Acocks Green Deep Cleaning for Bay Semis and Warwick Road Flats

Deep cleaning in Acocks Green divides along the same line everything else in B27 does. On the Edwardian and interwar semi grid it is an annual reset booked by the people who live in the house, usually before Christmas or a family occasion. Along the Warwick Road and Stockfield Road corridor it is a flat conversion or a shared house being brought back to a lettable state, and the booking comes from a landlord or a managing agent.

The corridor half is the harder work. A converted house carries several kitchens under one roof and bathrooms fitted into rooms that were never meant to hold them, so extraction is an afterthought almost everywhere. On Birmingham’s soft Elan Valley water what grows in those bathrooms is mould through the grout and the sealant rather than scale, and the grease coming off four separate hobs in one building is the other half of the job.

A bay-fronted semi’s year, or a hard-let conversion’s

Two quite different failures call for a deep clean here. In a bay-fronted semi a deep clean is about what a year of weekly tidying has been walking past: the filter in the extractor hood, the grout behind the bath, and the reveals and painted timber sills in the bay, which hold dust in corners no vacuum head reaches. In the Warwick Road conversions it is sheer intensity of use. Several households cook in one building, the kitchens are small and often internal, and the greasy film does not stop at the splashback: it reaches the cupboard tops and the ceiling, then walks out onto the communal stairs on everybody’s shoes.

  • Extractor hoods and filters in semi-grid kitchens, where a year of frying leaves a film the weekly clean never lifts
  • Bay window reveals, seat boards and painted timber sills, which trap dust in angles a vacuum cannot get into
  • Small internal bathrooms in the Warwick Road and Stockfield Road conversions with almost no extraction, so grout and sealant grow mould
  • Several kitchens under one roof in a converted house, multiplying the grease load and carrying it up onto ceilings and cupboard tops
  • Soft Elan Valley water across B27, so what has to be shifted is grease and soap scum, with very little limescale

Flat by flat in a converted house, bay by bay on the semis

We work top down and dry before anything wet, and in a converted house we do it one flat at a time so occupied units are not left standing open onto a communal stair. Kitchens come first and get degreased properly: oven interior, racks, door glass, hob, extractor hood and filter, then cupboard tops and fronts inside and out. Grout and sealant are treated and given time before any scrubbing, since mould is living growth that has to be killed off, and hard abrasion only scores the silicone. On the semis we build in extra time for the bay, which is where the dust actually sits.

  • Bay reveals, sills and cupboard tops dusted and vacuumed dry, with the wet work saved for later
  • Oven, hob, extractor hood and filter degreased as standard, never held back as a chargeable extra
  • Grout and sealant treated and left to work, because on B27’s soft water the enemy in a bathroom is mould
  • Converted houses worked flat by flat, so no occupied unit is left open while we clean the rest of the block

Two kinds of deep clean in B27

Owners on the semi grid off Westley Road, Yardley Road and the streets running down to Fox Hollies Park often suit a spring date or one early in December, and a side driveway means the van sits off the road with the kit close to the door. The corridor jobs along Warwick Road and Stockfield Road are booked by landlords and agents between lets, and there we carry everything in from the kerb past residents’ cars. B27 is about twenty minutes from Selly Oak, so a slot within the week is usually possible.

Why a Warwick Road flat can outlast a semi twice its size

Condition sets the price far more than bedroom count does, and the two halves of B27 come out differently for exactly that reason. A maintained three-bedroom semi off Westley Road is a fairly predictable five to eight hours. A one-bedroom flat in a Warwick Road conversion that has been let hard for three years, with a neglected oven and mould grown through the bathroom sealant, can take longer than a house twice its size. The oven is usually the single biggest variable. After that it is the number of bathrooms, whether the mould is sitting on the sealant or has gone through it, and whether carpets are extracted on the same visit. Spring and December on the semi grid, every changeover on the corridor

On the semi grid a spring clean and a second one before Christmas is the usual rhythm, and some houses need only one. The flat conversions along the corridor run on a different clock entirely: a deep clean at each changeover, whatever the month, because the flat has to photograph well for the next let. Shared houses with several kitchens in one building, where the tenants stay put, suit a deep clean every six months.

Frequently asked questions

No. They overlap heavily, but the target differs. A deep clean is judged by you; an end of tenancy clean is judged by an inventory clerk against a check-in report. If a Warwick Road flat is changing hands, book the tenancy clean, because it is scoped to the lines that get flagged. If you are staying put, the deep clean is the one you want.

Yes, and in a Stockfield Road or Warwick Road conversion it is usually worth doing together. Grease and grit walked out of several kitchens ends up on the same staircase, so cleaning one flat to a high standard and leaving the shared hall untouched is half a result. The communal areas are quoted as a separate line, and the freeholder or managing agent is usually the one who authorises them.

Something else. B27 is on Birmingham’s soft Elan Valley supply, so the ring round the bath is soap scum and the black creeping along the silicone is mould. Each needs its own product and time to work, and a descaler would achieve nothing on either.

Plan on five to eight hours for a three-bedroom, and it is the bay, more than the floor area, that pushes it towards the top of that range. Reveals, seat boards and painted sills are all handwork. The quote comes with a time estimate so you can arrange the day around it.

Often completely. Where mould is sitting on the silicone it lifts. Where it has grown through old sealant, cleaning lightens it but the sealant itself needs replacing, and we tell you which of the two you have before quoting, so you are not paying for a result cleaning cannot give.
