we damp mop with a mild solution and take the water straight off. If the finish has already gone and the boards are drinking whatever lands on them, more cleaning will not fix that, and we will say it needs stripping and sealing instead.
Yes, and it usually belongs on a periodic visit, separate from the weekly reset. Hall kitchens are used by different groups of volunteers who each leave it differently, so the work is surfaces, the sink and splashback, cupboard fronts, the hob and the fridge seals, done properly a few times a year. We clean and we record what we did. We are not a food hygiene inspection service and would not present ourselves as one.
It affects our method more than your paperwork. Conservation designation is largely about external appearance, but the buildings inside the core tend to carry the original floors and joinery that go with it, and those need mild products and a damp mop, never a wet one. We will tell you before quoting if we think part of a building needs a specialist rather than a cleaning contractor.
No. If the committee gives us a key or code, you need not be in, and it is written down who issued it and what happens to it if the arrangement ends. We are not a keyholding or alarm-response service, so any alarm call-out stays with your own keyholder.
