Yardley Cleaning Around Blakesley Hall and the Old Village
In Yardley the method has to change depending on which street you are standing in. Old Yardley became Birmingham’s first conservation area in 1969, and the older buildings around St Edburgha’s Church and Church Road are historic fabric. Blakesley Hall, the timber-framed Tudor house to the north, sits outside that area among later streets. Two hundred yards from the village core you are back among ordinary interwar semis with uPVC windows and a concrete drive. The same road can carry both, so we ask exactly where a property sits before quoting anything.
So we work Yardley with two settings. In and around the village core it is soft-wash and ground-based work only, no high pressure anywhere near historic render, timber or old brickwork. Across the rest of B25 and B26 it is conventional semi work: windows, gutters, drives and the occasional conservatory, with driveway access at nearly every house. If you are not sure which side of that line your house falls on, tell us the road and we will work it out before we turn up with the wrong kit.
We are based in Selly Oak, about 25 minutes from Yardley.
A Tudor village core inside a spread of interwar semis
The bulk of Yardley is interwar semi-detached housing with older terraces threaded through it, wrapped around a surviving medieval and Tudor village core at Old Yardley. The semis are easy work in the good sense: driveways at most properties, off-street parking, hipped roofs, straightforward gutter runs and standard glazing units. The village core is not. Timber-framed and rendered historic buildings simply cannot take a pressure washer, and neither can old lime-bedded brickwork or original paths. On those we soft-wash, we keep ladders off the fabric entirely, and we work from the ground with a pole system. The tree cover is the other constant. Mature trees around the churchyard and Yardley Cemetery drop heavily onto the roofs, gutters and paths of everything nearby, and shaded paths in that part of the ward green over quickly. North-facing elevations behind the cemetery boundary hold damp and show algae far sooner than the equivalent wall three streets away in the open.
Historic fabric, churchyard trees and shaded north walls
- Historic timber-framed and rendered fabric that rules out any high pressure
- Churchyard and cemetery trees filling gutters and greening paths
- Shaded north-facing elevations behind the cemetery boundary holding algae
- Original brickwork and paths that damage under aggressive washing
- Conservation-area appearance rules on the village core

Deep Cleaning in Yardley
Resets on the interwar semis, and gentler work inside older houses near the village core, where original joinery and plaster want a light hand.
End of Tenancy Cleaning in Yardley
Move-out cleans on the rented semis and terraces in B25 and B26, cleaned to the inventory and worked to the handover date.
Carpet Cleaning in Yardley
Through-lounges and stairs in the interwar semis, cleaned by hot-water extraction and left to dry with the windows open.
Oven cleaning and other jobs people ask about in Yardley
Ovens are cleaned as part of a deep clean or an end of tenancy clean, not as a separate call-out. We do not offer roof cleaning, graffiti removal or upholstery cleaning, so for those you will need a specialist.
Knowing which Yardley buildings need handling, not just washing
In Yardley the useful skill is telling the difference between a house that needs a proper wash and a building that needs handling. Anyone can turn a pressure washer on. Undoing what one does to historic render, or to a timber frame that has stood since the Tudor period, is not a repair most people want to pay for. We use soft-wash and ground-based methods on anything in or near the conservation area and we say so before we quote, not afterwards. On the interwar side of the ward we are simply reliable and reasonably priced: driveway access at most houses means the work is quick, and quick work costs less. We are insured on both halves, and losing a quote is better than damaging a Tudor frontage.
That takes in Blakesley Hall, St Edburgha’s Church and the Old Yardley Village conservation area, and the streets between them.

Yardley questions
Frequently asked questions
Only if it sits in the historic village core. The conservation area, designated in 1969 as Birmingham’s first, covers the core around St Edburgha’s Church and Church Road. Blakesley Hall, to the north, sits outside it. If you are inside it, or unsure, tell us and we will treat the property as conservation fabric and use soft-wash and ground-based methods only.
No. High pressure drives water behind timber and strips historic render. We soft-wash, which lifts algae and dirt chemically and gently, with no force behind it.
Yes. The semis make up most of Yardley’s housing, and they have driveways and off-street parking, so windows, gutters and drives are quick and straightforward there.
Shade and airflow. North-facing elevations near the cemetery boundary and the churchyard trees stay damp for longer, so algae takes hold there first. It comes off with a soft-wash and stays off longer if the gutters above it are clear.
Yes, it changes the method. Older brick, timber and original glass get a soft wash and low pressure. If a job looks like it goes beyond cleaning into changing the look of the building, we will tell you and not quote for it.
Once a year for most of the ward, twice for properties backing onto the churchyard or the cemetery, where the tree cover is heaviest and the gutters fill fast.
