Yardley Conservatory Cleaning for Semis Under Mature Trees

Almost all of Yardley’s conservatories stand on the interwar semis away from the old village, and the reason is plain enough. A semi with a decent rear garden and a back door straight onto it was the obvious candidate when glazed rear rooms went up across the city in the boom years either side of the millennium, and Yardley has street after street of exactly that house. Most are approaching or past their third decade, and plenty have never had a proper wash.

Inside the conservation area the picture is different. Bolting a glazed room onto historic timber-framed or rendered fabric was never something anyone did lightly, so the village core holds very little of this work, and what turns up there is normally a modest lean-to attached to a more recent part of the building. If you are weighing one up for a property near St Edburgha’s, the council answers that question long before any builder does.

North-facing roofs in the shadow of the cemetery trees

Position rather than age is what greens a Yardley conservatory roof so fast. A good share of them face north or east off the back of the house, standing in its own shadow for half of every day, while the tree cover reaching across from the churchyard and the cemetery lays sap and leaf on top. Sap is the part people underrate: through summer it hardens across the algae into a film no hose will shift, and by October leaf tannin has settled over that in turn. The small gutter along the outer edge hangs below the main roof line and straight beneath the branches, which is why it chokes earliest and worst of anything on the property.

  • Rear rooms facing north or east, standing in the shadow of the house itself for half the daylight
  • Sap and leaf tannin off the churchyard and cemetery canopy, setting over the algae each summer
  • Roofs raised in the boom years either side of the millennium, plenty of them never washed since
  • A low gutter along the outer edge, overhung by branches, choking long before the main roof does
  • Modest lean-tos near the village core, built against historic fabric, where pressure is not an option

A low pressure soft-wash with long dwell time

Everything takes a low pressure soft-wash, glass and polycarbonate treated alike. Solution goes on, sits long enough to loosen the algae and the hardened sap film above it, and comes away under a pure water rinse. A high pressure lance scores polycarbonate, drives water past rubber two decades past new and can split a tired glazing bar, so it stays on the van even at an ordinary semi. Bars, frames and finials are hand cleaned, side glazing and doors take the same pure water as your windows, and the little gutter is emptied and flushed.

  • Low pressure throughout, glass and polycarbonate alike, with enough contact time to soften the sap film
  • A second application costed at the quote where a roof has stood green for several winters
  • Bars, frames and finials hand cleaned, and failed rubber reported to you rather than papered over
  • The little gutter emptied and flushed inside the price, never billed as a separate line

More detail on the equipment and the order of work: our conservatory cleaning method.

Where the Yardley conservatories are

The work sits in the semis: the streets off Church Road, Yardley Road and Stoney Lane, out towards Sheldon and Kitts Green, and the post-war stock at the edges of the ward. Spring is the natural time, so the room is light and usable through the summer, and the house gutters can go on the same booking, given the pole is already standing in the garden. Access is straightforward here compared with much of Birmingham, because a drive and a side gate mean we reach the back without carrying wet equipment through the house. Yardley is covered on set days, about twenty-five minutes from base, so spring bookings are worth making ahead.

Lean-to or Victorian-style: what sets a Yardley roof price

Three things: floor area, what the roof is glazed with, and the number of winters since anyone last touched it. A lean-to cleaned within the last couple of years takes little time. A full Victorian-style structure that has stood under the cemetery canopy for eight years wants two applications and much longer contact time, so send pictures instead of a description and the figure will be right first time. On an older structure we also check the photographs for sun damage inside the polycarbonate, since that sits within the sheet where no wash reaches.

Spring and after leaf fall under the churchyard canopy

Anything under the churchyard or cemetery canopy, which is a large share of this ward, does best on two visits: one in spring to restore the light, one after leaf fall to strip the season’s sap and debris before winter. An open garden with nothing overhead manages perfectly well on a single annual wash. The gutter wants the shorter cycle regardless, since it fills and begins spilling down the frame long before anyone standing in the garden notices the roof.

Frequently asked questions

Hardly any. Hanging a glazed room off historic timber-framed or rendered fabric within a conservation area was never a casual decision, so effectively everything we do here happens on the interwar semis wrapped round that core.

Usually sap first. The hardened film from the cemetery and churchyard trees leaves a brownish cast that a soft-wash with proper dwell time removes. Where the polycarbonate itself has discoloured after years of sun, that sits inside the sheet and cleaning leaves it as it is. A photograph before booking tells us which you have.

Aspect, and what is overhead. A north or east facing rear addition sits in the shade of the house for half the day, and if the churchyard or cemetery canopy reaches your garden you get a sap layer setting over the algae each summer as well. Two houses on one street can genuinely need different intervals.

No; protecting it is precisely why we chose the method. Rubber fitted in the late nineties is well past its best, and forcing water at a joint is exactly how a wash ends in a drip over the sofa. Low pressure kills the growth chemically instead. Where a seal has already gone we photograph it and say so, but our work will not have been the cause.

Always. Hanging below the main roof line and normally under a branch, in this ward it fills ahead of everything else on the property. Washing a roof and walking away from a full gutter simply means dirty water spilling back down that clean frame within weeks.
