South Yardley Conservatory Cleaning, Gutter Above Included

Conservatories are a common sight on the South Yardley semis. The interwar semis have large enough rear gardens and a back door opening onto them, which made them the obvious candidates when glazed rear rooms went up across the city through the nineties and two thousands. Many streets here have several, most are now twenty to thirty years old, and a fair number have never had anything more than a hose pointed at them.

What makes them dirty here is usually not a tree. It is the house. A conservatory built beyond a rear extension sits below two roof lines and a gutter, so it takes the run-off, the moss and the tile grit shed from above, delivered straight down onto the glazing. That is why we quote the extension gutter over it alongside the roof, as its own line on the same visit. Washing the roof and leaving the run blocked simply restarts the clock on the whole thing.

House shadow and extension overflow on a South Yardley conservatory roof

Position explains most of it. A rear conservatory stands in the shadow of the house for a good part of the day, so the panels never dry properly and algae takes hold along the bars and in the corners where water sits. Over the top of that goes whatever the roof above sheds, which on these houses is moss and tile grit, very little of it leaf. Inside, condensation is the other half of the job: an unheated glazed room with no extraction runs with water down the inner face all winter, and that water gathers in the frame channels and feeds mould on the seals and the trim below them.

  • Rear rooms standing in the shadow of the house for much of the day, so panels stay damp
  • Moss and tile grit shed from the roof above, landing on the glazing and staying there
  • The extension gutter directly overhead, which tips onto the roof as soon as it blocks
  • Winter condensation on the inner face, pooling in frame channels and feeding mould on seals
  • Very few of these on the Coventry Road terraces, where the rear yards are too small for one

Soft-wash throughout, with no force on the bars

Low-pressure soft-wash throughout, glass and polycarbonate treated the same way. The mix is applied, left to soften the growth and whatever has hardened above it, and taken off with a clean rinse afterwards. Force does three bad things to a roof of this vintage: it puts permanent scratching into plastic sheeting, pushes water through rubber that has had twenty winters, and can crack a bar that was already brittle. Glazing bars, frames and finials are done by hand, upright panels and doors get the identical deionised rinse the house windows get, the conservatory’s own gutter is emptied and flushed, and the extension run overhead is cleared too where it is booked.

  • Low pressure on glass and polycarbonate alike, with real contact time before any rinsing
  • The extension gutter above quoted as its own line for the same visit, since it is usually the actual cause
  • Bars, frames and finials cleaned by hand, with perished rubber reported rather than hidden
  • Internal glazing, frame channels and trim quoted as an option, because condensation lives there

More detail on the equipment and the order of work: how we do conservatory cleaning, step by step.

Where the conservatories are

Right across the semi stock: the streets off Barrows Lane and Hob Moor Road, and out towards the edges of B26. Spring is the natural time, with the room bright before summer, and the house gutters can go onto the same booking. South Yardley is covered on set days, about twenty-five minutes from base, so spring slots are worth booking ahead. Getting to the rear is rarely a problem in this ward: a drive to unload on and a side gate at the flank wall mean no hose and no wet kit ever crosses your hallway. Nearer the Coventry Road there is very little of this work, simply because the yards are too small.

Structure, glazing and winters left: the South Yardley roof variables

Three things: the size of the structure, what the roof is glazed with, and how many winters it has been left. A lean-to kept on a yearly wash is quick work. A wide Victorian-style roof left eight years beneath a choked extension run needs the solution putting on twice and left considerably longer each time, so a couple of photographs get you an accurate figure where a spoken description will not. Where overflow from the extension gutter has run across the panels for years, the photographs also show whether the staining sits on the surface or is sun damage inside an older polycarbonate sheet, which no wash reaches.

Spring each year, twice under a tree or a leaking gutter

Once a year suits most conservatories in this ward, booked in spring so the room is light through the summer. Move to twice a year if yours sits under a neighbouring tree, or if the extension gutter above it has a history of blocking, because the roof will streak again within months in either case. The gutter itself wants clearing every autumn regardless of when the roof was last washed, since it fills long before anybody standing in the garden notices the glass.

Frequently asked questions

Yes, and they should be, so we quote them together, with the extension gutter as its own line. On these houses the gutter over the conservatory is the thing making the roof dirty in the first place, so clearing it is half the job. Doing the glass on its own looks excellent for about a month and then you are back where you started.

Yes, and it is worth asking about in a conservatory used all year round. The inner face of the glazing, the bars, the frame channels where condensation gathers and the trim below them all collect mould that a cloth and a glass spray never reach. Somebody needs to be in, so we quote it apart from the outside work.

In most cases, yes. Overflow carries silt and tannin down the roof and the streaks sit on the surface, so they lift with the growth once the solution has had its dwell time, and clearing the gutter above stops them coming back. On an older polycarbonate roof some discolouration can be inside the sheet after years of sun, and that stays; the photographs usually show which you have.

Yes on the day, and far more expensive once you have paid for the consequences. High pressure scratches polycarbonate permanently, drives water past seals fitted in the nineties, and can crack an older glazing bar. Soft-washing kills the growth chemically and rinses it away, which is slower now and cheaper across the life of the conservatory.

Hardly any, and it is a plain matter of space. Those terraced streets have small rear yards with no room for a glazed addition, so this is really a service for the semi stock. If you are on one of them and do have a lean-to or a canopy, the same soft-wash method applies.
