Aston Window Cleaning for Terraces, Blocks and Stairwells

Many of these terraces have had their glazing replaced over the years, so a street that looks entirely Victorian from the pavement is often a run of uPVC casements sitting in original openings. That is good news for the job. There is far less fragile painted timber here than the age of the buildings suggests, and the frames themselves take a normal clean with no special caution. The frontages behind them are a different matter.

The other half of the work is the blocks: stairwell glazing, entrance screens, deck access windows and the communal panes nobody living in the building has ever been responsible for. Those are booked by a managing agent or a housing provider alongside the communal cleaning, not by residents, and they are usually years behind. We reach what a pole reaches from ground level and confirm which floors that covers before you agree anything.

Expressway film, replacement glazing and block stairwells

Aston gives a window cleaner a specific list. Front elevations sit close to heavy through traffic, and the Aston Expressway and the Lichfield Road put a grey film of soot and oil on glass and frames far quicker than a back street two rows away. The terraces have no forecourt and no off-street parking, so ladders on a frontage would stand in a live pavement, which is one of several reasons we do not use them. Within the Aston Hall and Church conservation area nothing at all rests against original brickwork or detail. On a let house the landlord or agent usually books the glass, and owner-occupiers on the same streets book it for themselves.

  • Replacement uPVC casements fitted into original Victorian openings, so one terrace can carry two ages of window at once
  • Traffic film off the Aston Expressway and the Lichfield Road settling on front elevations as a grey haze rather than visible dirt
  • Communal stairwell glazing and entrance screens in the blocks, which no resident has ever been responsible for cleaning
  • Frontages inside the Aston Hall and Church conservation area, where nothing may lean against original brickwork or detail
  • Let terraces where a landlord or agent books the glass, next to owner-occupied houses booked direct

Pure water from the pavement, frames brushed by the pole

Everything is done from the ground with filtered pure water on a pole, with no detergent and no squeegee on the outside, so nothing rests on a sill, a frontage or a length of guttering. The pole brushes the frames and sills as it goes, because on an Aston terrace that is where the road film actually collects and it is the part that makes a clean look half finished if it is skipped. Rear elevations are reached through the entry between houses where there is one, which on these streets there usually is, so nobody needs to be at home. On a block we work the accessible floors from the ground and put in writing where the pole stops.

  • Pure water on a pole throughout, with nothing leaning on a sill or a frontage inside the conservation area
  • Frames and sills brushed by the pole, where the Expressway and Lichfield Road film collects more heavily than on the glass
  • Rear elevations reached through the entry, so a let property does not need the tenant present
  • The reachable height on a block confirmed in writing before booking, so nothing is discovered on the day

Frontages, entries and reachable floors

We cover the terraces off Witton Road, Aston Lane and the streets towards Aston railway station, with block glazing handled alongside the communal contracts on the estates behind them. A booking can come from an owner, a tenant, a landlord, an agent or a block manager, and the job is the same. Aston glass is booked ahead onto set days, and scheduling is the fiddly part. A pole and a tank need the van within reach of the property, and on a Villa Park matchday there is no version of that which works on the roads around the ground, so addresses on those streets are booked on non-fixture dates.

Terraces by the window, blocks by elevation and floor

Price follows the number and type of windows, not the floor area, and Aston terraces are modest on both counts. A block is priced per elevation and per reachable floor, and a whole building quotes more sensibly than a single core. An owner with four terraces on one street, or an agent with several blocks on the same estate, should ask us to price them together. A one-off after a long gap costs more than a regular visit, since a year of road film needs a second pass.

Shorter gaps by the Lichfield Road, quarterly on most blocks

Four to six weeks for anything facing the Lichfield Road or sitting close to the Expressway, where the film returns quickly. Six to eight weeks is enough on the quieter terraced streets set back from both. Block glazing tends to be quarterly, which is a budget decision by the managing agent rather than an ideal, and a let terrace can work well on two cleans a year, one of them at the void when the property is being shown.

Frequently asked questions

Very little, because our method already suits it. Nothing leans against the building: no ladder feet on the frontage, no pressure anywhere near original brick or joinery, and the pole works from the pavement. Inside the conservation area we simply leave no room for improvisation on the day.

From the ground, comfortably to three storeys with the pole. The upper floors of a taller block need proper access equipment, which is a different trade and a different quote. We put the reachable height in writing before you book so nobody is surprised by which windows were left.

Usually, because most of these terraces have an entry running through to the rear. If it is gated, we need it unlocked and the bins moved beforehand. Exterior work needs nobody in the property, which is why landlords and agents can book it without arranging a tenant visit at all.

Proximity to traffic. The Aston Expressway and the Lichfield Road generate a fine film of soot and oil that lands on front elevations, and it builds far faster there than on a rear elevation or a side street. Properties in that corridor do better on a four to six week interval than on anything quarterly.

Yes. Interiors are available on request, and in a let property the sensible time for interiors is the void, when the place is empty and we are there for the tenancy clean anyway. Inside a block we can do communal stairwell glass at the same visit as the exterior.
